Regarding your queries on "permitted development planning rules," our records indicate that the team has indeed provided extensive feedback on this topic during our previous interactions; in fact we can see there have been 4 calls and 3 follow-up emails sent to you after the Planning Consultation you had with our Town Planner.

The service you purchased includes a pre-assessment, a planning guidance call, and a written planning appraisal checklist. All elements were provided in full. In fact, the consultation call extended beyond the scheduled 30 minutes to approximately 45 minutes, during which additional attendees (your builder) were introduced without prior notice. Our Planning Consultant did their best to accommodate this and provide guidance on planning matters in a live setting.

It’s important to note that our planning guidance calls are designed to advise on planning routes, feasibility in planning terms, and likely council considerations. They are not intended to provide detailed architectural design or construction consultancy; such as Party-Wall considerations. During the call, a number of design and build-related questions were raised, which fall outside the scope of a planning appraisal service.

Following the consultation, our team proactively reached out to offer further support, and a tailored 4-page planning appraisal checklist was issued, outlining the most appropriate planning route based on your proposal and objectives. We also invited you to share any specific follow-up questions so we could address them in detail, however we did not receive further clarification beyond a request for a refund.

Based on this, we consider that the advice provided was accurate, policy-led, and tailored to the proposals discussed.
While the outcome may not have aligned with the client’s expectations, the purpose of the service is to provide an objective assessment of planning risk rather than to support or validate a specific desired outcome.

We would like to respectfully clarify the timeline of events. Your quote was sent on 30 March, and we followed up with a phone call on 31 March, meaning the delay in response was less than 24 hours. During that call, you confirmed that you wished to proceed with hiring our services and were attempting to make payment, which we naturally understood as a sign that you were satisfied with the initial consultation and support provided.

On your later call, our team answered and began assisting you, but unfortunately the line was unexpectedly disconnected during the transfer process. As soon as this happened, a colleague called you back to continue assisting.

While we fully understand that technical interruptions can be frustrating, we do feel that our team acted promptly and professionally throughout, and the response time was well within a reasonable timeframe. For this reason, we are not entirely clear how a response delay of less than one day reflects the overall quality of the service you received, particularly given your earlier confirmation that you wished to proceed.

That said, we genuinely regret that you were left feeling unhappy, as this was never our intention. We remain committed to providing timely and supportive service to all our customers and appreciate all feedback that helps us improve.

Thank you for taking the time to share your feedback. We are sorry to hear that you were dissatisfied with your experience.

As previously explained in a couple of emails, but happy to provide further clarification on public platforms, as previous communication was clearly not sufficient. At the time of instruction, naturally, we were not in a position to definitively determine whether the proposed works would fall within permitted development. Such determinations can only be made by the Local Planning Authority. Given the complex nature of the proposal—including alterations to the principal elevation and potential parking implications—it was entirely reasonable and standard practice to adopt a risk-managed approach by submitting a formal application to obtain the Council’s determination. If not, we'd then put you in a risky position as the client, where you could have faced enforcement issues with the council.

This process is precisely what was carried out on your behalf to manage the rather complicated proposal works you wanted to carry out on the site. The application then enabled the Council to formally assess and confirm its position. As such, the service you engaged us to provide—namely, the preparation, submission, and management of a planning application—has been completed in full.

It is important to reiterate that planning guidance is provided based on professional judgement and the information available at the time, and outcomes ultimately rest with the Local Planning Authority. The subsequent confirmation that the works do not require planning permission does not negate the validity of the professional approach taken, nor does it render the service incomplete or incorrectly delivered.

You then asked for a refund for the consultancy and documentation that was offered throughout the course of 3 months. In light of the above, we are unable to agree to a refund, whether in full or in part, as the services have been lawfully rendered and fulfilled in accordance with our agreement.

As a gesture of goodwill and our commitment to customer satisfaction, we are also pleased to offer you a £300 discount voucher for any future planning and drawing services with us. However, you declined to use this and decided to post this feedback.
