Thanks and praise to the EMS Management Team who worked hard to mastermind and oversee work on a major cladding issue at Verdi Gris in Bristol - They managed to raise over £1.5 million from insurance and government funds to get the job done and make residents safe - when tales of terrible service problems and rising charges elsewhere are in the air it's so good to see a team get it right

Most useless company around
Most useless company around, call themselves estate management solutions, should rebrand themselves to estate management problem after problem, had issues with the front door not working from the beginning of december until currently.. it is still not fixed!! They get shoddy workmen who take off handles off the main door to enter and exit the building.. the only fire escape, unable to be opened as we have no internal door handle anymore and the workmen have just left the building this way.. if the door closes properly we cant get out and if there is a fire we will all burn to death thanks to ems, no point trying to email or contact them as they dont understand what you tell them, avoid this company like the plague

Three years of rising charges and deteriorating satisfaction leads to their eventual removal
I am one of the many residents who have had the misfortune of experiencing what I can only describe as "a reign of terror" at the hands of this company for three years. Thankfully, they were eventually removed via a successful Right To Manage claim.
Of course, this would not have been necessary if EMS had chosen to treat residents with respect instead of contempt. Indeed, this scorn was made apparent from day one and, unfortunately, it only grew stronger as leaseholders like me tried to re-assert their agency.
My concerns were routinely ignored, belittled, or summarily dismissed. Overall, I found EMS’ management style to be obstinate, draconian and ineffective.
Not a single ounce of responsibility was ever shouldered by EMS for any of this. It is therefore worth pointing out that EMS’ attitude, actions and performance were 100% the catalyst for leaseholders achieving Right To Manage and successfully removing EMS as the managing agent.
I’m delighted with EMS
I’m delighted with EMS. I have 6 examples to illustrate…
1. The communal hallway, landings and staircases are kept immaculately clean.
2. The bin areas are kept clean and tidy.
3. The communal gardens and pathways are well maintained.
4. I live on the top floor and heard mice in the attic. I reported this to EMS who promptly sent someone to deal with the matter. Since then, I’ve heard nothing more from above.
5. My TV aerial stopped working. EMS sent someone quickly to investigate and installed a brand new aerial in my attic.
6. There was a fault on the communal entrance door, which caused me to be locked out. I called EMS and spoke to Jordanne who was very attentive and immediately contacted one of my neighbours to open the door from the inside. She also gave advice to use sticky tape to hold back the latch and promptly emailed all the neighbours in the block advising them of the issue. She offered reassurance that the matter would be dealt with as a matter of urgency, and sure enough, it was fixed the following day.

Thumbs Down, Find another company
As a hoa board member for over 15 years, I would not recommend EMS. They do not live up to their contract. Homeowners can't get in touch with anyone and the board has had to do all their work. Save your communities money and find another company.

Fantastic Managing Agent
My experience with EMS has been great, I can’t fault them. I have several leasehold flats and they have are by far the best managing agent I have dealt with. Very professional, always keeping me updated with what’s going on at the building. I feel like my property is in safe hands with them and would welcome them being the agent on all my properties.
Worlds worst management company
Words can cannot express how bad this company is but I’m going to try. Consistently rude and unhelpful, dishonest and inept, totally incapable of managing the budget and the building. They have made made my 3 years of living in my new home a misery. So glad we will be soon finally rid of these clowns through Right to Manage. I would urge anyone who is living in a building “managed” by EMS to start the Right to Manage process asap to take back control of their homes and lives.
Avoid or RTM now!
If you are considering moving to a property managed by EMS I would seriously consider your options. To say they are woeful, ignorant, rude & in-efficient is just the tip of the iceberg.
You may think that 'they will get better', and try to 'work with' them as our building did but this proved futile. Put simply their day to day actions make residents life worse, and I don't believe this is by accident, rather by design. Hard to believe people can come to work every day and operate like they do. 1 star is far too high a rating!
Look into the RTM process ASAP to start the process of taking control of your own building (and life) .. it will involve some legal costs most likely but it is well worth it.

This company is stealing money from the flat owners in the building. Try to avoid buying flat in the building that is managed by this company. Awkful company !!!
They were fixing without notice to the flat owners. Then they suddently sent the invoice to ask all the flat owners to pay for a huge amount. They calculated wrongly the portion that I had to pay. Afterward, I was making argument on the wrong figure, they charged me for late payment then.
They forced people to pay unecessary fees. Then, they were scared to such a big bill, causing more issues. They are trying to build their sinking fund high to protect them.
Over 50% of residents want rid of them
As with over 50% of the residents in the building I find EMS to be obstructive in most everything they do
For example many of our doors have failed the fire door assessment and yet absolutely nothing has been done to resolve the problem, the reason being it will cost the Leaseholder money no doubt the cost to replace these would be huge. They appear to disregard solutions offered to problems and just constantly repair things over and over again well it’s not their money is it awful company that seem to accept no responsibility for anything they appear to bully and threaten on every occasion and offer no support to most of the residents

Very poor maintenance and cleaning
Our building is only around 3 years old and the generally standard of maintenance and cleanliness can best be described as .. shoddy.
It’s up for debate whether this is due to apathy, poor management or just general uselessness. 3rd party cleaners that attend show an utterly woeful level of performance, and it’s clear that EMS have no interest in managing this, probably because it’s our money and not theirs, so they simply do not care.
Even when reported as unclean, communal facilities are not brought back up to standard and it’s clear that neither the EMS management team, their onsite resource, or their 3rd party contractors are neither up to the job, or care. I suspect both.
We are just an easy pay day for these guys. No pride. No professionalism, no performance. Just poor, I’d be ashamed to be involved

Waste of space, time and money, zero customer service, absolutely no budgeting skills, residents used as cash cows.
Use of extreme bullying tactics to harass and intimidate residents.
Not in the least bit helpful, contemptible staff, rude and dismissive.
Torturous to deal with if you require any kind of assistance.
Slow, painfully slow to respond to security and maintenance issues.
