Everything seemed fine during the stay. After checkout, I contacted the agency regarding the return of my security deposit, but I did not receive any response.

My security deposit has not been refunded, and no explanation has been provided.

Based on my experience, I would not recommend this agency.

Just for clarity:
I rented the apartment through Airbnb. When Utopia did not return my deposit, I contacted Airbnb directly. They were very helpful and resolved the issue by deducting the deposit from Utopia’s account. I recommend contacting Airbnb if you experience a similar problem.

The Good: The property itself is great—super clean and in a fantastic location. The Burj Khalifa is right behind the building, which is very convenient. If you aren't obsessed with having a perfectly clear view of the skyline, you’ll likely enjoy the space.

The Warning : I booked this specifically for the illuminated skyscraper views shown in the listing. Unfortunately, the photos are outdated. There are now two new towers under construction that significantly block the view. The listing should be updated to reflect the current reality.

The Critical Issue (Deposit & Refund): The biggest problem is the 1,000 AED security deposit. It has been over 3 months, and despite promises, the money has not been returned. Most concerningly, the charge on my bank statement appeared as "Www.coinhunter.ai" rather than the property name or the management company (Utopia Holiday Homes - Dubai). This makes it nearly impossible to track or dispute.

I rented my apartment (2 bedrooms) in business bay with them in short term and I found it very good, after the first month which was to accumulate reviews and launch the apartment, it has always brought excellent results, it made me a net 30%, compared to my last annual rent
