This solicitor has been assigned to my purchase case through Millenium Legal.

They are EXTREMELY SLOW and inconsistent.

While Michelle did a great job at the initial inception process, almost a 5 stars job, I can not say the same of the other team members, but I will edit this as soon as things change.

I would appreciate if Ross Coates kept me updated and reply the emails from their side.

It looks like there has been a restructuring process, and my case has been assigned to a new solicitor.
The restructuring process made a delay of at least 2 to 3 weeks to my case. After that a new solicitor was assigned to my case and I thought things would improve. After an initial speed up, now again I'm facing with delays difficult to understand.

Enquiries were sent more than 3 weeks ago, and the replies, supposedly, were received more than 2 weeks ago, but still, today my solicitor has not look into it, and even when I called them a few days ago they had no clue if the seller had or not sent the enquiries answer. The Estate agent has already emailed my solicitor team 3 TIMES during the last 2 weeks, requiring a reply about what more is missing to proceed with the exchange dates discussion. Well, as long as I know my solicitor has not replied to him yet after more than 2 weeks. Every time I call my solicitor (4 times already during the last few weeks), I am always told that either "We don't know, we need to check it" or "We are going to look into it". and after days and weeks: SILENCE.
Finally they have replied after more than 2 weeks.
The solicitor is knowledgeable but sometimes it takes 2 weeks, or 3 days to reply, randomly and no many updates in between.

Very frustrating to work with them. While the solicitor did good work, the problem came when suddenly they didn't reply to any email for 1 week or more. I called to them several times, more than 10 on different day and at different times. Many times they don't EVEN PICK THE PHONE. And the times that they pick the phone I was told by the assistant that the solicitor will call me back, BUT THEY DID NOT. We are close to exchange and completion but they are delaying it all. The seller's solicitor and estate agent have complained that my solicitor hasn't replied to any emails for weeks. The seller is even saying that if communication doesn't improve, he is " considering re-listing the property" because is very difficult to work with Ross Coates, with such slow service.

If I could have given zero stars, I would have. WARNING
This company is totally incompetent. As other reviews have stated, there is no communication from Ross Coates to solicitors on the other side. Emails are not replied to and phone calls are rarely answered. When they are, and Ross Coates say they will get back to you tomorrow with an update they never do. It took them 4 and a half months to finally complete our cash purchase. This was only completed when they were threatened with a complaint to the las society. After being told we would be able to complete on Wed 29.05.24 and we had transferred the full purchase price to them, they then couldn’t complete for a further 2 weeks. Apparently company policy is complete 2 weeks after exchange, unless we paid them a further £500 + VAT for a simultaneous exchange and complete fee. Amazing what can be done when extra money is paid.
Automated replies to emails siting company holidays and sickness as an excuse for delays getting back to us were the norm.
Don’t let the seemingly cheap quote fool you. You get what you pay for, or in their case not. YOU HAVE BEEN WARNED. Use Ross Coates at your peril.
A TOTAL DISGRACE.

As soon has house was sold rosscoates was on the ball straight away.Emma was really nice to speak too and explained everything what would happen next. A lot cheaper on line than going to see a solicitor

All the staff were kind, caring and gave a highly efficient/professional service. This made selling a leasehold, sheltered accommodation property, which needed to comply with complicated housing association regulations, go through effortlessly. When it came to value for money, in my opinion, this was also excellent.

* Update 3 * These crooks have finally been shut down. Those affected,I do hope you get your funds back. An awful experience for my ex wife and myself

*Update 2* - 3rd May - According to HSBC Some interest remains on the mortgage due to the late payment. Ross Coates agreed to pay this. Nearly there.

* Update * 30th April - Notification mortgage paid.

* Update * Estate Agents Fees paid 24th April and statements received 29th April.

As of today 26th April (2 weeks on from property sale) the outstanding mortgage on our sale property has still not been cleared, our estate agents are chasing their fees and claiming breach of contract and they have overpaid us equity on the property, this is despite accounts department PROMISING the mortgage was being paid via a rare phone call Tuesday 23rd April .

On Monday the 29th we will be paying the mortgage on a property we no longer own.

Every single professional body involved in this transaction, from the buyers solicitor, the mortgage brokers, the estate agents are urging us to report this company to the Law Society and the SRA and we will be exploring every avenue including police reports and recouping costs , as on a personal note dealing with this awful company has made my partner mentally ill and be signed off work.

Now before the team at Ross Coates try and bury this review for "harmful & illegal content " What i would like is, Monday 29th send us a COMPLETE and correct statement and breakdown of the fees, immediately clear our outstanding HSBC mortgage with the sale funds you are sitting on, tell us how much we owe YOU as you've overpaid us and finally as a gesture of good waive your fees.

You are acting illegally retaining these funds and are in breach of all professional conveyancing standards.

If we do not hear from you by midday we will assume the funds have been taken fraudulently and will be alerting Ipswich Police.

If you value you sanity do not engage with this company for conveyancing, they do not understand the process or their commitments .

This is one of the worst Solictors you could ever deal with.
I was in the process of buying a house, and due to their absolutely useless rude staff- naming Remersh Kaur, her assistants Dara and krishna, I have lost my house purchase.

After paying them £200,000 for completion of my house purchase, they refused to transfer my money on to the sellers Solictors account. They have held my money for months and I am constantly fighting to get my money back. They refuse to answer myself calls and emails and Remersh will always send you an auto reply saying she is on holiday. She is always on holiday!!

Please please read all the reviews on Ross Coates and staff. They have 3 cases now with the SRA. Keep your money safe and don’t use this solicitors if you want a successful house purchase.

Ross Coates have been great, in particular Dara, Jo and Remersh. Easily contactable and getting things through swiftly for me which I am very appreciative of. Great service throughout.

This company is a fraud!! They will cheat you of your money and refuse to return it to you.
I have lost my house purchase as they refused to pay the sellers solicitors my full cash payment for the property purchase. They kept nearly £200,000 of mine in their personal accounts and misused my money. God knows if they invested my money and made money from it. They refused to send me statements of where my money was being kept hostage without my permission.
After reporting them to the SRA and close to opening a police report, only then have they finally returned my money after 1 month of misuse.
Dara singh and Remersh Kaur, Krishan all work together, convincing you to send them full monies, only then to ignore your calls and emails and make excuses not to complete the house purchase. They are all related internally and are misusing your money.
Ross Coates himself is always too scared to attend any calls.
I have taken steps on legal proceedings against this solicitors. I have reported them to SRA and now I will try and make a report to watchdog as well.
PLEASE STAY AWAY. YOU WILL BE CHEATED BY THEM!

I am still in the process of selling my house with this company after 4 months and am totally frustrated at the lack of response to emails. It is impossible to get through on the phone and they sat on the Management Pack for 1 month without passing it onto the buyers solicitors. This only happened after I got through to their complaints department and she did it, but unfortunately this lady has now left the company and they have removed the phone number from their complaints page. Do not pay up front for their fees!. I negotiated a lower upfront payment but still regret paying this because they have no incentive to work fast. I have pretty much had to liaise through the estate agent with the buyers solicitors to sort things out because otherwise I think it would take a year to complete!

UPDATE

If you think things cannot get worse then read on. The sale completed on Friday 26th April. It is now Wednesday 1st May and I dont have a completion statement, no reply to emails, unable to get through on phone and more importantly I still dont have the money! I dont even know how much I am getting. I only know completion was successful because the estate agent told me! Nothing whatsoever from the solicitors. I am extremely worried, dont put yourself in this position. This is the Whitehouse Road department by the way. I believe they have other offices too who may be better.

I urge you to not use this firm. When a service is cheap you get what you pay for. Absolutely terrible! They don’t answer the phone or respond to emails.

My sell fell through because of them and lost a lot of money whilst in final stages of pregnancy it’s been so stressful.

"I aim to respond to all other emails within 5 -7  working days, however, this will not necessarily be possible in all circumstances." This is the standard auto response you get if you email and it has sometimes been longer. It took two weeks to get a simple reply of what stage we were at. Then when I did get a reply it was vague. I dont believe that this is a satisfactory timescale for emails on a house purchase to take to reply to.

Additionally, I was concerned when Ross Coates requested the transfer of funds for the property purchase before the completion of searches, without providing detailed information on interest rates or the process for reimbursement should the purchase not proceed. Unfortunately, obtaining answers to these fundamental questions took several weeks.

Other challenges have included needing to request the searches three times before receiving a copy, and initial documents being issued with my title and name misspelled.

The purchase process is still underway, and I will provide a further update upon completion.
