Maybe look elsewhere for a rental property

My family has been in this house for 2 days, 2 days and already a headache. The A/C is not working, and the plumbing has backed up, badly. Having no air in June is awful. Inside the house is 84 degrees. My son suffers from frequent nosebleeds, and this BS is not helping. A/C Service call got reschedule because of the weather. I guess there's not much I can do about that, but the plumbing. I have been calling and calling and waiting for two days to get the plumbing fix, poop all in the tub, can't flush toilets and now starting to smell, who wants to go without being able to use the bathroom and take a bath. I have to drive a hour to my mom house just to take a bath and use the restroom. This company should be put on blast for the poor management. Calling to tell me you're sorry and I know it's an inconvenience. I don't won't sorry, I want it fixed because your plumbing and A/c works fine. Next call is to the news station. I get sick of people taking advantage of folks. I should have gone with my first mind and looked somewhere else, but I was desperate and needing a place to stay because we sold our home. I can't wait until this lease is up. Don't want another mortgage but you can't trust these rental properties companies to have your best interest. They are only after money.

When we first moved into the house it…

When we first moved into the house it was ok not the best, but we needed something quickly. we first noticed the "Laundry room" that was just a shed house had rotted floors and was falling in we also noticed it was leveled on cinderblocks making it lean backwards. We told them this when we moved in, but we did not hear back from them about it. after a couple of months, the AC went out and we are in SC so the heat and humidly is nothing to play about. we contacted them on the emergency line when the operator would Call us with update and we did not hear anything for a 1 1/2 days, now the house is sitting at 98 degrees. we told them that we were getting sick from the heat they told us to go book at hotel for the time being until they can end someone out to fix it. they were not going to reimburse us for the room and one of us just had surgery so we could not be on our feet. then we get to august that's when we had those bad hurricanes and flooding and heavily rain fall. we noticed that the second living room ceiling was leaking, and water was draining in the overhead light causing the power to short circuit. come to find out the second bedrooms ceiling collapse in ruining a mattress, clothes computer etc. we called them and told them about the issue and they said " we are sorry to hear that we will try to get someone out there to fix the roof and the ceiling. we waited and suffered for 3 months. the house was and still is poorly insulated so while we had the air on it was just going straight out the roof . we called them and asked about getting help with the bill but the property manager stated " Well it looks like your bill was already high to begin with so we are not helping" they then said they can try to move us in a hotel which we were going to take but the location they choose was known for bedbug's roaches and cars being broke into. we told them No we would not being staying there, and we offered to look for another one that was cheaper and closer to us they wanted us to travel 40 mins away when there were hotels nearby. After a few months of no major issues the kitchen sink backs up to the point we can't wash dishes, and it takes 1 hour for the water to drain. we did the work order, but the order was closed, and we did not hear from them for 7 months this was all in year 1 we lived there for 24 months. Year 2 same issues came back bathroom ceiling is leaking and as of this post falling apart after a crappy retouch. sink backing up but now slowing going down. laundry room now leaning backwards causing the water heater to tilt. In 01/20/2025 we had a ice storm and due to the laundry room not being insulated like it needed to be our washer plugs froze up and cracked we did not it happen until we tried to wash clothes and notice the washer was not filling up. we told them and they only cared for the water heater. we then get a temporary washer to wash clothes because going to the laundry mat is too much and come to find out the floor behind the washer has rotted out so bad that you can see the inside floor. They sent 2 different people company's out and both said the shed house/ "laundry room" needs to be replaced . the company kept calling me about someone will be out to fix it and 2 weeks later the closed my request and stated it was fixed and keep closing my request about it. My leased ended 2/27/25 and they was told in December i was not renewing the lease because of all the repairs the house needs and they wanted to go up $100, they place was not worth 1299 not even 1399 and we told them we paid February rent and when we started to move out in march they kept asking for rent thinking we wanted to do month to month we told them we would be out they kept calling and emailing about payment we told them if we can work something out about the rent then maybe we will stay but hey flat out said now then the property manager started to threaten us about how unpaid rent would be added to our credit and it will hurt us we told him we have never been late on rent ever and never needed an extinction to pay and if he wanted to do anything then to start the eviction process its not like we want to stay, the house has bad energy and we do not want to stay any longer but as we are still moving out due to unforeseen health issues they keep calling ,emailing us. this is the most we have heard from them in the last 2 years.

Please read the reviews before…

Please read the reviews before applying. I filled out an application over 3 weeks ago and still have heard nothing from them. I called and emailed and they just give you the run around. They took the application money and ghosted. I’m no longer interested in the property seeing as how it’s a communication problem during the application process so imagine if something needed to be fixed in the home. I would not recommend them at all!

We moved into a Pacific Oak Property…

We moved into a Pacific Oak Property just a few months short of 2 years. It has been a positive experience and I highly recommend renting from them. Staff are helpful and professional. Follow up for any issues we reported was quick and professional. I have no complaints to share or warn anyone about because it's only been a positive!

Renter's Beware!!!!!!!!!!!!!!!

I have rented at Concord Station for 1 year. Moved out recently and will need to file suit against the company to get my $2000 security deposit back. The place was left in great condition...no damage! The company is claiming damage with pictures and refuse to discuss what the made-up damage is. Curious to see the pictures they seem to have. Save the time, money and aggravation.

Maintance problems and rent keeps getting raised yearly

We rent from them in Ohio. Maintance issues do not get taken care of. Mold in basement ceiling from leak, holes still in ceiling and not repaired. Holes have been there for approx 9 months and mold keeps coming back. Our front window broke when we went to open it. I get told someone will reach out to me. I do not hear from them. They raise your rent every year at lease renewal but do not take care of maintance issues

Don't do it.

Glad I dogde a bullet here they are looking to just collect people application fee , when they have the options on zillow to use zillows applications only to text and say you have to do one through them , which is telling you the same thing and they slogan is a Joke.

I have lived at Concord station for…

I have lived at Concord station for four years. I don’t know what place people are writing about. But I have had no issues. The staff is always kind and courteous whenever there was a maintenance issue. It was quickly taken care of the property was always clean. Neighbors were nice. The only reason for my move is that I bought a new house thank you Pacific Oak!

Company is not proactive in making…

Company is not proactive in making repairs. Have been requesting kitchen ceiling repairs and after a few days receive a cancel notification although problems taken care of. Our porch and roof needed repair, but the property maintenance guy didn't do according to code, so city inspector tagged work and work incomplete. Was told maintenance person was in a terrible accident. Okay. But yet having to deal with problems. Rent continually being raised at renewal of lease, but no improvements on house.
There's more but not worth the effort.
Stuck living here.

I have to give a star to leave a…

I have to give a star to leave a review, they deserve a negative 100. I moved in May 31st 2023 and had multiple major maintenance issues, AC, Plumbing, Leaking roof and the house was filthy upon moving in,out & inside. I'm at the end of my rope! The roof has been leaking almost a month, I reported it on July 7th 2023 and still not fixed. Instead of sending a certified roofer out they send a maintenance guy out on July 13th. Needless to say he was unsuccessful with repairing it, not mad at him he's not a roofer. I checked the status of a roofer coming out multiple times since the 13th, was told they will follow back up (never did), was told waiting on estimate, and lastly was told it's a process. I was told it's a process after I send them an estimate and informed them I will pay for it and deduct from my rent that was on Wednesday August 2nd. Same day (August 2nd) I received a text message from the same maintenance guy that was unable to fix the roof that he will be here Friday August 4th and I'm sure that's because I gave them until Friday to fix it before I get it fixed myself. Do not do business with this company!! They are truly horrible and actions show they can careless about the condition of their properties and tenants. They love to remind me they fixed 7 out of 8 maintenance issues, that should tell them the condition of the house when I moved in only 2 months ago. Trust me the issues wasn't fixed immediately, just like the roof. It's been Hell!!! Don't do it!! Please do your research first...

I put a application in last week on a property HAVENT received no call no email or text stating whether I was approved or not sent email out numerous of times still no response today I wake up and look to see if the house was still on the market and it wasn’t so I guess that was my denial but they will call and text all day asking did u like the property or was anything wrong

Would give no stars if I could

Would give no stars if I could, find a better property management company. My husband and I found a property on Zillow, saw it was Pacific Oak Residential, and started the process. The property was a bit on the older side, but we thought it would still be perfect for us. They didnt give us an option for deposit other than to use Say Rhino. They wanted to charge an astronomical fee in place of the deposit, luckily the property had been sitting so long we were able to negotiate around it. The property was in worse condition than we thought. Upon moving in, we noticed the windows were real drafty, and the basement was completely uninsulated (I didnt even think to pay attention when we were viewing the property initially). About half way through the lease, the neighbors became untenable. Rude, screaming at all hours, literally my apartment is quieter than this house. We decided in Feb of 2023 we would not be renewing, and started the process to exit this house. We submitted the form online through Pacific Oaks website. Never had anyone follow up to verify they got the form. So i called 3/23/23 to verify, the rep told me yeah, they got it. I asked for a property manager to follow up with me to go over the process. No one ever did, and repeated attempts to follow up were also never followed up on. We found a new property over 8 hours away, and began the process. During this time, the neighbors became even worse, started hooking up extension chords to the house and randomly using our garden hose. We decided it was better for us to leave early, and notified Pacific Oak as soon as we figured out a concrete date to exit, 5/15/23. Pacific Oak refused to approve the move out request with Say Rhino, so i got charged again for no reason. They also keep saying the house needs an inspection for damage, which i expected, its been almost 45 days and still no inspection. The "property managers" have 0 customer service skills and poor communication styles. The poor CSR's working there are prob put through the ringer on the daily, they deserve a kudo's shoutout, cause they are doing the best they can with what little resources they have. Ill update this review if anything else happens, hopefully this will be where the story ends.

contact. He was the property manager and right away I felt like he wanted to help us get into the house we wanted. We then worked with Valerie, Megan, and all the hard workers who showed their professionlism. I appreciated their knowledge and expertise which made the process move along faster and lessen our stress. I was impressed by the Pacific Oak Residential staff who utilizes their endless resources to put you in your new home. This company's standards has set the bar high.
