On Saturday Jan. 31, 2026 we had a technician named Mark come to our home in Cville, on an emergency call from Richmond (we had no idea someone had to travel this far) to help us with an issue. We explained our dilemma and he went to work immediately to help us find the problem.
First he went into our attic to check the traps and any little corners of our area up there. Found nothing. Then he went outside in the freezing cold. He spent quite a bit of time out there. He was looking behind bushes, crawling under our deck, where only the possums have been and still did not find anything. While this was good news on one hand, he had suggestions on what the next step should be to resolve our issue. We did follow through with these suggestions.
Thanks also to Christine who was instrumental in getting a technician out to our home. I have worked with her before and she is a responsive partner in this business and I really appreciate that.
Thank you American Pest for helping us on a freezing cold day in January when we felt we had no where to turn. (I COULD NOT get the calendar to set the correct date of this experience) 01/31/26

This company purchased my old Pest company. I have been with them for a few years. Last year they pestered me about the billing - kept telling me that my bill was unpaid sending me invoices. I double paid a bill last September. I have been trying for months to obtain my refund. They knew in September that a second payment arrived but did not return it. I have been getting the run around and promise that they would issue a check. Their customer service department is PATHETIC!! They are now telling me that they have now applied my check to another year of service - billing is not due for months. It's not up to them to decide what to do with my money. I want my refund. I will be selecting another company.

Montebello Condominiums in Alexandria, Virginia hired this company late last year to take care of our complex and to allow owners to use for their homes without cost beyond our high monthly condo fees.

I have lived here for 12 1/2 years and never had any problems with bugs. Started having problems in mid-December about a week after a flyer was placed under my door about this company. I signed-up with the front office to have this company treat my unit three times with no results.

I was walking the tech around my condo the first time and ready to leave as the other exterminators would not allow me to stay in my condo while they treated my unit and I was required to stay out for 4-5 hours. I could always smell what they had sprayed when I returned home. There was no smell from what this company sprayed. I would never have known that they had sprayed my home if I didn’t let them in.

I told the tech that I would leave and let him do his thing. Shocked when he said he was done and was spraying the baseboards as we walked around my home. He was not wearing a mask as the others techs had and neither was I. He was only carrying a small container of mystery fluid.

No after treatment report or follow-up. No follow-up from All American Pest or the condo association. He confirmed that my unit had mites not fleas as I did not have pets. This company is in our complex every Tuesday for the owners and he said he is always very busy. If his treatments work, he should not be busy every Tuesday. Three times in my unit for ten minutes or less and no results.

Getting bit and attacked in my home has caused serious medical issues. I would demand a refund but only pay this company through my monthly condo fees, $1,034. At an informal meeting of the owners in my building, an owner said this company has no motivation to solve our bug problems as they would lose their lucrative, weekly work. I strongly agree as no one is following up to see if the treatments are working. This company does not seem to take our bug infestation seriously.

Fighting this infestation is expensive and exhausting. Our security has reported rats in our trash rooms, first time on 12+ years. Rats carry fleas, mites, ticks, and other bugs that seem to easily crawl up the trash chutes to then enter our hallways and homes. seven months fighting this mess with no end in sight.
