Higson Homes are a family run business located in the heart of Chanterlands Avenue in Hull. We are slightly different from other local estate and letting agents as we are educated in many property and investment strategies.

I was going to let it go and move on

I was going to let it go and move on, but they sent an untruth email to one of my tenants so I am going to give them a review laying out how bad an agent Higson is.
I am an experienced landlord of over 30 years with a good size portfolio. I had two flat with Higson in a converted house and I was spending more money of these two flats than the rest of my portfolio. Eventually I commissioned my own condition report with a chartered surveyor. His report highlighted shoddy work or work not even undertake. It pointed out that the two areas of concern were not even being looked at and if I rectified these two areas 90% of the issues would be solved. Without my permission they authorised works, which I doubt was ever done. I once asked for a photo to show work had been done and they sent me a picture of a ladder resting against a house. I never really understood their accounts they sent me and it always seemed to have small jobs deducted that I had no idea of. The breached our contract by giving me 8 days notice of termibation on a 30 day contract. The notice was given on 23rd December after they had closed for the holiday. In fact whenever they sent me an email of works to be done it was always sent after they had closed for the day. Without asking me they approached my surveyor to get his report. I think that they gave notice once the knew the game was up. Both of my tenants a relived that Higson is now out of the picture. I would highly recommend that any landlord avoids this company. After termination they told one of my tenants that I was refusing to do necessary work, which was completely untrue as I had complied with every request. The problem was, according to my surveyor, they had no idea what they were doing.

Jonathan, thank you for taking the time to leave us a review. Your review is full of inaccuracies so this gives us an opportunity to set things straight.
First of all, our management agreement includes a clause which entitles us to withdraw our management with immediate effect if the landlord frustrates this management agreement through poor communication, refusal to comply with legislation or best practice or abusive behaviour towards staff.
The flats you refer to are in very poor condition and do not comply with HHSRS guidance. A Damp report that we instructed (with your full consent) highlighted a number of serious issues in flat 1. You refer to the survey that you commissioned, when we asked for a copy of this you refused to share it with us, which we found to be very suspicious. We have since learned that the survey highlights a number of serious issues, many of which are structural. It now makes sense why you were so reluctant to share this with us.

Regards carrying out maintenance without your approval, I believe you are referring to the fact that we reinstated a kitchen light, smoke detector and bathroom extractor fan. I think you'll find that these are essential Jonathan, and you were made aware that they were not working. The fact that you begrudge the tenant these basic facilities speaks volumes about you as a "landlord".

Regards photos, yes there was a ladder in one of the images of the new gutter to the front of the house, because the photos were taken whilst the contractors were working on the property. Also, if I remember rightly, you were very complimentary about all of the photos you received of works to the bathroom in flat 2, so again, I'm unsure of your intentions here when making this allegation.
All maintenance was reported to you, any maintenance that was carried out was authorised by you. But not before you complained about having to carry out maintenance and were incredibly rude in the process, another reason why we refuse to work with you.

Neither tenant is happy about our departure, flat one was indeed very distressed about the prospect of having to deal with a landlord who neither recognises or accepts his responsibilities. Hence why we strongly advised the tenant to approach Hull City Council to report the damp and mould issues to the flat, which continue to be an issue due to your refusal to acknowledge the extent of the issues in the property, and your apparent lack of ethics, which leaves an extremely good tenant in a dangerous and unhealthy living situation. Flat 2 was also very disappointed, fyi, this tenant recently left us a glowing review on 16th December 2024, highlighting how prompt we are to issues raised, and recognising our politeness and courtesy.
We recognise rouge landlords Jonathan, and refuse to be associated with them.

Great

Great experience. They were helpful. I was unable to come in person for property viewing; alternative arrangements of visual viewing were made for me. I have not gotten yet the property I wanted; but they made great efforts to help me. Great 🙏

Outstanding Service Five Huge Stars

I want to review the outstanding customer care I have received from Georgia at HiggsonHomes Estate Agents in Hull.

My experience was nothing short of outstanding received from this lady. From the first call to view the property to the numerous times I viewed it, Georgia's professionalism and commitment to understanding my needs as a buyer were excellent. Nothing was too much trouble, and she was very patient and understanding and answered all my questions confidently and in detail.

Georgia demonstrated excellent negotiation skills during the negotiations on the property I viewed and fell in love with. She ensured that I received a fair final offer from the vendor. She was also exceptional at communicating all my questions to the vendor and sending me the required answers.
