No ventilation

Best description I can give is a prison cell. A hotel is supposed to be a place to go rest and relax, this is far from that experience. You have to ask for a cup and spoon to make a drink which they note down you have a cup and spoon. No tea, coffee or sugar unless you ask. Even the most basic hotels provide you with a cups, spoons, sachets of coffee, tea and sugar in the room without having to ask and have it noted down. The toilet/bathroom is next to where you prepare food/drinks, that put me off straight away. The room was ridiculously hot, the window only opens slightly which isn’t enough to ventilate. No air con throughout the building, air con is only in the main reception. The fan is not fit for purpose in 30°C 72% humidity. A guest was complaining that his bedding hadn’t been changed from the previous guest, hair in the shower and no clean towels, the lady on reception didn’t appear to care at all, said the best she could do was have the cleaner come tomorrow. I checked out within hours of arriving and found further accommodation. I can’t get my £100 deposit back until my original check out date, even though I returned the keycard, stated I was checking out, making the room is available for another guest. So, unless you like prison cell treatment, using the bathroom where you prepare drinks/food, having to ask and have noted down, that you have a cup and spoon! While drowning in your own sweat with no ventilation, then this place is for you.

I stayed for two nights in…

I stayed for two nights in April, paying just under £300. Unfortunately, I left my hair straighteners in the room. I called the hotel the same day and was told I could come to collect them. However, when I arrived, I had to wait two hours in reception only to be informed that the straighteners had been misplaced.

The hotel assured me they would reorder the straighteners from Amazon, but the delivery date they provided was four weeks away, despite Amazon offering next-day delivery. It is now almost July, and I still have not received them. I requested a bank transfer, gift voucher, or next-day delivery reorder, but the manager, Ishy, repeated the same promise of a three-week delivery time from Amazon.

This situation is baffling and unacceptable. I feel I have lost my straighteners and dealing with the hotel staff has been exhausting. They have offered no compensation, no apology, and have been consistently rude and unhelpful. I strongly advise avoiding this hotel at all costs.

avoid this co-living space

I am updating my review after living in the building for six months and recently changing to a new room. Unfortunately, the overall review remains negative. The management of this building is poor and during my stay here, the pool, sauna and steam room have been unavailable for over four months. This place is not worth the long-term contracts they offer, especially since they have now lowered the prices for short-term stays. Additionally, people are smoking in the halls and rooms, and the smell of illegal drugs is present in the lifts and around the building. The managers do not seem to care about these issues, and there is zero oversight.

The same problems persist, including issues with the laundry machines and main group activities, which now only cater to the same group of people. Access to other members is limited, and every event is sold out within minutes. Outdoor activities are always scheduled at 5:00 pm on working days.

I was considering leaving the building due to the small size of my room and the lack of facilities that were advertised as available. The manager offered me a larger room, which was still overpriced, but I accepted it, thinking that everything was resolved. However, after moving, I found that the room required additional work, which cost me a full weekend supervising the changes. Some of the issues included missing furniture, a bed with a mattress that was the wrong size, visible stains and marks on the walls and ceilings, damaged roller blinds, tile issues on the floor, a refrigerator with a broken shelf and excessive noise, visible damage to the bathroom wallboard, lamps that required maintenance, visible marks and minor damages on the doors, a dining table that was the wrong size and in poor condition, a missing trash bin lid, a sink faucet with visible tartar buildup, and a loose shower faucet with a malfunctioning mixer.

I had requested that the manager review the room and solve any issues before I moved in, but this did not happen. The sales team set the moving day, but no one was there to check the work, and the products they bought to replace the damaged items were of poor quality. In the end, I wasted another weekend and had to schedule an additional day for maintenance. They have zero respect for people's time.

Although some of these issues are minor, they were not aligned with the previous discussions regarding the furniture and the condition of the room. These issues were surprising to see since the room was supposed to be approved for moving in.

Initial review on August 2023 (worth to read)

I recently signed up for a year's membership at The Ark Canary Wharf (formerly the Collective), but my experience has been nothing short of a nightmare. Upon arrival, I was shocked to find that the room was not ready for occupancy despite the general review indicating otherwise. The level of unpreparedness was unacceptable, especially for a long-term contract.

The room was in one of the worst conditions I've encountered in a while. The walls and ceiling were covered in stains, scratches, and marks from various substances. Even the blind/curtain had food and liquid residues. The bathroom exhibited signs of capillary moisture and minor mould presence, with the protective silicon detached in places. The furniture and fixtures also showed signs of neglect, with damaged cabinet edges and improperly adhered plastic covers on kitchen drawers. The chairs had marks and minor damage, and the doors were scratched and marred.

To make matters worse, the lack of response from the management was frustrating. Despite reaching out multiple times, I received no response for a full 24 hours. Even after being instructed to move to another room, it turned out that the new room was also unready, lacking bedding and cleanliness. This experience has been nothing short of a joke.

The complete lack of attention to hygiene and cleanliness further reflects the disregard for basic standards that one would expect from a co-space like this one. The silence from those who can actually make decisions is disappointing

Not recommend at all!!

Not recommend at all!!! The management team is awful.

I've been living here for a year, and my experience has been disappointing. Unfortunately, the staff, particularly Zay, is rude and unhelpful. Regardless of the inquiry, Zay consistently fails to provide any assistance. For instance, when I asked about if I receive any letters, she dismissively claims there are none without making any effort to verify. To make matters worse, letters have been sitting at the reception for months without notifying me. As if our letters are rubbish to them.

During the entire year, only 2-3 months I am able to have full access to the amenities showcased on their website. The cookhouse, pavilion, and loft were initially unavailable for months. As of my writing this review, the basement has been closed for over a month due to water leakage, rendering the gym, media room, wellness studio, laundry room, and peloton studio inaccessible. We have no information about when these amenities will be restored. The information is not transparent enough. The proposed workaround, offering access to another gym 10 minutes away and sporadic bulk laundry collection, is impractical and inconvenient. In general the washed laundry would return some days later, at worst eight days, thoroughly mixed and mismatched, including personal items like underwear ending up in someone else's laundry bag. Not to mention elevator and hot water outages occur sporadically.

The management's inability to address these issues is apparent. We tried to requests for compensation due to the ongoing service and amenity disruptions have been met with no progress. I have received information suggesting that the management team may resort to intimidation tactics against residents who leave negative reviews here and request deletions. I hope this review is able to reveal the true story. If the management would like to invite me to discuss like any other negative comments here, I would suggest you spend your time better to make an action rather than just "trash talk".

This building looks amazing exteriorly but truly rotted inside.
