I would strongly advise anyone to think twice before renting from Apex. My experience over the past three months has been extremely distressing and unacceptable, especially as a single mum with three children.
From the start, communication has been very poor — emails are ignored, and when they do respond, I have been given misleading or untrue information. I have repeatedly reported serious issues, including a mice infestation, a broken toilet (for over four weeks), and a blocked drain (for over two weeks), yet repairs are either significantly delayed or not properly addressed at all.
The handling of the infestation has been particularly shocking. Despite reporting it as urgent, it took nine days just to contact pest control, and ten days after first raising it through their emergency line. I later discovered mouse traps already hidden in the property, suggesting this was a known, ongoing issue that was never disclosed.
There have also been serious safety concerns. After moving in, electrical issues required urgent attention but were downplayed. My gas safety certificate was allowed to expire and was only dealt with after I escalated the issue externally — something that should never happen.
To make matters worse, the company has falsely claimed that I have denied access to contractors, which is completely untrue and feels like an attempt to shift blame rather than take responsibility.
Overall, this has been the worst housing experience I have ever had. The lack of accountability, delays in urgent repairs, and poor treatment of tenants have had a serious impact on my wellbeing and my children’s living conditions.
I would not recommend Apex to anyone.

This company is a disgrace I've complained about a tenant at BORDER GARDENS and even phoned them and they said they would reach out to the tenant,then they had the cheek to say we respond to emails and I've emailed them over several times and no response.
The manager needs sacking and the company needs looking into so taking this further

As a single working parent with a small child under GOSH having a working washing machine is vital for my son's quality of care.
Kyah absolutely went above and beyond to deliver the most professional service. Having had issues in the past regarding repairs completed a few years back. I am very pleased to know Apex Solutions have such an exceptionally member of their team.

Landlords beware – unacceptable service -
I would strongly warn any landlord considering working with Apex Housing Solutions.
At the end of the tenancy arranged through this company, the property was left in an extremely poor and unacceptable condition compared to the documented state recorded in the check-in report. The check-out report, supported by time and date stamped photographs, clearly shows damage to furniture, missing household items including kitchenware and cutlery, and the property being left in a state requiring a full professional clean.
In all the years I have been a landlord, I have never seen a property left in such a condition.
All reports, photographs, and evidence were provided within the required timeframes and in line with the agreement. Despite this, we have spent over two months attempting to resolve the matter and recover the costs associated with the damage and missing items.
During this time, numerous emails and phone calls have been made, including attempts to contact Michael Anyanebechi, Operations Team Leader. Messages have gone unanswered, calls have gone to voicemail, and the issue remains unresolved despite clear documentation and evidence being provided.
The complete lack of communication and failure to engage in resolving this matter has been extremely disappointing. Landlords should be aware that recovering costs for damage and missing items may be unnecessarily difficult when dealing with this company.
Based on this experience, I would not recommend working with Apex Housing Solutions.

They genuinely care about both tenants and landlords, and that same care shows in how they treat their staff.
The team is friendly, supportive and easy to get along with. Even when things get busy, there’s a good atmosphere and everyone pulls together

We were looking for for a guaranteed rent service and had Simon who helped us go through the initial process to see whether Apex could support us. From the offset, I appreciate the communication from Simon, making it clear what Apex could potentially offer and being honest about expectations relating to our property and it's location in the building which might prevent Apex from taking this on. Despite all of this, Simon took the information provided and investigating thoroughly before responding with a detailed answer which was appreciated. Although Apex were not able to support us with this property, I'd happily approach them again in the future based on the straightforward service and communication which we experienced.
