Illegal charges for DOMESTIC VIOLENCE move-out

They are trying to charge me almost $9,000 for breaking my lease due to DOMESTIC VIOLENCE which is AGAINST THE LAW in Texas. I filled out all the necessary paperwork, and corporate is trying to tell me the office manager never sent it to them. That's not my problem bruh, ask them for it. The assistant manager sent me a copy after I signed, to the stupid Cortland app which I no longer have access to but they won't re-instate my access to go back in and get it. I even sent corporate a copy of my Protective Order. I transferred the lease to my ex and he stayed there for another 2 months after I left SO I AM FREE AND CLEAR OF ALL CHARGES. Can't get a hold of any manager to try and figure any of this out, but I'll keep trying because their incompetence will NOT ruin my 800+ credit score.

Final Account Fraud After Move-Out – $1,700 in Bogus Charges Turned Into $3,060 Demand

After paying thousands in rent and a negotiated early termination fee, Cortland Ridglea Apartments in Fort Worth, Texas, hit me with over $1,700 in bogus charges after move-out—including chlorine and cleaning fees—and kept my entire $565 deposit.

Multiple emails—sent directly to Fort Worth management and Cortland’s corporate headquarters in Atlanta—have been ignored. Calls go unanswered. No receipts. No breakdown. No justification. The silence from both local and corporate is deliberate.

Because of their overreach, my original $565 dispute has now escalated to a $3,060 demand. This is textbook retaliatory billing:

I moved out peacefully.

I paid what was agreed.

And now they’re trying to squeeze more money on the backend.

This is not a dispute over damage or late rent. This is about integrity.

Residents: protect yourselves. Get every agreement in writing—especially move-out terms—and scrutinize the final account. Do not trust verbal assurances.

If Cortland wants to resolve this fairly, my door remains open. Otherwise, the matter will move forward.

I’ve been living at Cortland Rosslyn for some time now, and while the location is great, the management of shared amenities—especially the pool—has become a serious issue.

The same lifeguard (from Jamaica) that I and others have repeatedly reported for aggressive and unprofessional behavior has now crossed a serious line. Tonight, he attempted to close the pool at 7:45 PM, even though posted hours clearly say it closes at 8:00 PM. When I calmly reminded him I still had 15 minutes—and that I wasn’t even in the pool but sitting in the cabana—he began yelling at me and threatened to ban me from the pool entirely.

Then things escalated. He started taking pictures of everyone still at the pool, including a photo of me in a bikini, without my consent. Not only is that completely inappropriate and a violation of privacy, but it’s also alarming that he took photos of children present as well. That is completely unacceptable behavior, and frankly, grounds for immediate termination.

This comes after multiple other incidents—him yelling at guests, accusing people of racism over harmless gestures, and making everyone feel uncomfortable. Management has been informed several times. Why is this person still employed here?

We pay luxury rent prices to live here—$3,000 and up—not to be treated like we're in a hostile environment. Cortland needs to take resident safety and privacy seriously and replace this individual with someone professional and respectful (his Serbian colleague is a great example).

Until then, I cannot recommend this place to anyone who values peace of mind or basic respect.

worst costumer servixw

I live here in Cortland Hollywood , this is my 4th year and I am here only because is close to my job. This place has the most terrible costumer service I have ever experience. They don’t care about the people who lives here at all. They don’t respond your calls , they give wrong information, they change the people who works at the office every time. If you go to the office to ask something they get mad (always). Basically the seems to enjoy having a bad energy. Is the worst treatment to people. Also be very careful and take screenshots of everything because then, they give wrong information and pretend that is your fault. Happens to me every year. Hopefully this is my last one here.

This company is as shady as they come

This company is as shady as they come. They take over properties, then hike the prices beyond reasoning, and force existing tenants to vacate because of priced out of market value. Employees and owners are all about lining their pockets and not about being a good business.

The Federal Bureau of Investigation conducted an unannounced inspection at Cortland Management in Atlanta as part of a criminal antitrust investigation by the US Department of Justice into a conspiracy to artificially inflate rents for apartment units, MLex has learned.

The raid took place on Wednesday, May 22 at Cortland's headquarters in Atlanta, Georgia, it is understood.

"Agents were at that address conducting court authorized activity,” Tony Thomas, a spokesperson for the FBI in Atlanta, told MLex. “That is all we can say at this point."

A spokesperson for the DOJ's antitrust division declined to comment.

Allison Worldwide, which handles press communications for Cortland, didn't respond to an email seeking comment.

Cortland, which owns and manages apartment communities across the US, was founded in 2005 with a focus on multifamily development in Atlanta, according to the company's website. It has regional offices in Charlotte, Dallas, Denver, Greenwich, Houston, Orlando, and Phoenix.

The inspection comes as the DOJ's antitrust division deepens its investigation into the rental housing market and the use of a price-setting software provided by RealPage, whose clients include some of the largest US residential real estate owners and management companies. According to a March report by Politico, the DOJ issued subpoenas earlier in the year on behalf of a federal grand jury in Washington.

RealPage is the developer of a technology platform that provides software for the multifamily rental housing markets. This includes revenue management software, or RMS, now called “AI Revenue Management” and previously known as YieldStar.

Cortland is named among dozens of defendants in a putative class action in Tennessee alleging the use of RealPage’s software platform to coordinate and agree upon rental housing pricing and supply. The lawsuit says Cortland uses RealPage’s revenue management software to manage some or all of its more than 58,000 apartments nationally. The lawsuit accuses RealPage, Cortland and several other managers of large-scale multifamily residential apartment buildings of using RealPage’s property management software to fix, raise, stabilize, or maintain at artificially high levels the rental prices for multifamily residential real estate across the US.

RealPage is headquartered in Richardson, Texas, and provides software and services to managers of residential rental apartments, including the YieldStar/AI Revenue Management software. When it was acquired in December 2020 by Chicago-based private equity firm Thoma Bravo, LP for roughly $10.2 billion, RealPage had over 31,700 clients. This includes each of the 10 largest multifamily property management companies in the US.

The US housing market has also been the subject of congressional concern in recent years. In late 2022, US Senator Sherrod Brown wrote to Federal Trade Commission Chair Lina Khan to urge the agency to review property owners’ and landlords’ use of price optimization software following reports that the software’s algorithm inflated rents and suppressed competition in the housing market.

US Senators Elizabeth Warren, Ed Markey, Tina Smith, and Bernie Sanders also wrote to the DOJ in March 2023, calling for a review of RealPages’s YieldStar algorithm following new findings from their own investigation. They warned that Yieldstar, which is used to set prices on millions of rental properties, could be “facilitating de-facto price setting and driving rapid inflation”.

In late 2023, RealPage and 14 of the largest residential landlords in the District of Columbia were hit with a lawsuit by the DC attorney general for allegedly conspiring to forgo competition, share sensitive information and delegate rent-setting authority to RealPage to charge inflated rents.

They should consider taking off late…

They should consider taking off late fees not just once in the lifetime of being a tenant, if the tenant lost his or her job or an unexpected situation occurs. I can see once a year, but come on that is such a stupid rule. Have some compassion.

International property management company out of control

International company not being able to control their UK operations. Their British operations (Anthem and others) are utterly mismanaged, misappropriating funds and have „managed“ our and other developments close to braking point. Not even our developer, one of the largest in the UK was able to get through to you and now withdrawing business / developments one after another. And despite contacting Cortland‘s senior managers, nothing happened. The only thing their staff can do is providing empty promises!

Scammers and super unprofessional

Literally the most unprofessional and rude agents I’ve ever worked with. Their agents will lie to make the sale and ghost you once they have your money. Simple things take them ages, contacting anyone from that team is like a wild goose chase. They have kids working the phones with 0 experience and knowledge. I had an agent call me at 9pm after ghosting me all week. What a joke. It’s been months and I still haven’t got my holding deposit back. they find absurd reasons to delay simple process because they have ‘low resource’ lol. They clearly lack experience and access to basic technology and infrastructure that other estate agents have. Don’t waste your time and money.

Scammers and rude staff

It’s illegal to not refund the potential tenants holding deposit (£363.46) when your company/management withdrew my application as well as ignoring my guarantors calls/messages/emails. Ugbad Ahmed was extremely rude to me when I confronted them about their unlawful action of cancelling my application!!! I do not recommend this company as they are scammers and money grabbers!!! Not to mention…trying to contact Cortland Cassiobury management office is not straight forward at all.

Terrible customer service - avoid

Terrible customer service, my development is managed by a division of this Group (Anthem Management) where service levels have been non existent. They fail to respond to any requests for maintenance or repairs or provide any information about spend against budgets.

In my Cortland Property in Columbus

In my Cortland Property in Columbus, OH there is only one way in and one way out. This issue is the Burgundy 4 door Buick that has been sitting on four flat tires for the last month. It's such an eyesore and management has done nothing about it. There was a time when management would ticket cars that hadn't been moved/expired tags/ etc. Now they don't seem to care, especially since they don't live onsite. Its a disgrace and embarrassment to the community.

Waste of time and unprofessional staff

The company does not communicate whatsoever, as we had already made an offer on a 'Immediately available' flat and were reassured we will be contacted regarding our very appealing offer. However, no correspondence has followed and they don't even respond to phone calls or emails. Complete waste of time :/

Domain - does not do what it says on the tin

The management appears to have no control over the basics of letting property. Despite paying highly for rental here, there are far too few staff to undertake all of the work required on such a big property, leading to a dismissive approach to most issues. Although staff are normally friendly, when reporting issues, if I ask in person I am asked to send an email, and when sending an email, I never receive a response. There appears to be nothing in place to track and measure the completion of maintenance work, and if there is someone is defiantly bodging it - for their own person gain, or, although I very much hope they don't have to, to avoid their job being at risk! This wouldn't be an issue if there weren't so many problems already when we moved in! Additionally, we haven't received any contact from the consolidated electricity supply in the over 8 months - a particular concern with todays inflationary environment. It's a shame for such a fantastic new build to be so challenging to live in!

Sham

Sham. Started off calling themselves LIV GROUP and then when the tuuuurd started to be shovelled they changed their name. The people are fraudsters. Take overpriced rent for little support or return. Communication is nonexistent unless you find the director on LinkedIn and message directly for it to filter down. These people are scum. The apartments are full of scum that haven't been properly vetted. And yet, I'm paying top end of £3k per month. We have pikeys on the bottom floor smoking weed and attacking people for no apparent reason. We have people stealing parcels from reception. We have a barrage of Eastern European Uber drivers treating the car park like a playground. This is Surrey, not Moss Side!!!

Very rude Staff

This review is for Cartland in reading.the location is fantastic apartments are good.but you need to train your senior staff to be courteous to your customers.I had an not so friendly experience with your General Manager at reading Sheila who I thought was a bit racist towards me.the rest of the staff has been fantastic and helpful .I have not had a very pleasant relationship with her since then.

Cortland's Corporate Greed = Higher Rents, Unaffordable Housing Markets

Cortland manages apartment complexes and I have lived at a few newer properties that were starting by someone else and then bought out by Cortland. In my experience, when Cortland takes over, many of the free amenities (like snacks in the leasing office, branded dog bag holders, etc.) go away and they raise rent significantly. When Cortland took over, they raised the rent on my current apartment for new leaders by $500 flat, all units went up $500 for no reason at all. Cortland's corporate greed is not harmless; when they needlessly raise rents for every property they own/manage, it pushes hardworking people out of the area and contributes to unstable housing markets.
