Working with Curbio was the worst decision we’ve ever made in our lives. They advertise turnkey project management and “pay when you sell” convenience, but what we actually got was disorganization, poor communication, missed deadlines, and constant excuses.

Their structural engineers made serious mistakes, and the permit process was a nightmare—applications were submitted incorrectly multiple times, delaying everything by months. Then, Curbio changed their entire business model while we were under contract, broke the agreement, and told us they would no longer fund the project, forcing us to come up with 80% of the remaining costs ourselves. Right after that, our project managers changed multiple times, leaving the job completely leaderless.

What should have been a straightforward renovation turned into months of chaos, stress, and financial strain. Curbio’s marketing promises are empty; the reality is a company with no accountability, no consistency, and no integrity.

If you value honesty, stability, and professionalism, avoid Curbio entirely.

The service was convenient and the work done was professional. Cameron's and his time was great to work with from start to finish.

I’m writing this review because I refused to sign the NDA Curbio offered me after our experience with them. They tried to buy my silence with a $3,000 discount—after I had already paid $8,000 to settle the cost of botched carpet installation. I chose to speak up instead. What began as a renovation project to help sell our home turned into a months-long disaster that cost us tens of thousands of dollars, delayed our sale, and caused us to lose offers on homes for my elderly mother-in-law. We’re only now beginning to recover financially and emotionally.

Curbio promises professional project management, but does not deliver. What we got was a project manager who was unfamiliar with our contract, missed meetings, whispered through blacked-out Zoom calls, and failed to supervise a single vendor after our initial walkthrough. Workers arrived unannounced and unsupervised. One day, roofers showed up with no ladder or tape measure and borrowed tools from our garage. Another time, our employee overheard an electrician say, “Just make something up and write it down—the owner won’t know.” When I asked for a new project manager—just days into the project—I was told to “remain hopeful.” That request was denied.

We were promised weekly walkthroughs and clear oversight, which never happened. Instead, the project manager uploaded photos to the Curbio app that someone else had taken and passed them off as his own. Vendors were rude, corners were cut, and the carpet installation we paid $8,000 for was sloppy, with cheap metal transitions replacing the original hardwood ones. It was never inspected by anyone from Curbio.

Upper management did not help. Curbio’s employees set their own schedules, and in our case, that meant no accountability and zero follow-through. After weeks of delays, miscommunication, and broken promises, they finally offered me a $3,000 “discount” if I signed an NDA. I refused. Why would a company that stands by its service need to pay customers to stay silent?

To top it off, I later discovered that the regional manager assigned to our project sits on the board of Angel City Advisors, a nonprofit that advocates for housing equity in Los Angeles. I was stunned. How can someone claim to care about housing justice while overseeing a company that exploits families and harms vulnerable sellers?

Curbio is not just disorganized—they are dangerous. They violated our contract and our trust. They cost us critical time, money, and housing opportunities. If we had the energy, we’d sue. If you’re considering working with them, don’t. There are better, safer, more ethical options out there.

I was going to use this company but I'm glad I didn't. I was talking with this jerk on the phon, going over what the problem was which was I had no heating. I was informed I would have to take a HELOC out on my house. I said what,,? He said very rudely. It's the only way to get heat. I just hung up. I would never do business with this horrible company.

I want to say thank you for the amazing work on my recent listing. From the very start, your consultation process was clear and straightforward, and both Lori and John made sure the seller and I understood exactly what would happen every step of the way. John, our project manager kept us informed with regular updates, which put our minds at ease.

On top of that, the team finished everything promptly, allowing us to get the house back on the market without missing a beat. I truly appreciate how organized and attentive everyone was—this was a smooth and positive experience all around!

I'm a Realtor and have a client who had $25K worth of structural work done , which was to be permitted, but turns out they did not do that. And the work was so bad it cost the seller an additional $20K in a price reduction after the horrendous inspection. Client is likely going to sue them.

They had the best price estimate. Their service and communication was excellent. Look forward to working with them again.

I’m just at the end of the project with Curbio and it’s been a complete debacle. We were told 2.5 months and it’s taken almost 7, along with having to hire additional outside contractors to fix errors where we just couldn’t wait any longer for Curbio to get its act together. The PM’s are overwhelmed, support network nonexistent, and standards low. We’re targeting a $1.8M list price, yet they’re putting in cheap fixtures from Amazon and overlooking dozens of really obvious errors in workmanship. Hardly anything on this project has been done correctly the first time without myself and my realtor having to be involved multiple times along the way. I highly regret choosing Curbio, and I hope others won’t make the same mistake.

Edit: Project is finished after 7+ months. Asked for a large discount based on their incompetent work. Upper management at Curbio didn't even dispute their incompetence, yet refused to offer any discount until I hinted at legal action. Our realtor and subcontractor both say they'll never work with Curbio again.

Curbio helped my sellers get their home updated and ready to sell to appeal to a broader market and command a higher sales price.

I recommended Curbio to a friend and they did not show up for the initial appointment. Usually, this sets the tone for any future dealings. I will not use or recommend them to anyone again. They did not answer any calls, basically they were a NO CALL/NO SHOW. Thanks for NOTHING!!

No rating at all but a F-- on their operation experience and the unprofessional and untruthfulness towards the home owner.
The price gouging is unbelievable and when you request, give ideas, ask for information always ignored and never ever given an answer. Do not use them at all. My property and home is in worse condition than before and the workmanship is not there at all by Curbio or the the contractor that work on the house.
BEWARE AND DON NOT USE CURBIO at all, not a trustworthy company and the only thing they look for a job that is unprofessional and a fast buck. No professional in the outcome on witch Curbio lies in all their advertising on TV, Facebook, Commercials, ect... Lies, and untruth to all of it.
There is no compassion, no communication and no one listens to the customer at all, even though it's that person home. So, DO NOT GO NEAR OR USE CURBIO, they are trouble and untruthfulness towards the customer.
Also as a side note....deposed debris on the property next to my property and asked several times to clean it up with me being ignored. So, I will file a complaint to have it cleaned up since it wasn't my doing and for months had plenty of time to clean up. So, it will be in their fault....

Our Project Manager was key and very instrumental in helping this project move along. I worked alongside Erin and she is fabulous. Very personable and responsive which is key. Areas of concerns were addressed in a timely manner. I am happy and will use them again for future sales projects.

John & Curbio did a great job! Sellers were very pleased as the work added ~$100k to their bottom line. Work was completed on-schedule even with change orders. The home was clean / show-ready and sold quickly. Thank you!

I have almost 30 years of experience working in construction and interior design, and Curbio is a game changer. We decided to sell our home in April of this year, but we knew that there was a lot of work to be done to get a good offer. I could have tapped into my own list of contractors but decided to see what Curbio could offer beforehand. The process was as easy as it gets. The pricing is absolutely right in line with any good contractor, so we decided to give it a shot. Our project manager was absolutely incredible. He answered our questions quickly and any issues were promptly resolved. We were already out of state during the work, but we were able to see through the Curbio app how the project was progressing which helped us, and our agent stay informed. The project finished on time, and it looked beautiful. Our home had over 40 showings in 3 days, and we sold on the 3rd day for much more than we anticipated. Construction projects inherently come with unexpected issues and hiccups, but the Curbio crew resolved them without incident. This service is a gamechanger for the real estate market. We couldn't be happier!
