Aston Scott (now Howden) – excessive buildings insurance, Wardwick Derby
Aston Scott arranged buildings insurance for 41–57 Wardwick, Derby (AXA policy). The account handler was Bob Weston of Aston Scott, West Malling. Innes England in Derby collected the charges from the occupier.
The unit I occupied was treated as a high-risk pizza / takeaway even after the shop had closed and was not trading. I made no claims for many years. Premiums still went up every year and money was demanded while the premises were vacant.
Bob Weston’s own letter of 18 July 2017 accepted that a fish-and-chip / takeaway use is charged at a higher rate, and that a change to a lower-risk use (for example a convenience store) should mean a significant reduction. That reduction was not properly applied. Innes England continued to pursue the inflated figure, including an arrears demand of £1,468.53 in March 2017.
Aston Scott and Innes England worked together on this account. The occupier paid high-risk rates that did not match the actual use of a closed unit. Other tenants and leaseholders in Derby should check the declared occupancy and vacant-premises terms before paying
