A great opportunity to invest in the property market without the hassle. The information is clearly presented with a continued update on the progress of the development.
The platform is easy to use and clearly set out with an individual dashboard showing the interest accumulated. A great feature is the auto lend which allows you to automatically invest in a property when available.

Blend is a great platform and works reliably and well. I have been very happy with it.

I have used Blend as an investment vehicle for about 9 months. To date, any issues I have had have been dealt with very quickly and their communications regarding new opportunities and feedback on existing deals has been really good.

As with all investments there is risk, however to date I have been happy with the research undertaken and no loans have defaulted. Let's hope that this continues.

The real problem with this company is that they have too many lenders and too few borrowers. As a consequence some of my money has lain unused on this platform for months drawing no interest. Each time I phone to discuss I am assured the money will be invested soon, but this does not happen.
You are better off with Kuflink or Crowdproperty who seem to have a far larger number of borrowers

I have been with them a couple of years, give or take. They started off well, placing my investment with borrowers quite quickly but more recently I have not been impressed. It takes ages to place my money with lenders, I mean months, during which time it is earning nothing. Their Autolend system puts you in a queue while you wait for a borrower while early repayments from existing borrowers swell my unlent cash account. If I try to increase the max loan amount to take account of that I go straight to the back of the queue for another long wait.
Approaching half my money remains uninvested so, to be honest, I could probably do better in a building society. It seem to be impossible to get onto an investment without using Autolend as they are all snapped up immediately they become available.
I am hoping for an improvement.

Well organised and informative. Credit quality of loans appears to be higher than the average P2P property portfolio. However loans are fairly few and far between, so autoinvest funds can spend significant periods of time uninvested. It would be wise to withdraw these and re-deposit when announcements of new loans materialise.
On the other hand, interest is generally paid regularly, rather than at maturity.

Easy to use, reliable lending platform

I have invested with this company for a couple of years. The returns are good. I am a small investor and wanted to put 20 loans in of £1000 each as they suggested to share the risk.
I found that impossible as my money sat in the Autolend for months.
Sadly I am gradually taking my money out and investing elsewhere I can't afford to have it sitting in my bank account or Auto invest doing nothing.
I do like and trust this company but I think they must favour larger investors

I invested with B.Lend a couple of months ago. It seems to be an effective p2p property lending platform promising very good returns. It has however taken them some time to lend out all of my money, which sat in my B.Lend cash account while it waited to be matched to available investments.

I invest in a number of property lending companies and have used Blend for 3 years. The only way to effectively invest with them is to use the autoinvest system but as I set my lending criteria, I don't find that a problem. Their loans are based at the cheaper end of the market, which I prefer, and the security and lending requirements are reasonably tight and, so far, I have never had a default. Their administration is fine - I have not had a problem with them. The rate of return is excellent at an acceptable risk and I will continue to invest with them.

Kingswood recently completed financing on a bespoke development scheme of 15 apartments in Dorset where the developer is using of MMC to help in achieving their ESG ambitions.

The Blend Network team were outstanding throughout the process. With Barney Iles leading the negotiations and driving a fantastic client experience on the structured debt stack, intercreditor and cashflow understanding that is needed with off-site construction payments.

One of the great things about working with Blend Network is that the team is truly solution-focused.

Their system does not work properly, it is not possible to upload the documents they ask for. They decline to accept them in email. They did sent a "secure link" but would not confirm whether o not they had received the documents.

I wanted to use them , but it appears to be completely unreliable and inefficient, not a place you'd trust with your money

I stumbled upon Blend Network in February 2021 (I can't recall how I found them, now). When someone is offering *more than a hundred times* the return on savings compared to the high street banks (at a time when said banks are sending me messages advising that they're dropping their interest rates still further!), I sit up and take notice -- while being alert for the maxim, "if it sounds too good to be true, it probably is." I checked the FCA (Financial Conduct Authority) register, and, sure enough, Blend Network is listed there (ref # 769197).

From the word go, my impressions of this company were excellent. Very responsive to all of my enquiries about their service and systems (and I've thrown them several!). I think that the part of their setup that convinced me of their legitimacy was the fact that they don't allow anyone to open account until they've proven they understand the risks involved. They refused my first application :)

Another reviewer here (MrTelboy1962) has indicated problems with actually getting to participate in any loans despite having an account with Blend Network for four months. That would suck; but it has not been my experience (I suspect that that reviewer may not be using the 'AutoLend' mechanism). Although it took two months to get to the head of their queuing system after opening my account in February 2021, I now have three loans, averaging 9.5% interest, and fully expect to be able to get a further two (which will max out the funds I'm prepared to risk in this venture) before the end of May, assuming that they continue to find new loans at the rate they have done recently.

I do like the suggestion made by another reviewer (Roberto): "[...] if the auto-invest mechanism (if set ON) invests proportionally to what is your available budget up to the set max" -- that sounds like a great way to avoid dropping back to the bottom of the queue; I think it would help to encourage engagement from smaller lenders like me.

I have been investing in property loans with Blend Network for almost 2 years and have found the experience to date to be positive in all respects.
Updates on the progress of outstanding developments and of the property market across all regions within the UK are communicated on a regular basis.
Roxana and Yan have both been happy to accept invitations to appear in webinars to communicate the benefits of investing in property bridging and development loans and to explain the due diligence undertaken to ensure the security of investors funds.
The overall impression conveyed is to give confidence in the Blend organisation to evaluate property development opportunities which promise to satisfy the requirements of borrowers and lenders alike.

Blend Network is such an easy platform to use. Faultless performance on my loan.

I just love it! The platform is user friendly. All the deals are carefully selected and secured with first charge collateral. 10% return. No default... what else??
