Unilodge on Riversdale road, Melbourne, VIC 3122 is the horrible place with the worse managment ever. They have students as RA to help out the tenants but they select students as RA that they smoke... Ver mais

Very slow maintenance service and when asking the reception, the only response was a "no guarantee of when it will be fixed" and follow ups are incredibly slow. This is my second time experiencing air conditioning related issues, with the first air conditioning leak experience taking over 10 business days to resolve

and I just want other people to know what it is actually like renting from UniLodge
First day, the room they gave us looked like a prison cell, and forced you to pay extra 60$ fees for mattress protector (ok cheap jerks)
First two months, the heater made loud noises and the fridge died. All my food spoiled, and it took them a month to replace.
Heater in my room never got fixed
Freezer also died next month.
Sure, you don't pay for electricity and Internet, but when you leave, they force a 140$ cleaning fee. Also, the washing machines break and will ruin your clothes

Today, they emailed me saying my offer is gone, of course, they lied with 'they didn't hear back from me' but F that, my room was booked four times, I emailed and went on campus 4 times, they confirmed it was 'all right n good to go' they wasted my mental effort and time,
Girls might find this one interesting, worst part? random people in the company can access your room, without notice, of course. I had an old man once open my room, no knocking or anything, at 8 pm while I was sleeping, 'sorry mate wrong room' F×ck that, I got flashbacks.
If you're planning to rent from Unilodge, choose other companies and never ever rent Chisholm unless you want to pay 240 (Sorry, no 250$ now) to get yourself into a prison cell, feel free!
I could see the students mental health genuinely declining through the months
overall Its fine if you don't mind 4-6 cockroaches in your room, if you have no option, but I'm letting you know, just be ready to be disappointed, or hopefully you get a better experience, than me

cockroaches spread inside the building and the manager would ignore the email we asked for pest control. These cockroaches would climb to bed every night.
Living at Unilodge South Bank was the most miserable, arduous and nightmarish experience I have ever been forced to undergo. My experience living in a six bedroom apartment was one of continual torment. My roommate’s were vulgar, messy and downright unhygienic. My regular experiences were waking up each morning to toilets overflowing and with skid marks, urine on the toilet seat and pubic hairs running the rim. The sink was consistently filled with beard hairs, from those too lazy to clean. The kitchen happened to be the worst part, as a someone both too poor to eat out every night and too time poor to clean for an hour prior to every meal it was a nightmare. The bin overflowed everyday, the sink was routinely filled with dirty dishes and mouldy food, and the fridge exhumed a continuous odour of expired food. However, the worst part was the maggots, a serious health and hygiene issue for myself but a cooperatively common one for Unilodge. Despite all these complaints nothing was done by the staff at Unilodge South Bank. To call them useless would be to imply they had a use to begin with. I was dismissed, set aside and told the only help I would be able to receive would be from paying extra for a different room. Please keep yourselves and your children away from both this individual institution and the pitfalls that result from association with Unilodge as a whole. Whilst I am still dealing with the trauma of staying here myself, I can only hope my message will prevent others from having to undergo a similar treatment by this immoral company.
As a tenant here, you will receive unwarranted accusations and arrogance from the staff. Without providing any photographic evidence or receipts, I was informed half a month after I had checked out that the room had incurred an additional cleaning charge and stated that I would only be refunded my bond if I paid this. I questioned this and their reservation manager stated if I conject their intentions we will not reply to my emails again, nice threat! Their arrogant and rude attitude is telling you in no uncertain terms that I am in control of your bond and you better shut up and do as you are told if you want your 4 weeks rent back. And after I paid this so-called extra cleaning fee, they threw me an RTA link and told me now you can click on it to start a series of application to claim the bond refund. I don't think other tenants will be asked to do this on their own, I am indeed no longer paying you rent, but please finish your basic job. The employee who operated the keyboard was mean, arrogant and rude in all the email communication, it's hard to imagine someone like that in the accommodation industry. I would tell all my classmates, friends and international students on social media to stay away from this place.
I had terrible experience at Unilodge and felt scammed by them. The quality of customer service was very poor and often not up to par with what’s required by rental laws.
1. On the day I was handed the keys for move in, I opened my room to find the cleaner in there. He was half undressed, without wearing any top, so I thought it could be the previous tenant, but he confirmed he was the cleaner. I needed to wait at least 3-4 days after to move in as the carpet was still wet from steam cleaning. This was against the law as the room needed to be ready for move in when keys were handed over. No compensation or other alternative arrangement on unilodge part either.
2. Request for repair was usually ignored by unilodge.
3. When it was time to increase rent, unilodge sent all tenants email of new rental schedule of different room types and mentioned that if we signed up contract before a certain date, we could get an early bird/lowered rate. When I replied ok to this email, unilodge staff replied with a new rent increase form with a new rental rate at a price of a twin studio when my room was actually a single studio. When I tried to clarify, the staff sent a new form with an increased rate much higher than the twin studio, almost equivalent to a 2 bedroom rental price. When I complained that they can’t keep increasing rent more than once in a year, they sent me an email stating the landlord was happy to keep the rent the same as before. So I signed up on this and 2 weeks later, I was issued another rent increase much higher than the last one. They probably tried to send me 3 rent increase form within a month period, one higher than the other, while neglecting the fee schedule unilodge had initially sent tenants earlier. Also, the rental law only allows for one rental increase per year. When I tried to reason with staff, they hurled verbal abuse without taking responsibility of their mistake at all. It felt like an extortion from mafia as unilodge demand for rent increase was not going in accord to the law. I reached out to CAV for assistance and a kind CAV staff helped me with that.
3. When I sent an email to unilodge to update my email address, this was ignored by them. As a result, 3 tradies dropped in on 3 separate occasions without me being informed beforehand. This is against rental law. Tenant needs to be notified should they require technicians to come to the rental unit.
4. Fast forward a year later, I was issued with another rent increase. This time, my proposed new rental rate was actually $40pw higher than the rental rate advertised on the website for the same room layout. When I requested for a price match to the lower rental rate as per advertised on unilodge website, and complained to them that false advertising and rental bidding are illegal, I was issued with notice to vacate. Unfortunately unilodge issued a rental rate much higher than previous one after and updated the website rate to be as high. So I left immediately.
5. I was told by Unilodge to return the keys on the 28th of Dec, but was charged rent until 2nd of Jan. On the 15th of Dec, I was notified by the electricity company that a new tenant was moving in, so I had the unit professionally cleaned before returning the keys on the 28th of Dec promptly as per Unilodge request to avoid clash. Not sure why they would overcharge the subsequent 5 days though.
Beware of the power play in rental price. They are like predators preying on unsuspecting tenants, using bait and switch tactic to scam others. When they use illegal methods to pressure tenant to comply, tenant can only move out or report the case. It’s like living with illegal slumlords, eventually tenants will move out because it isn’t the ethical society they are expecting.

I lived in a Unilodge Adelaide facility in Victoria Street in 2013. I was desperate and the place was close to the university but the room was tiny, the bed like a board and the kitchen facilities minimal. The building is cheap and shoddy so noises could be heard from all sides - left, right, above and below as well as the street. I had to pay for social club membership I had no time to use. The final inspection was not done in my presence but two weeks after I left and was made to pay for cleaning the dust. The staff were not helpful or friendly and I felt isolated and a student victim of unbridled corporate greed.
The building itself is well-maintained and clean. The facilities, such as the lounge and gym, are pleasant areas that are kept in impeccable condition, making them a joy to use.
However, where Unilodge falls extremely short is in its customer service. I personally stayed in a 7-bedroom ensuite for a couple of months. While my room itself was nice, the common area I inhabited was extremely dirty. When I brought this issue to their attention, I received no assistance and was not offered the option to move to another room (no availability). When I inquired about moving or breaking my lease, I was presented with various additional fees. The reception staff demonstrated an extreme lack of personal engagement, appearing solely focused on extracting more money from students.
Upon breaking my lease, they provided me with the option to advertise my room to find a new tenant. I initially believed this was a great idea since Unilodge had its own website for room listings. However, it turns out that they did not even advertise my room on the Unilodge website with the excuse (our system is not capable enough), so that was 140$ wasted.
At this point, another housemate and I moved out of the appartment. We are still paying rent every week without even living there. Calling corporate to see if they would do something is a waste as they do not even bother to pick up the phone.
To this day, Unilodge City has made no effort to address the issue of the unclean common area. Their reasoning is that I have moved out, and the current residents appear to be accepting of the living conditions. It's needless to explain how this complicates finding a new tenant for my room. In every aspect, Unilodge lacks proper customer service.
I eventually moved to a building managed by Scape. While their rooms come at a slightly higher cost, it is undoubtedly worth it in every regard. At Scape, no problem is too challenging for the staff to handle. The staff members are friendly and responsive. I strongly recommend everyone to choose Scape over Unilodge.

Everything was going fine until my Air conditioner stopped working and I raised a complain on Friday, in reply they said that the maintenance team works only on Monday Wednesday and Thursday and your appointment has been fixed for Monday, I waited patiently for Monday and on Monday evening they tell me that due to high level of complains the maintenance will be done on Wednesday which is today, I am paying a rent of $544 week to sleep in this hot???? This big business only mailing and messaging us to pay the rent and what about the services??? 5 days without an air conditioner where there is no cross ventilation and exams on top of my head, not able to sleep till 5 am in the morning and ruining my whole schedule?? Why can’t this big business afford a daily maintenance team and this is not only for my room, I met one person in the lift he is having the same complain?? Charging for everything even to get a vacuum cleaner. If the charges are on top then services should also be.

i was generally happy with everything until i have to move to a different state due to personal reasons, Everything was going smooth and and found a replacement for my room and everything then the bond refund process began. upon the departure inspection everything was fine but the cleaning was subpar and i agreed to pay additional fee and the lease break fee, i already filled the bond refund before i depart and handed it to them and it took them almost 3 months to calculate my outstanding fee(lease break fee + departure cleaning fee) and email it to me. i paid the said fee within a week of receiving the mail and notified them that i have paid everything and they said they will start processing my bond refund once they receive the payment. its been 49 days since that happened and i have heard nothing from them not to mention they initially claimed that bond refund will take 5-6 weeks not 5-6 months i feel betrayed and its been stressing me out as im a international student and 2100$ is lot of money to me. wouldn't recommend others to stay at unilodge city garders unless you want to pay 4 weeks bond and not get it back

I am not even directly renting from UniLodge. Yet, they own a few units in the complex as property managers and are responsible for maintenance. The maintenance is completely god awful. They have hired the worst landscapers and maintenance crew that comes to work at 5 and 6 am, starts working around the area. It creates noise and wakes up the neighbours, even people that are not in the building complex can hear the noise. The neighbours have notified the City Council. The BCC has to get involved in order to tell them to make sure that all external work must be from 8am. One of the worst property managers, once they move into a neighbourhood, everything goes bad. Do not permit them in your residential area.
I just read the reply, I have no idea what they are talking about "talking" to their cleaners. One statement she claims that I am talking to her cleaners, second statement she accuses me of making false statements. Which is it?
Again, obviously they are not very friendly neighbours and think bullying tactics suffice for customer service.
Read the comments and the threats, now ask your self do you want to rent with a landlord that will take legal action against you? Good luck people.

Genuinely some of the WORST customer service I’ve ever experienced.
Rooms are filthy upon arrival, and doors, windows, etc break easily with no assistance from the employees to fix them. I have submitted so many requests for assistance and seen the staff in person many times, and I never once received any help.
Absolutely disgusting price for the abhorrent service and subpar rooms/facilities.

Lived with unilodge for years and never had a problem, until 2022. The staff seemed to stop caring about the students unless it meant they could make more money off of us. I left at the end of 2022 and 2 months later I’m getting charged half a weeks rent for something that happened AFTER I departed. If you’re thinking of staying on campus at JCU, avoid the new building and live at rotary/GR or one of the private colleges.

It's only renting to Chinese students around St Lucia. It refuses to rent to anyone else. They said that Australians are racist so they are fixing Australians by renting only to Chinese students.

I want to give 0 star but there is no option to do so!!!
Do not apply for if you could afford higher rent or have any other options.
I have waited for response for 2 months.Finally, they made offer with incorrect date and incorrect location without any clarification. After that, they expected me accepting offer in 2 days( including 1 public holiday).

I was stayed at unilodge city west (92 gray st, Adelaide). I will never recommend that to anyone. When they handed over my room that wasn't proper cleaned and during the heavy raining time, water was coming outside. I have reported all these things to them, but they didn't send me any response. My lease was finished in June and I left there but they haven't refunded my bond yet. Now it's almost 4 months. Didn't reply to my email! If I could rate them zero, certainly I would rate them as zero. Worst service ever.

As a parent I have found this organization very difficult to deal with, to date, I have sent 5 emails to Wamburun Hall and filled out the online form its been 6 weeks with no response. They finally answered the phone today claiming not to have received the emails even though the email address was correct. Even still where is the response to web forms then there's the time they don't answer the phone L leave a message each time but they don't call back.
IT would seem UNIlodge prefer to bully children than deal communicate with adults.
