To be fair, I love the concept of Lofty. Allowing fractional ownership and democratic voting seems like a great idea.
The main issue is that the vetting process has led to wild inconsistencies in properties from stable, yielding returns to blatant fraud and theft. On top of that, many property managers are wary of working for a DAO as there are slow responses and votes needed to approve things.
A number of community members tried to act as PMs but have now consolidated power to the point that there is not much that can be done and they shirk their responsibilities. Today alone a prominent PM on Lofty said they “WILL NOT” manually calculate numbers on properties they manage as they spend most of their time working on a questionable AI not to do their work.
All in all, the platform has a good idea but needs a RE person to be on the leadership side and more trusted PMs/Service people to recommend so investors are not stuck being gaslit and belittled by pretend property managers with bad bookkeeping practices.

7/8/26 - Credit where credit is due. I have now been granted access to the Lofty Discord after nearly 8 months of being removed. I’m not sure if it was Lofty’s team or new moderators who were ultimately responsible, but glad that it has been resolved.
6/22/26 - Another month later, and an update request later, the team at Lofty has still yet to provide an answer for when they will be adding me back to the Discord as they have indicated they would do. For those following along, it has been nearly 7 months since all of this began. Lofty has been delaying and obfuscating since that time.
5/22/26- I have run out of space on my other review, please refer to it for more details. On April 24th, Jerry(the CEO) challenged me to file a lawsuit against them. I responded to them, informing them that I am not a litigious person, I am only requesting for them to either follow through on their previous statements/commitments to reinstate me to the Discord, or to inform me if they have changed their mind. I have not received any response from them addressing this request. I will continue to update until they either re-instate me, or they inform me that they will not be doing so.
It's a way to learn about properties, buildings.

I'm new to the whole "Tokenized Real Estate" and Lofty makes it easy and educational. There seems to be a lot of transparency, so that helps me with making more informed decisions over the past three months.

Update - I sold all my investments successfully and it took a week to get the funds but I did. I also received rents and those were very easy to withdraw.
If you're considering investing on Lofty.AI, here is what I wish someone had told me bluntly before I did.
Property prices are volatile and opaque. At one point, every property I examined showed a value of USD 1.00 with zero explanation from the platform. Always review the full long-term price history of any property before committing a single dollar.
New properties carry serious hidden risk. There are many accounts of property owners submitting paperwork claiming everything is in order — only for investors to later discover unpaid utilities, bankruptcies, or active legal disputes. Do your homework. The Lofty.AI Discord servers, organized by individual property, are your best due diligence tool. The other token holders will generally tell you the real story, though fair warning — those channels can get lively.
Ignore the projected yields entirely. I made the mistake of trusting them. All three properties I invested in not only failed to hit their projections — they collapsed in value due to property-specific drama. Treat projected yields as marketing, not forecasting.
Fees will erode you. Budget for at least a 3% fee on every sale, a 1–2% withdrawal fee to PayPal, and additional slippage when selling on the open market. Before you invest a cent, get a complete, itemized list of every fee, expense, and deduction from Lofty directly. Don't assume.
Withdrawal - It took me 10 calendar days and a 4 emails to get my funds via PayPal. Maybe the emails weren't necessary but when I didn't hear anything I felt I had to understand.
Tax season is a headache. The year-end tax documents are voluminous and complex. Factor in the time and potential cost of a tax professional if you go this route.
Bottom line: I have no doubt some people profit on Lofty — particularly the property owners but I was not one of them and maybe that's just my ignorance, if so fair enough I paid the price for that. I don't wish Lofty ill will in any way but it is a complicated place to invest and I think takes a particular type of dedicated, curious, and very active investor.
I hope this helps and I hope Lofty can find a way to make it work for everyone.

On the other side a big part of the chose property are solid, detailed and really on the real estate market.
So if think the platform is doing their best to improve.
Customer service is still very slow but improving too.

Comme sur tous les LLC de ce type, si les tokens diminuent, la perte peut être notable, mais c'est le jeu. A noter, Lofty retranche 30 % à tous vos transferts au titre des impôts à la source. En revanche, si vous avez comme moi le malheur de passer un ordre d'achat qui est bloqué 90 jours sans pouvoir être annulé et que la propriété est rachetée dans son ensemble, vous allez ramer pour récupérer votre argent. J'y suis parvenu mais que d'efforts pour cela !
Quant au service client, leurs réponses n'ont que pour vocation à vous faire patienter en vain.
Une expérience décevante et je mets ainsi en garde tous ceux qui auraient envie de la tenter.

Lofty has made tremendous strides in cleaning up their interface, dealing with scammers, improving transparency, all of the things they needed to do in order to make the platform great. Would be a 5 star, but they recently made the decision to post a bunch of fake reviews on here so I'm taking 1 star off for the attempted deception.
Taxes were an abomination again this year as well. Please fix before next April 🙏

Jerry has been working on the operating reserve inconsistencies
Fees just got reduced
I have been shown a workaround to their impossibility of withdrawals in the use of coinbase (had to create a coinbase account)
Only major complaints remaining are:
1) zero transparency on lofty held operating reserve funds, which Jerry has promised to resolve by end of the year
2) still highly doubting tax forms will be anything less than an abomination that makes my accountant attempt to Luigi me

I had my account with lofty with money in it. At some point I got busy with life and stopped checking it. Now I try to log in, it says my password is not correct. So I clicked forgot to reset it, it says it’s reset, and still doesn’t let me log in. Now it’s asking for a code from an authenticator app, which I never set up. Or a backup code that I was never given. Have tried to contact support and no one responds. So now I can’t even take my money out. Beware, don’t “invest” your money on this app unless you feel generous and want to give it to them.

Lofty is just a marketplace with no real protections for buyers. A property may have an inspection report that passes with flying colors when it gets listed on the marketplace but once someone else takes over and another inspection report is done, the property has multiple issues that need to be fixed. Property data isn't always up to date on the website so it can be hard to make informed investing decisions.
