We put our house on the market in…

We put our house on the market in October and completed the sale in February. We enjoyed very attentive and prompt service from beginning to end. We always felt listened to and supported through the whole selling process. All our queries were dealt with immediately and all the staff were friendly and polite at all times. We couldn't have wished for a better selling experience. Thank you Jordon Sophie and Emma.

A BUNCH OF COWBOYS that can no do the…

A BUNCH OF COWBOYS that can not do the very basics right, had a viewing booked on house at 10.30am and took time off from work, vewing confirmed by email and Jordan was to attend, i arrived early that day but at 10.30am no show, waited and phoned the office serveral times but to no answer and left VM, jordon arrives at 10.45am but it gets bad to worse as he does not have the right keys for the house, was told Dino is going to call me, no phone call still, a poor service from start to finish.

Appalling service

Appalling service from start to finish on the sale of our property. From the moment we went live on the market, the service we received was awful. They are a nightmare to get hold of, take ages to answer the phone, promise to return calls and then don’t, take days to respond to emails or just ignore them altogether! We had to chase for feedback on every viewing and even resorted to contacting our buyer directly on several occasions, due to their sheer lack of communication.

We have now completed and requested a partial refund on their fees, but they have refused and insist they have provided an ‘excellent’ standard of service! 😂
The fact that they are still trying to justify their actions says everything about them as a company, as do their reviews from other customers. I just wish we had done more research on them first!

AVOID.

Absolutely disgraceful estate agents

Absolutely disgraceful estate agents, avoid at all costs.
Jordan promises the world and delivers nothing, he can’t even return a phone call.
Frankie is unable to make a phone call only send emails along with this she fails to advise when appointments are booked, this allowing people to turn up on the door step and you having no idea.
Then you get emails advising that your property is underperforming on right move and this may be due to price or photos which both are down to them and not us !!!
We had already lowered the price by 5k off our own backs at this point.
After speaking to people locally about their service we found that over pricing properties was the norm that along with the disgraceful service we received from them. We heard off so many people at the point of solicitors and mortgage valuation that they over priced properties by 10k at least and causing huge issues for people.
Shocking service and would avoid at all costs, that’s if you actually want to sell your property.

Excellent Letting Agent Experience

I worked with Alex Dale (Lettings manager) and Sophie Halden (Sales and Lettings Negotiator) between October-2nd December 2022 to secure a lovely young couple as my new tenants

In total
16 prospective tenants viewed
There were 7 applicants
AND
A delightful young couple were chosen

They are very happy in new home

The next day after induction the tenants
This was their message to me'

"Hi I would like to say a massive thankyou for letting us be your tenants and picking us I was in shock yesterday for excitement 😊

And as for Alex & Sophie
I couldn't be more pleased

Summary of their
service would be " par excellence"

" local snd Sector knowledge is upto date and great"

"Dedicated, thorough, responsive persistent, supportive seamless communication and support in securing two lovely new tenants"

Samuel Makepeace promised the world…

Samuel Makepeace promised the world and delivered nothing. Had plenty of viewings but none seem to be vetted and in a position to buy. Their only answer was to reduce the price, which they set. This I did by £16k. Then as I wanted a quick sale I took an offer £35k below my original asking price. Felt the agent was representing the seller not me. The buyer said it needed a new roof as it had foam insulation, and the lender wouldn't borrow till it was done or reduced by 10k. Makepiece sent out their roofer who agreed, which I thought was funny as he never went inside. Swapped to an agent in Stone, who sold it for £10k more, in 2 weeks. Same lender came out, no mention of the roof. Completed same month. Make up your own mind !!

Excellent friendly service

Sold and purchased through Samuel Makepeace and they were great with both. Wouldn't hesitate to use them again! Staff were always super helpful and friendly. Thank you!

Ok this may come as a bit of a shock…

Ok this may come as a bit of a shock based on the reviews I have seen here so far. So let me begin by saying my house was sold in 3 days (9/1/21), and exchanged and competed 19/3/21 approx. 13 weeks. So here's my journey with Samuelmakepeace. I found them by using GETAGENT.CO.UK which was quite useful. We first met Dino (Director), who we found to be charming and straight forward to deal with.
Jordon Massey (Property Valuations Manager) came and took the photos and had the property online very quickly. Once sold we needed to sort a solicitor as we didn't think it would be that quick, we were pointed to MOVE HOME FASTER by the estate agents, once we were happy with the conveyancing fees, we were sent via a site called HOOWLA web portal. This site is just excellent, you can quickly communicate with everyone, but there is also a graphic telling you at each stage where the sale of your property is. I think we spoke to the solicitor 3 times and that was it. We dealt with mainly Louise, and Sophie in the Samuelmakepeace office, but Lucy the office manager oversaw everything. Ok we did chase them a couple of time, but mainly for reassurance things were moving ok. Even though we could see they were on the portal. I must say our solicitors were also very good! Poole and Alcock solicitors. But we had a good experience.

Put off immediately at enquiry stage

I enquired to view a property with this estate agents today. On receipt of an email with a guarantor application form, I requested that I be sent the correct paperwork to fill out for viewing and asked (as per my data protection rights) what “basic checks” would be performed against my information. Simple question and a honest mistake re. the paperwork.
Then I get a response from Mandy stating “I have sent all relevant forms needed to proceed to the viewing stage. If you won’t be needing a guarantor then feel free to miss this step. I have attached the tenancy application form again to this email for your records.”
The correct documentation wasn’t attached the first time. There’s absolutely no need to alienate potential tenants being so condescending and rude when you could’ve just apologised and sent the correct forms. It’s also against the law to ignore requests for how a persons data will be used. As someone who’s rented before and works with sensitive financial data, I find it very concerning that this request was ignored. I do hope you’re registered with the ICO as I’ll be reporting this to them.

Absolutely poor organisation

Absolutely poor organisation.
Poor communication with Letting manager, which they kept delaying the possible tenant to open the viewing for others.
Excellent company to bring someone who are untrustworthy to rip their statues.
Steer well clear

OMG terrible company

OMG terrible company!!! Try to avoid..... wanted to let a property, was told Claire(Letting manager) would get back so I Called umpteen times but no response. In the end after waiting 2 weeks she got Kieran another of her colleagues to tell me that the landlord hadn’t still decided on a Tenant and was opening the property for viewings again, even though the viewings had ended, 2 weeks prior..... seems “Bespoke” is a false name they’ve given their company...... it’s bespoke to suit them!!!!
Terrible terrible
Please get in touch personally consumers if you don’t believe me!

All sales pitch, no substance

From start to finish Samuel Makepeace caused us endless headaches. When first meeting Dino we made it extremely clear that we would not want to be forced into temporary accommodation through selling our property, Dino assured us that this would not need to happen, as this was our number one concern regarding selling the house. With our worries settled we listed the property with Samuel Makepeace.

We were very pleased with the actual listing. The information about the house was perfect, and the pictures were beautiful (we even had a viewer comment on how accurately the pictures represented the house). The quality of the photos and listings was one thing that actually drew me to Samuel Makepeace in the first place.

Viewings came in slowly, but we were happy. However, it became frustrating when sometimes viewers turned up at different times to what we had been told, didn’t show up at all, or the estate agents themselves didn’t bother showing up, or arrived late. When we did get an offer we were not informed by Samuel Makepeace, but by our buyer when they came back for a second viewing. This put us totally on the back foot, as we had no clue they’d made an offer. This was several days after the buyer had made their offer. The buyer also informed us that Samuel Makepeace had advised them to put in a lower offer, which was actually lower than our asking price. I found this very odd, and never received an explanation.

We did accept the offer, and from that day the process continued to be a nightmare.

It felt like the buyers situation took priority, despite us being the ones to pay estate agent fees. We did have to move into temporary accommodation, as this obviously wasn’t made clear enough to the buyer from day one, and we didn’t want to lose our sale as this meant we’d lose our dream home. We were blindsided with this the day before we were due to exchange contracts, so we were unable to find ourselves a new buyer, as again we risked losing our new build if we delayed the process. This along with covid now means we will be in temporary accommodation for up to six months.

Having had this experience I am thankful and relieved that our next house will be our forever home, because Samuel Makepeace have put us off ever selling a property again.

If you’re purchasing a new build property, please take my advice and just part exchange! Yes, you’ll get less money for the sale, but trust me it’s not worth the toll it’s taken on our mental health.

Simply Awful

Simply Awful
This Estate Agent fails to deliver
Mainly Their ‘Director’ Dino
They got it wrong from the very start
Incorrect admin and communications
Which delayed my sale.
And what they promise in their sales pitch was never delivered not even close
They couldn’t even get their contract signed yet they still marketed my property before I had even agreed anything.
Then having secured a buyer they failed to follow through on anything
I had to personally chase everything every step of the way ..Just as well I had an excellent proactive solicitor

All of this and yet not even a simple apology all they will do after letting you down will hide behind their Terms and Conditions and insist on being paid their full fees despite having failed to deliver on anything

Avoid this company at all costs....
If not costs is all you will get!

Samual Makepeace....Not a company I would recommend

Samual Makepeace were paid to manage a letting. They failed to have the boiler serviced and obtain gas safe certification leaving the tenants with a faulty boiler and my wife and I open to possible litigation ,fines of up to £20,000 and a prison sentence. When we found out from the tenant and approached the company, responses from their lettings manager Dino Vella included "most land lords aren't bothered.... I'm not a boiler expert I can't be held responsible if a plumber doesn't do a proper job .... come on you got your rent every month what're you going on about?" We terminated the contract and asked for a refund of the management fees for the months of their failure. Mr Vella's response was " That aint gonna happen" with a conceited laugh. This chap also runs First Property Services based in Burslem.

Awful estate agent

Awful estate agent.

I said I would increase my offer if the vendor agreed to a quick turn around, they called to say the vendor had agreed to this, but after over a month, no papers to my solicitor and by this point, I had vendors details so checked with them and they weren't even asked! Also, I waited on hold for hours when Samuel Makepeace had actually just closed the office for two weeks but they didn't bother to change their voicemail so you just waited on hold, having to call in person to the vendors house twice to sort out details for the surveyors, then having my complaint remediation ignored, and then rude down the phone and accusing me of blackmail because I said I was putting my experiences online and threatening to report me to the authorities! STEER WELL CLEAR! Especially if you are tying to sell your house they all but made me abort!

Then they deleted this review from their Facebook page! Utterly ridiculous!
