Well let’s just say that now he’s just asking for $24,999.00 or something like that,how stupid do they think people are,I have been researching programs for over 29 plus years,because of a serious eye condition,that Is literally killing me,I watched the program,and when he broke down the cost,I thought he was going to say “well you're not going to pay that “ and he did not,anyone reading this,If I ever find a program that makes this kind of money,I’m simply going to teach the people with zero money out of pocket,If not very little,but I would take let’s say 2% for 1 year or something like that,no body Is doing this,they are promising a fortune,and you don’t know anything about them.For them to say In the beginning of the promotion”Free” and then at the end say,this Is an Investment In your life,I think Is you do need to pull out your credit cards,Is laughable by far.

My review below was surprisingly met with a flurry of pushback from Foreclosure Academy trying to get it removed for being "Defamatory Content"! I must have hit a nerve, but Why? Nothing I said was defamatory, but rather an honest review of and fact-based opinion that is intended cause potential students to pause and do enough due diligence to make an informed decision. Not sure why transparency is so threatening. And yes, you have a $500 option (give or take), but I was referring to the thousands of dollars required for the fast track. Making claims that an ordinary person might take as gospel, without the benefit of seeing ALL reviews is disingenuous. My review is honest and fact-based.
I've been in real estate and mortgage lending for 30 years and her pitch immediately sounded alarm bells. First, to say that she oversimplifies not only the process, but the numbers is an understatement. For example, If the value of the home is 200k, and the homeowner defaults on a 50k loan, that doesn't leave 100K after the bank dumps it for below market value making your 30%-40% $40-$50 k. Let me unpack this one. First, she makes no mention of the thousands of dollars added to the balance of the first mortgage that make up the foreclosure fees, title, taxes etc... Second, if the homeowner had multiple mortgages, tax leins, HELOCS, etc...those would all eat away at that fictitious $100k you are hoping to get a large slice of.
At the end of the day, anyone in a 75% equity position isn't going to be stupid enough to just let it go, especially since as soon as the notice of default is filed, the hard-money lenders will be knocking on their door to give them whatever they need (at a high interest rate) to get them out of default.
In my opinion, it is more likely that the potential gains are going to be small, and you'll have to make your money in volume. Not sure why one would have to pay thousands of dollars to learn how to do this, and still need to have an attorney on retainer (more money out of the dwindling pot), when you could get the list of unclaimed funds yourself, hire a real estate attorney and pay for a few hours of his time to provide you with all the documents you need to do business in your state. Then write a script and practice it. All in all, it is definitely a numbers game ( i mean like 1 in every 500 calls might yield a hit), but when thousands of people have that same list, it seems like a lot of money, time, and work for little gain. And at the end of the day, once the former homeowner realizes they have money out there with their name on it, they no longer need you, so you'd have to get them to enter into a contract with you for a finder's fee that they have no reason to sign.
Hope this helps anyone thinking this is as easy as the pitch girl makes it sound. Save your money.

I came here looking for an honest reviews. This company has put out quite a bit of self promotion even in the form of paid reviews posted across the internet.
I watched their sales pitch and was immediately turned off by the scammy approach of "look at all this value for only this", and "use your credit card, we give you permission" and finally "this deal expires in t minus 10 minutes"... These are clearly scam tactics so if you rushed to give them your money, and you are an adult you need to make someone else responsible for your income.
I laughed at the "this is worth it, right? Of course it is" talking throughout the entire video. After all this mental conditioning works on apple users and convincing them to buy the same phone every year.
Real company don't use bribery and scare tactics to close a deal. The reality is a real company would just hire a call center to do all the work and maximize their profits. Remember if it's too good to be true, it probably isn't.
Read through the negative experiences below and you will quickly realize as well that this company continues to ask for more and more money. Why wouldn't they. You fell for the first scam, why not a few more. Learn from your mistakes and educate people you care about to be cautious with their money.

I signed up for the academy for their sale price of $7,000.00. I was charged $8,400.00 then There was an attempt to charge an additional $198.00 on a credit card I had locked months prior. I asked about the charge. I was told it would be credited back to my account. No explanation as to why i was charged. They say you can talk to your coach at least 3 times a week. I made an appointment to talk to mine, 2 weeks later I had the appointment, which I missed due to it being a busy time at work and i couldn't get the time off. Which. the times your allotted to talk to them, is during work hours, nothing on my time. Also, they do not tell you. You must get a lawyer for at least 90% of the the paperwork. They tell you to keep a lawyer on retainer. Also. ALL the LEADS they give you. They give to everyone in that session. There is 360 People in the SKOOL I'm in. Every single person gets the same leads. Which they are suppose to change every week. I have had the same Leads for 3 weeks. I stopped looking due to them not changing. I asked for Leads in the state I was looking into. they said I had to find my own leads since it wasn't the state they were working on. SOOOO many thing they lied about. charging extra. adding things on. They do not divulge ANY information unless you already know what to ask for in the "interview" portion. I asked for a refund. they said I was the one scamming them since I went through the modules. I honestly tried to to the work. All IWANT IS MY MONEY BACK and they said I was the scammer. I am not going to do this business due to it being to costly to get a lawyer, a notary republic, in what ever state your working. Them not being able to make appointments a person who is still working not being able to keep. Dealing with all the LEADS that are given to everyone in their academy. its a waste of money.

They overprotective and under deliver. They still have my $4000 that I want back and it was a payment towards coaching but they ghosted me on a scheduled zoom call on 6/21. I have made several attempts to them and not any help except emails claiming I need to make 100 calls to get my money back. That is not happening because how they drag everything out. My next action is to file a law suit against them for my money.

I've been trying to see what I'm actually getting for the $$$ 499.00 can't seem to get questions answered by a live person. REALLY JUST WANT A REFUND AT THIS POINT. Text messages between myself and Malachy and STILL No call back after schedule. No questions answered. Contacted Customer Support July 17th am hours They refuse to answer my questions. I asked about a refund if company refused to answer questions customer service said someone would call me back. And an still no response July 17th 2:45pm. Just received a call back July 17th 4:20pm. Company add and video recording are very misleading for the $497 investment. Please do your research before investing in this company. Everything in video is not included for the product price. I have been given a full refund. I was told I should not have told you all of this in the review by the company. Like I told the company if they didn’t want my honest review then trustpilot.com should not have requested a review about company. Just being honest. What made my experience great was I got to create my company from scratch, even my own title. Piggybacked onto the information I learned from the Foreclosure Academy and the Foreclosure Academy Fast Track Executive Program I was able to start making a difference in helping people rebuild their lives after foreclosure. Just by assisting them to submit a foreclosure surplus or a tax deed surplus claim.

Was truly interested in this program. It’s important to do your due diligence and research a program before paying anything. What I’ve learned is they are selling you something not teaching you something. That’s where they are making their money selling a course not actually doing what they are teaching you to do. Red flag when video says they don’t have enough help, helping others get their money that’s why their initial info is free. It’s not it’s a funnel tactic to sell you something. Grab and bait tactic.

Here's something most people won't like... This is a REAL business and requires time, energy, and attention.
It's sad to see how people have been hypnotized by the shiny online biz opp gimmicks and when faced with something that requires work - they find it "a scam". (I'm saying this just after reading 1-star reviews).
The business model is simple, it's not easy! People are losing their homes every day, they don't understand that they have the money that belongs to them after their properties are sold, we help them get that money back.
Yes, you need to find the people, and how much money is there waiting for them and you have to contact authorities and send the paperwork (and everything (everything!) is premade and ready for you inside the program) but it bloody works! :)
The commissions are real!
And again to help everyone as much as I possibly can make an educated decision... If you expect this to be easy and have some AI or something do the work for you - do NOT join.
However, if you want a business, a real business that doesn't depend on the weather, economy, politics etc, and that's here to stay (and YES you need to work for it) - I'd say definitely consider joining.
Everything you could possibly need to make it work is inside the program.

The course is $7,800 and they never actually do what the guarantee says. No paperwork was ever sent out, no one answers their email, and getting someone to call you back is fruitless. This is AFTER you have given them your personal information. I will be contacting my bank regarding this business.

What I find interesting is how polarizing the reviews are. Either very good, or very poor. The very good ones seem fake to me. I was inquiring about this company and what they were offering. But the red flag to me is the deeply hypnotic sales tactic. High repetition, ad-nauseum. Notice also, how the sales pitch kept saying: "Now I want you to get this" as in understand this. but the sinister undertones is a command to the unconscious to "Get This" as in a demand to purchase. anytime the word "Now" is used. be wary. Any time things are on high repeat.. use caution. If it was so damn good, they would keep it too themselves and just become billionaires. The work seems to be so boring, and difficult, they don't want to do it themselves, they'd rather "coach" at a very high cost to suckers to do this. And yes, most likely with a little research you can figure out on your own. If you would even want to. The other red flag here to me Is the cartoon. I have no idea who is talking to me. Hiding behind a cheap looking weird cartoon character. I know nothing about who is behind this....why? they seem to be hiding behind a hypnotic little movie. Anytime anyone is promising you the world handed to you on a silver platter, especially if they are a stranger, most likely what they are really going to hand you is a shackle of debt and an ocean of lies. A giant platter of poo. Learn to recognize this over used pattern: a "free" intro into what sounds too good to be true, and straight into hell.

I paid 499.00 for the course. Then was told if I dont have time to work the program, I need to pay $7500.00 for fast track and they would close my 1st deal in 3 months. Henry my salesperson even told me that I could do it without fast track but it would take a year on my own. I told him I just lost my job and had to take on 2 less paying jobs and do not have the money. He said "we will help you finance it and you will have the loan paid back and money in your pocket, no worries" so I financed it with their recommended company at 33% interest (since he said Id be getting it paid off within 3 months). My friend got the discount 299.00 plan and received all the same videos and education I got after putting myself in huge debt. They closed nothing for me, was told no VA until I learned the program that I told the salesperson I did not have time to learn. Nothing was closed I made no money and now owe $10,000.00 with the interest I'm being charged. Im looking to see if there is a class action against bad business practices of this company yet, if not Im going to have to pay an attorney to sue to get my money back. not saying its a bad program, just that they trick you into paying out a ton of money for it and it is 100% not worth the investment unless you have 4 to 5 hours per day to learn the program and make the calls. If you want additional help your told to reach out to your salesperson! Addition: I received an email this morning telling me that my sales rep said this would require 4 to 5 hours daily and I agreed! I do not remember this verbiage and would not have spent the 10k on the program if I had. If you do have the time and the money to put into this business, I have seen success stories, I am also receiving many messages from other people that made the investment that are now just paying back the large loan and have not made any money! You will need time to watch dozens of videos, Facebook meetings, buy and build a website, cold calls 4 to 5 hours a day. The leads received are given to everyone so many times you will be calling on top of others calling the same people. More and more people are buying into the program. They teach you how to call and what to say, you then have to pay for the calls, if you get a VA you also have to pay her. Do not believe the video that says “join fast track if you don’t have time” you still have to invest time and lots of money! Fast track or not!
The video that they send to your email is super persuasive! It also claims that if you don’t have time, invest the money!
If you do have plenty of time and money, this is for you:)

Have called to speak with customer service a couple times and they have been super friendly and were able to help me that same day. Great customer service and course, I'm not even half way through and have learned so much! Also, have really been enjoying the free mastermind sessions, super motivating to hear all the success stories. I would recommend these guys if you are interested in this industry.
