Sold me a “100% secure” lodge that was never built. I lost £114,900.
Lewis Combe is the sole director of Silkwood Group. In July 2023, while he was a consultant at Knight Knox, he sold me a lodge on the Barncrosh/Barnsoul development in Dumfries and Galloway. I invested £114,900 and have lost all of it.
He sold it to me as a freehold, luxury 4-bedroom lodge, completed and ready for immediate rental income, on a site free of debt. It was presented as a secure, asset-backed investment paying 9% with a five-year buy-back. Mr Combe told me the return was “guaranteed” and the investment “100% secure”, and assured me that thorough due diligence had been done on a reputable developer.
I asked him directly whether the lodge had been built and whether the developer held bankruptcy insurance. He passed on the developer’s answers and checked nothing.
What I actually bought:
A lodge that doesn’t exist. No 4-bedroom lodges were ever built. About 30 lodges stand on a site where “completed” lodges were sold to more than 100 investors, some of them twice.
A worthless certificate. No deeds were ever lodged with the Scottish land register. I own nothing.
A site mortgaged for millions.
A developer with a record of failed schemes. Before I invested, he was already under a High Court injunction banning him from taking further investment in this project.
A scheme already investigated. City of London Trading Standards had looked into it as potentially fraudulent a year before my purchase.
The scheme is now a live City of London Police fraud investigation, Operation Banstead, with numerous arrests made and prosecutions pending. It featured on BBC One’s Rip Off Britain on 19 November 2025.
ewis Combes is the sole director of Silkwood Group. Before that, he worked at Knight Knox, where he sold me a property investment that turned out to be worthless. I lost my entire investment. The scheme is now part of a City of London Police investigation (Operation Banstead).
Before investing, I asked him direct questions. Was the 4-bedroom lodge actually built? Was the developer insured? He repeated what the developer had told him, as far as I could tell without any verification. There are no 4-bedroom units at the property. The developer went bust. I was told I was a freeholder, but the certificate was worthless and I owned nothing.
I don’t expect an agent to predict the future. I do expect someone selling an "100% secure" investment to check basic facts before telling a buyer they’re true. That didn’t happen here.
If you’re considering an investment with Silkwood Group or Lewis Combes, verify every claim yourself independently: the build, the insurance, and the title.
