I cannot recommend the services of Hamish Homes given my incredibly poor experience with them when looking to sell my 5 bed home in Westhill, Inverness, at offers over £550k. Unfortunately, my experience of the service provided was that it was unprofessional throughout. They promised the world, but couldn’t follow through.

This review is my personal experience, and I cannot say that this is the same experience that everyone has had with Hamish Homes. I wanted to write an honest review of my experience, in case it helps others. Some examples as follows;

Communication was extremely poor throughout. I had to chase the agent for feedback following each viewing that was undertaken. ‘Feedback’ was only ever provided via short WhatsApp messages.

I often went weeks without hearing anything from the agents. It was always myself that had to contact them to see if there had been any interest in the property, or to suggest promoting the property further.

After cleaning and preparing my home, which took 2 days as I had just returned from holiday, I took my family (including 2 young children) out for dinner while a viewing was going on. I again had to chase the agent approximately 2 hours later to see if the house was clear, only to be informed that the viewing had been cancelled and had not taken place. No immediate contact was made with me to let me know, and all I received was a number of poor excuses from the selling agent.

During a number of the viewings, the selling agent was witnessed wandering about on his mobile phone when there were clients at the property. It looked unprofessional.

Despite months on the market I never received any formal written offer or note of interest. I had a Whataspp ‘offer’ early on in the process, but it was not at the figure that Hamish Homes knew I needed to achieve to allow a follow on purchase (a property also with Hamish Homes). The agent seemed annoyed that I hadn’t accepted the ‘offer’, despite knowing it was short of what was needed.

Proactive marketing appeared minimal, with occasional Facebook posts, usually after I suggested, which got buried under multiple similar posts.

There were instances of unprofessional behaviour with regards to talking to me about another Hamish Homes clients in a negative light. This was over a phone call initially and also during a viewing of a property I was hoping to purchase.

Written notice to terminate and take my property off the market was given in August. Under their own terms, email notice is sufficient after the minimum term and there was no right to continue marketing. The property continued to be marketed in late October and is still on their platform and social media now, despite the invoice being settled following formal dispute by myself.
When the invoice was formally disputed in letter form, what was received back was poorly and unprofessionally written emails. One ‘letter’ I received was a word document which when opened, was a series of text with no information with regards to who it was from, no company heading, no company address and no signature.

Hamish Homes tried to charge a substantial (£600) Termination Fee, but it was never enforceable. The Marketing Fee was also disputed in full due to the issues highlighted above. These ‘charges’ were removed by Hamish Homes before my invoice was settled.

This does not encompass everything, but does give you an idea of my personal experience of trying to sell with Hamish Homes.

There are many well established and local estate agents who I am told provide an excellent service, and I now plan on moving on to one of them.

Hamish Home (Gary was our agent - friendly & great communication) gave us good advice on the current market conditions. They dealt with all the viewings for us but kept us informed of planned viewings. They were supportive when we did get an offer & discussed pros/cons of said offer.

We initially made contact with Hamish Homes because of word of mouth from previous clients and observing that most of the sold properties were advertised by Hamish Homes.
From our first conversation with Stephen Area Manager we were very much put at ease and felt excited and confident in what was offered by Hamish Homes.
From start of our conversation the cottage was on the market within 2 weeks everything from survey. Valuation and solicitor was organised for us by Stephen.
Viewing was undertaken by Stephen himself and by the first weekend we had received offers . It was not as stressful as we had anticipated all thanks to Stephen Murray Jnr.

Really great experience with Kelly, from start to finish. She was well organised when arranging a viewing, something I couldn't say of all competitors, and friendly and professional during the viewing. Kelly then offered support and guidance throughout the process of buying, often outside of normal working hours. As nervous first time buyers, we really appreciated this.
