Mafadi is one of the worst property management agencies

Mafadi is one of the most unprofessional and unresponsive managing agents I’ve ever dealt with. A water leak reported in June 2025 is still unresolved more than 2 months later, with no proper feedback. Basic maintenance like replacing lightbulbs took over a month previously. Communication is non-existent, updates don’t come unless chased, and when work is done, it’s careless (grey tiles replacing beige ones, last-minute generator notices, etc.). They operate reactively, not proactively. Avoid if you expect accountability or professionalism.

UNPROFESSIONAL!

I honesty wish I took more time looking into Mafadi. This company runs their operations like a spaza shop. If I could give them no stars a could. They enforce rules that are not formally communicated on any platform. First time you hear of any rules is through the security guard which is ridiculous. Upon request for them to formally communicate the rule, they are unable to state where one can access these rules so they can literally make them up on the daily. One such rule is the non-allowance of e-hailing/ubereats services onto their property. Not to mention that it took 8 weeks to get a response that wasn’t even placed on an official letterhead. As someone living with Type 1 diabetes, my request was to get a concession on days when I my sugar dips whilst awaiting my food delivery. This is because travels a lot. It’s hard to have meals on standby in the house. Their response included an array of inappropriate statements. From providing advice on diabetic which went as far as saying I should manage high blood sugar to avoid landing in a state of DKA and that this cannot be treated through food deliveries. I’m still baffled how a concession on dealing with lows often caused by human error landed up with me getting advice on a completely unrelated diabetic complication. This response was given by Kenneth who manages the North Atherstone property

Another showing of their unprofessionalism, is the sporadic communication of the monthly invoice. It is the 29th of the month with no invoice in sight. One would be able to overlook being taken back to the stone ages and having it hand delivered if it was at least consistent.

There a number of other unprofessional conduct displayed at Mafadi but the worst part is the lack of accountability and protocols. Had I not met some the staff physically and was engaging them from abroad. I would definitely conclude that this is a fly by night organisation.

Illovo is such a lovely neighbourhood, with a number of great properties that are managed well. I would definitely advise exploring them.

Nightmare dealing with Mafadi

DO NOT LOOK FOR PROPERTIES MANAGED BY MAFADI I REPEAT IT IS A ONE WAY TICKET TO BEING STRESSED AND STRANDED. Last year December I was looking for a new apartment. I tried contacting MAFADI regarding a unit I was interested in. It took me 2 agents to finally speak to someone about the unit. The agent said I should send my 3 months bank statements, payslip and fill in the application form. I did as instructed and in the 23rd of December the agent said that my application has been approved. Fine I ask the same agent to view the property before we can finalise everything and proceed with the unit. It took me two weeks to get ahold of this same agent but at the same time they are chasing payment to secure the pace. At multiple stages I advise him I need to see the place before we can finalise everything. Finally after 2 weeks another agent reaches out saying she can see I’m struggling with this unit and she will be assisting me. I thought my struggles were done since they are acknowledging the bad customer service experience I have received. To her credit she organised a viewing seamlessly and I’m happy with the unit. I confirm with her that I’ll be taking up the unit. She advises that since I’ve already been approved for a lease I should just pay the admin fee and I would have secured the lease. This since it took 2 weeks to just view the place it meant that I could only service notice at my current apartment as they need 30 days notice before you move out. I tell that I’m going to put in notice at my current place, serve it the whole of February and take occupation of the MAFADI managed unit from the 1st of March. The agent agrees that all is fine and we will proceed on that agreement. Over February she calls in to confirm if I’m still moving in March I can confirm that indeed I am and I am serving notice. On 21/02/2025 I call to confirm if everything is in place she confirms that everything is fine. On 26/02/2025 I call to confirm how’s progress with the lease she’s says everything is fine she just needs to finalise things with the landlord. On 28/02/2025 things take a very sour and unprofessional turn. They no longer communicate feedback regarding the lease, I need to call them 20 times (I checked because I was the only one calling them) to get a varying degree of answers. This agent no longer gives me feedback regarding what is going on as I am ready to settle 1st months rent and move in. She then says her manager is sorting out my lease and I should reach out to him. She gives me his number and I reach out to him. He does not pick up the first couple of calls and when he eventually does he says he’ll call me back in 10 minutes; he NEVER called me back. Then 2 hours later says the deal fell through with the landlord and he is trying to sort it out. Bare in mind this is the day before I’m supposed to move. They are telling me on the day I have to vacate my current unit that I no longer have a primary residence. I then call their offices to get answers cause how does a deal that was approved in December fall out in the last minute? While trying to reach out to get help the receptionist throws me from pillar to post. I’m expanding my situation to about 3 different people who are all not taking accountability for leaving me without residence after coming to an agreement with them. At some point they even hang up on me mid call. To say I’m disappointed with the service I have received is an understatement. The disregard and contempt for putting me in a situation where I am without residence is/was unbelievable. Till date no one has offered a comprehensive report in to what went wrong from their side. No manager has reached out to apologise. No one is taking accountability of this going dismally wrong. Just “sorry for the inconvenience” at 15:09 on 28/02/2025 leaving me with no residence and very options of making a plan. So if you want things to go well for you regarding your residence DO NOT USE MAFADI. Check the Hello Peter reviews and it seems as if this is the culture of the organisation. They have as many 5/5 rating as 1/5 ratings. SPARE YOURSELF THE TROUBLE AND DO NOT USE MAFADI BECAUSE THEY WILL LEAVE YOU STRANDED AND WILL ONLY SAY SORRY.

World class excellence in non-communication and utterly incompetent

6 months ago I was made Chairman of a Body Corporate in Sea Point where Mafadi was Managing Agent. I can't overstate what a disgrace they are - here are some of the issues:

* Repeated failure to respond to or take action relating to messages sent by the trustees
* Very poor accounting resulting in multiple errors in the accounting data
* Failure to respond to auditors queries and so our audited financial statements have not been completed nor filed one year after the year end
* Mismanagement of billings, particularly where properties change hands and contact details/owner data is not updated
* Utter failure to manage and account for reserve funds correctly
* Poor debtor management - no follow up of non-payers
* No monthly reports produced
* Failure to load the budget into the accounting system despite numerous requests

etc etc etc

A complete disaster. Avoid at all costs!

Why do you cut out my electricity a day after I put in notice to vacate my unit?!?

Why are people coming into our flats without any communication?

Changing locks ! For what?

I am writing to express my extreme dissatisfaction and ethical concerns regarding the actions taken by the building management. Despite having made a prior payment arrangement for this month's rent, where I committed to paying R3000 upfront and settling the remaining balance by the 20th, the electricity supply to my unit was unexpectedly disconnected. This action was taken without formal notification or communication.

I had previously informed you of my intention to vacate the premises and acknowledged that my deposit would be forfeited. The sudden disruption of essential services is unacceptable, particularly in light of the existing arrangement.

Furthermore, I find it troubling that the building's maintenance has been neglected, with the exterior requiring painting for several years, while rent increments continue to be implemented.

I request clarification on the rationale behind Prudence's decision to disconnect my electricity, and I urge the management to reconsider their approach to tenant relations and address the outstanding maintenance issues!

FALSE RENTAL CHARGES

Good morning ALL,

May you please find the statement I received for August 2024, this statement shows that I owe Mafadi rental money for March 2024, May that please be verified and attended to Urgently as its a wrong statement, I DONT OWE MAFADI R3500, I MOVED IN WHEN YOU GUYS WERE RUNNING THE " 1MONTH RENT FREE ", I paid my deposit and amount required to Move in, why all of sudden is it coming to my statement that I Owe Mafadi about R3500? When im actually up to date with my payments? Is that how we get scammed at Mafadi properties?

May this please be rectified ASAP As I am not going to be paying for the money I do not owe, I will only stick to my normal monthly rental amount.

Also, I been calling since Last week, You all Mafadi people never answers or respond to our emails.
