As a landord

As a landord, using Nik Dhimal has been my worst decision ever. Not just me but everyone I know who has been with them has the same regret. Very unprofessional, impossible to reach anyone or get any answers. Poorly manage my house that the tenants also absconded and they had no idea. Rent always paid late so had to constantly chase up several times each month for payment.

Currently being thrown from one person to other as employees keep changing with no clear support as we bear all the cost of an empty property. Pranil and Nik Dhimal are both unreachable. I wonder how they even sleep knowing their service is causing so many of us sleepless night, while them and their family do not even bare a thought.

All their social media facade is nonsense! Please please avoid and stay away from them.

The most stressful time for me and my family.

Extremely disappointed

Extremely disappointed. This agency is clearly outsourcing to staff abroad to cut costs, resulting in a total lack of competence. The agents have zero knowledge of UK standards or regulations, making it impossible to get accurate advice or professional support.

It’s frustrating to deal with a company that prioritizes cheap labor over quality service. If you need an agency that actually understands the UK market, avoid this one.

We have been extremely disappointed…

We have been extremely disappointed with the service provided by this letting agency. They appear to prioritise speed and volume over actually delivering a reliable and professional service, and the overall experience has been very poor.

In particular, their finance department has repeatedly made errors with our rental income. Payments have been recorded incorrectly, details have not been entered accurately, and we have had to chase them numerous times to correct issues that should never have happened in the first place. Despite raising these problems on multiple occasions, the same mistakes keep occurring.

What is most frustrating is the lack of urgency or accountability when these issues are reported. It often feels like the only thing that matters to them is collecting rent, yet even that has not been handled properly, with rental payments missing for several months due to their administrative errors.

A letting agency should provide peace of mind to landlords and manage finances accurately and transparently. Unfortunately, this has not been our experience at all. Based on our experience, the level of service and attention to detail has been far below what we would expect from a professional property management company.

Unprofessional Management and Ongoing Rent Arrears



Since the start of the contract on 1 August 2025, I have experienced an unacceptable level of stress and poor management. In decades of being a landlord, I have never dealt with this level of unprofessionalism.

Rent has consistently been paid late, and as of now one full month’s rent remains outstanding. Each month I have had to chase repeatedly via emails, messages, and phone calls. If I do not follow up, no action is taken. Payments being 14 days late appear to be treated as normal practice, which is completely unacceptable.

To make matters worse, I have received court letters and debt collection notices due to unpaid gas and council tax bills that were supposed to be managed. Despite countless emails, calls, and messages, no resolution has been provided. I have had to pay these bills myself and have not been reimbursed.

Communication is extremely poor. Complaints are ignored, and there is no accountability. I have attempted to contact Nik Dhima directly through Facebook Messenger, TikTok, and email regarding the unpaid rent and utilities, but I have received no response.

As of this month, the rent deadline has again passed with no payment and no explanation. This pattern of behaviour is ongoing and deeply concerning.

Based on my experience, I would not recommend this agency to any landlord. This level of service and professionalism is unacceptable, and I strongly urge others to proceed with caution.

Nik Dhimal Limited NDA and Terms & Conditions Breach: My Signed Contract Exposing the Failures

Thank you for the reply, but your own website exposes the hypocrisy promising “Property Inspection: Thorough assessments for your peace of mind. Our meticulous inspections ensure property quality, safety, and compliance, empowering informed decisions for buyers, sellers, and owners.”yet under our 5/27/2024 contract and my documented experience reveal blatant breaches that endangered lives and caused financial harm. You claim to have “sourced, negotiated, and secured” the property with viewings yet how could you negotiate and secure without fulfilling your explicit obligations to “view and carry out a full property inspection” and “carry out sufficient due diligence on the property and area to satisfy itself that the deal is a viable option”? Your own in-house Gas Safe engineer, under Nik Dhimal Letting Management, issued a gas certificate despite the unsealed boiler flue a gross violation of BS 6798 standards requiring secure, leak-proof flues for gas boilers to prevent CO escape. This negligence risked carbon monoxide poisoning, with HSE statistics showing around 7 annual deaths in the UK from faulty gas appliances and flues alone, part of broader unintentional CO fatalities averaging 20-30 per year. The unboarded loft without a ladder breaches CDM 2015 regulations, which mandate designers and contractors to eliminate foreseeable risks like falls during maintenance by ensuring safe access (e.g., via boarding and ladders in lofts). Missing sealant led to leaks, stains, and a gruelling 5-month developer chase emails CC’d to your team went completely ignored, contradicting your “hands-off support” promises in TikTok ads.
On lettings: You insist a tenant was “ready,” but you only informed me after a 1-month vacancy, blaming “past experiences” in unprofessional emails. When I requested a let-only service due to this incompetence, you flat-out refused proving no tenant was actually lined up, Your wildly inflated £1,350 pcm evaluation clashed with real Clifton market rates for comparable properties fueling a 2-month vacancy and thousands in lost income. Verbal promises to start advertising once the completion date was known? Broken with a month delay.
Solicitor debacle: Your videos hyped an “in-house” referral as part of the “expert” package, but it was pure chaos mid-process lawyer switch, £900 in overcharges with admitted errors, “forgotten” fees, incomplete documents, no Land Registry filing, and zero developer contacts provided. This delayed completion , forcing unnecessary hotel stays, long drives, and extra costs all while your contract absolves you of third-party liability but doesn’t excuse recommending subpar services that undermine the “viable option” you promised.

I’ve followed your complaints procedure on nikdhimal.com to the letter: Zero response, just pure abandonment.Even TPO, your registered ombudsman, has a dismal 1.5-star rating from hundreds of reviews, slammed as “biased” and “useless.” Deleting your TikTok video after my comment? That’s censorship, not accountability.
