Had to use these solicitors through Pattinsons auction house. This law firm was referred through Pattison Auction House,
please do not use them, the stress and frustration is not worth it.

completion was delayed 2 days after completion they hold my money and never clear my Mortgage, they also send me wrong Statement, my mortgage payment come out one week after completion date, sold a property and funds were not transferred for 7 days ring them and email so many times but never try to sort out my issue.

Very unprofessional solicitors never had any chance to talk to solicitors only assistance without knowledge or experience.

I bought a property through Pattinson auction.

These 'solicitors' never responded to my solicitor.

The contract was breached and the sale fell through.

They still have my £1500 reservation fee, and my solicitor has charged me £1500 to deal with this bunch of incompetent imbeciles.

Avoid at all costs. Will not communicate with you, calls and emails are ignored. They said completion will happen on due date and we ran around like circus monkeys at the nth hour as they suddenly needed documents from us (even though we’d been told previously on several occasions that everything had been received)!
Completion date was missed by the company with no explanation or contact.
Something that had been stress free until employing this Company, who caused more stress, frustration and anxiety than I thought possible.
We thought using them as recommended by Pattinsons would be a sensible move, but in hindsight it was the worst decision we made.
I’d have paid double to go elsewhere had I known about the complete disregard, lack of contact and incompetence.

Communication was dreadful... just trying to speak to anyone was impossible, never answered the phone on completion day. When finally completed, no statement of accounts, was told to hand over keys without any confirmation late Friday. Bunch of cowboys, just ripping you off, so unprofessional and liars.
I advise you not to use this dreadful organisation.
Only hired them as recommended by Pattisons auctions, why would they recommend such uncompetant solicitors!! When I rang Pattinsons they said because they had staffing issues!! Then they charged me well over the agreed fixed price. Wish I had read there reveiws before I hired them. They sent the TR1 form by email and I had to print and send it back by recorded delivery. All I got was a couple of emails from them. Do not trust Pattinsons auctions to hire these people, Stay away, be warned.

What an absolute circus this company is! Seriously, I’ve seen more competence from a bunch of clowns juggling in a tent. Completion was due yesterday, and Bridgeview is MIA like a magician’s rabbit! My solicitor has been trying to get a peep out of them for two weeks now, but it’s been crickets. Honestly, a trained monkey could run this show better than these muppets! I’m definitely reporting this circus act and Patterson's for their complete lack of professionalism. Patterson's must be the ringmaster for recommending these Bridgeview buffoons!

This company has been a nightmare from the start. Lost mail, rude reception, Ryan the sales progressor extremely rude and argumentative taking conversation out of context trying to prove a point and not, Jake has been good other than not doing what he said he would yesterday a phone call or email. 4 weeks over dead line for auction and haven’t rescinded contract. Makes he auction process pointless. Quite honestly the worst solicitors I’ve used period, steer clear.

I had a horrendous experience with Bridgeview Law, specifically with Ryan Kelly, the so-called "Junior Conveyancer." This firm is a complete disaster, and I urge everyone to steer clear!

They picked up my case just before the completion date and sent the TR1 form less than 24 hours before the complaint date, expecting it to be signed and returned in time. They didn't even request a redemption statement from my lenders until AFTER the original completion date! I've called and emailed them countless times, but they completely ignored me.

To top it off, they moved forward with the completion without any warning, claiming on the day that they were looking to complete. This was despite their prior promise that it would only take a week from the original date. They completely ruined my holiday by missing the deadline!

The original completion date was supposed to be through Pattisons Auction on 22/08/24, but they finally completed on 9/9/24. Now, I'm still waiting for my funds and answers to my questions. The funds look suspiciously low, and the redemption costs seem way higher than it should be. I've raised my concerns, but once again, no response!

After reading all the negative reviews, it's clear that this company is a shambles. If you want to waste your money or risk having your sale fall through, then go ahead and use them. Otherwise, do yourself a favour and avoid Bridgeview Law and Pattisons Auction like the plague!

Avoid this solicitor please, even if they quote cheap it's not worth it.
It would appear that this solicitors isn't interested in making money. In over a month of awaiting conveyancing related communication I've sent many chase up emails. I write chase up but the solicitor might not have started proceedings yet, I have no way of knowing, I've had nothing back from them. The sale is due to complete in less than 48 hours and I've had none of the required paperwork to check, sign, send back etc. For the amount I'm being charged this is pathetic customer service.

Avoid this company!!! Passed the completion date by a month. No communication, no response, no way to contact them directly.

The only reason i have given 1 star is because of the service that we received from Jake coventry-peters, who was the only person that appeared to know what he was doing and i will always be grateful
for his help. but everything else about our experience with Bridge view has been absolutely appalling. Our original completion date was the 11/6/24 and we only finally completed on the 4/9/24.
There is no communication at all, promised call backs that i never received, having to phone 11 times in one day just to get to speak to someone, multiple excuses were made, we were told multiple lies, asked to complete the same paperwork multiple times, and the final
straw was when i broke down with all the stress on a call to the firm and they hung up the phone. I really hope this review is taken as a reason for Bridge view law learn from their mistakes and start offering customers the service that they deserve.

I can only reiterate what others have said. I am now entering the 10th week since the completion date so it has been over 4 months since I agreed the sale with of my house with Pattinsons Auctions and they employed Butterworths (who unexpectedly became Bridgeview Law) and its still not complete. After weeks and weeks of calling and emailing with no response I eventually went to the SRA and the ombudsman to raise the stakes and hopefully get them to do something. This initially caused them to send some forms but it quickly returned to the no communication. My buyer was, and still is, extremely concerned as they were supposed to move in over 2 months ago. I contacted Bridgeview's parent company, PM Law, who are also the company that Bridgeview is registered with at the SRA (they are not a registered solicitor themselves) and was told it would be looked into. 4 weeks later and no joy with them either. I am hoping that something will be sorted out as it has cost me a lot of money in additional payments and the buyer has to pay to live somewhere while they wait. So, when Pattinsons or whoever tell you that they will be using one of their authorised solicitors and it will take 56 days do a bit of due diligence. To be honest I am amazed that any company would assign them as a solicitor to their customers unless they are in on the 'scam' to charge additional funds.

Avoid this company. I have had the same experience as all these other people giving such DREADFUL reviews. Bridgeview are part of PM Law Ltd and I don’t understand why they are not being investigated by this ‘parent company’. Something very odd is going on. No solicitor/lawyer picks up the phone, though I believe the receptionists are doing their best. Any messages I left were ignored. The service from this company has been appalling. The ombudsman will be getting a lot to read.

I can only concur the other reviews regarding this Law firm. I am having the exact same experience as all other reviewers below. they need to be struck off. If you do go through Pattinsons then instruct your own solicitors.

Do not use. Appointed on our behalf by Pattinsons thinking this would make it easier for a property sold at auction. Missed completion date so in breach of contract, completed on 6th august with no clear reason why it was late now still waiting for our funds from sale to be released. Don’t respond to phone calls sporadic e mail contact that doesn’t answer your queries and excuse after excuse certainly feels like deliberate stalling tactics to hold our money. Property sold and we have nothing to show for this after 10 days

Unfortunately there isn't. Zero star or a minus star available. If I start at atrocious that will over estimate this company. Without repeating the same issues that all the other reviewers have written, as mine are the same, I IMPLORE YOU DO NOT GO ANYWHERE NEAR THIS SHOWER. I am sure the ombudsman will be unsurprised when yet another complaint lands on the massive pile of complaints already filed.

If you get in the unfortunate situation- as did I- where you are tricked into using this company by Pattinsons Auction house telling you that it’s easier to complete with them as they are very competent and will handle completion within your set time frame, then I despair for you. You will be stuck in a never ending cycle of completion dates not met, instructions not followed, monies withheld and it will go on forever.
We were hoodwinked into thinking that they would be a professional company…recommended by Pattinson…otherwise why would they suggest we use them?! Definitely some shady, underhand shenanigans going on here.
I rue the day I ever heard of Pattinsons Auction house or Bridgeview Law.
They will ignore you, fob you off, never get back to you and keep hold of your money from the sale of your property.
I implore you to choose a different law firm.
I will be taking my complaints to the ombudsman.
My Nan could’ve done a better job completing for us and she’s been dead for ten years.

Throughout the whole process there has been no contact, I have phoned, emailed, left messages and received no response. Sleepless nights, constant worry and stress that is completely avoidable by not using this company. The worst part is they were recommended by my Estate Agent. Disgraceful.

DO NOT USE THIS FIRM - Absolute cowboys who don’t care about their customers.

Every time you ring them, no-one takes your call beyond the switchboard and they never ring you back saying they are very busy. They do not care about you or providing you with a good customer experience. They don’t even spare you two minutes to call you and explain if there is a delay. I’ve had a weak, poor apology but I assure you there is no accountability from anyone in this firm. They should be ashamed of themselves. I’ve give up thinking my property will ever be sold.

I was suppose to complete two weeks ago (July 26th), my buyer was ready but nothing. I had to find out from the estate agent that the hold up was at my end because they wouldn’t take my calls.
I telephoned them nine times in five days and emailed them three times. They didn’t ring me back once. Five days after the completion date passed they emailed with a confirmation statement saying if you pay today we might be able to complete, but give no payment details. Eight days after my agreed completion date they finally ring me to say they have my payment and will instruct the buyers solicitors to transfer funds. I’m at the two week mark now and still not completed and have not been given an update since.
