Honest review of Build Team
We started the process by having a virtual architectural plan design call with David Abimbola at Design Team (DT). David was great and understood what we wanted from our kitchen extension from the get-go. After deciding to go ahead with DT we were then guided through the process by David’s colleague Steven Davidson.
As David’s plan pretty much hit the nail on the head we only needed to adjust small things in our meetings with Steven before we were completely happy with them, and Steven was then able to submit them to the council for planning permission.
When it came to the building construction side of things we were happy to go with Design Team’s sister company Build Team (BT). We liked the package offered in the sense that BT would choose the construction company for us and manage the project. We also found the pay-in-arrears feature attractive as it meant that any work carried out would only be paid for once we/BT/building control were happy, and it would also incentivise the construction company to keep working - we’ve all heard stories of builders asking for money up front and then running off before completing the job, so this was really reassuring for us.
We were assigned a project manager from BT called Sandra Ditchfield-Ortiz, and our construction company was Built Perfect Construction Services Ltd. We had a meeting with Sandra, Petrit Bibaj (the director/owner of the construction company), and Sara (Petrit’s daughter who also works for the construction company) where plans were discussed and timelines were agreed, so we were very excited to get going!
Soon after starting the work we encountered an issue. As part of the design/build process, BT arranged for a drain survey to be carried out by a 3rd party company. The purpose of this survey was to understand the layout of the drains in our garden – we were having a rear extension so we of course needed to know where the drains/pipes/sewers were before digging into the ground. The drain company did the survey, and sent a report to us and BT.
After digging into the ground to lay the foundations for the extension, Petrit and his team were surprised to find a pipe that had not been identified in the drain survey. We were given 2 options; compromise our original plans and reduce the size of our extension, or pay thousands of pounds extra to reinforce the surroundings of the pipe and build over it. In the end we didn’t want to change the plans, and so we decided to pay the extra money.
I contacted BT and asked them why this pipe was not spotted by them, and why work was allowed to begin without it being discussed with us first. To his credit Nick Ingrem at BT gave us a thorough response and ultimately had this issue been found and discussed beforehand, we probably would have had to pay the extra money anyway, but it was disappointing that it ended up playing out the way it did. We feel that BT should be fully reviewing things like drain survey reports and discussing this with clients before proceeding, so an informed decision can be made by all parties.
Since then things have progressed well, we have been very happy with Petrit/Sara and the team at Built Perfect Construction Services Ltd, they have been communicative and responsive and they have been working at lightspeed which means the project is well ahead of schedule. Their professionalism and workmanship has been top-notch too; Petrit has tonnes of experience and he made some of his own suggestions during the process that we have incorporated into the plans. We’ve been so happy with them that we’ve hired them to do some additional work in the house for us.
Our build/project manager at BT (Sandra) has been very helpful and has added value to the project too. Sandra is always on hand to help and answer questions, and she keeps on top of things ensuring that timelines are being adhered to and jobs are being done as promised. Sandra has also provided us with helpful suggestions and uses her experience from other projects to try and make ours better.
Our only other point of contention is the lack of customer portal or CRM. All written communication with BT is done over email or whatsapp, so it can be time consuming and often confusing when you are having to trawl through countless emails or messages to look for a particular email or attachment. I ended up having to create my own email folders to try and keep things organised.
We are now entering the 3rd month of the project and taking everything into account, we would definitely recommend using Design Team, Build Team, Sandra and Built Perfect Construction Services Ltd. We hope to also have a loft conversion in the future, and when the time comes we will be picking up the phone to BuildTeam
