Belle Vue Bude
We have been looking to buy a new build at Belle Vue Bude over the last few months,Rachel has been a superstar to us,advising us on all options,supporting our very difficult journey with some very Bad estate agents :(.
We have nearly run out of options on selling our house quickly but Rachel keeps on trying to find solutions to help us buy our new home.We have had several visits to the house we want to purchase and Rachel as always given us time to look around and we never felt under pressure or under any time limit unlike other estate agents/builders.
If we dont manage to complete a purchase at Belle vue it will be through no fault of Rachel,s who is an inspiration and a credit to Cavanna Homes.
My experience with Cavanna (Elm Park)
My experience with Cavanna (Elm Park) has been outstanding. Through personal choice and deciding to stay put for my own reasons I did not end up purchasing a Cavanna home. However from the first visit until the last phone call (a 6 month journey) I was looked after with excellent customer care. Jazz was nothing but polite, helpful and extremely knowledgeable. She was backed up by a solid team and had I decided to go ahead it would have most definitely been Cavanna.
They accommodated every requirement from alternate appliances to moving plug points, thank you to the Cavanna team for making this short experience a sweet one.
I would highly recommend.

Untrustworthy
The house overall is ok but their customer service, their two year warranty, any promises they make to repair or mend are of the lowest standard.
Among other smaller problems, my heating makes knocking noises when there is some kind of heat discrepancy with pipes/wall, the colder outside and the colder the house the higher the frequency of the knock knock noise. Therefore most mild winter days, the heating does not make noises or they are very faint during the day. Cavanna only visits during working hours and as my proof of evening noises is not enough, they have given me false promises for 3 winters and made me chase a response weeks after week, month after month. Any query requires of continuous chasing, it is exhausting.
Now, they are washing their hands. The solution is to open the wall/ceiling and clip or lag the pipes but they have refused to help. They have been clever, they have stringed me along for over two years with their tactic of not response, no action, no follow up, false promises.
If I were you, I would not buy from them. They can’t be trusted as they promise to fix things: site manager, plumbers, the lady in customer care about fixing after 2 years and it is all lies.
I wonder if just because the problem takes place mainly outside working hours, when it is colder, makes it not their problem?!?
I am here in my lounge… hearing knock knock knock.
Do not trust them. Plenty of other houses by hopefully decent people.

Cavanna are heads and shoulders above the rest
It's always nerve-wracking buying a brand new plot on a new estate, but the quality of Cavanna Homes is outstanding, and the process was so much smoother than anything I'd ever experienced as a buyer. From the build and design of the home itself, to the customer service and after-care I've received, this company clearly strive to provide the best product and service – and they do it well. I would only look at any other developers to compare what you gain when you buy a Cavanna Home! My family and I are really happy here - it was the best decision!

Cannot Recommend Highly Enough
Having had a less than positive experience with another developer, it was like entering a different world when dealing with Cavanna Homes. Not only is the build standard of the properties in my experience far superior to any others I have viewed, so is the customer service. I cannot thank enough their sales agent Jazz, who right from the outset, nothing was too much trouble, anything I needed to know no matter how obscure or trivial was fed back in a prompt and timely manner and on those rare occasions she didn't have the answer, it was quickly researched. Most importantly, you never felt pressurised into making a decision, you were left to consider your options at your own pace without any hard sale tactics. The whole process from the initial agreement right through to moving day was carried out in a supportive, efficient and highly professional manner throughout. I would also add a mention to Rob, the site manager whose knowledge and assistance was equally invaluable in ensuring the property was 100% ready and in immaculate order on the day of exchange. Like Jazz, nothing was too much trouble and he was always available to answer any question or offer help. Thank you to both Jazz, Rob and their colleagues for taking away much of the stress in finding and moving into my new home.

Excellent customer experience
We were interested in buying a Cavanna home at Hemyock and had visited other new housing developments in area as well. From the first moment we made contact and the 2 viewings we had Chloe was exceptional. Her knowledge and passion were second to none with regular contact which made the whole process stress free. We have not received the same 5* treatment from other developers.

To be clear we have not yet moved into our house. Vicky at Equinox III has been incredibly helpful throughout the process so far. She has always been able to accommodate our weird and wonderful requests without a complaint, and Cavanna have been cooperative throughout.

Nice home, abysmal after purchase support
The property itself is of decent quality. However, once Cavanna have your money they absolutely will not give you the warranty you thought you had paid for. Cavanna will hire the absolute cheapest, most incompetent contractors they can find and at such inadequate quantity that every job you need doing, no matter how trivial will; 1. Take months to complete. 2. Require you to constantly email/call to chase up 3. Be performed to a such a low standard. The level of disorganisation and incompetence I received each time I had to deal with Cavanna was just staggering. They wasted hours, days even, of my time. Waiting in for contractors that never showed. Not once, not twice, or even three times, but 4 or 5 times. I started to lose count at the amount of times I was being messed around. They couldn't care less that you cancelled your plans to wait in a whole day for a contractor that never showed.
I had a sticking front door and end-to-end it took almost SEVEN MONTHS and endless emails/phone calls to complete. The job was done in 5 or 6 stages and at every single stage I had to chase up to get the process moving again. There is no one overseeing the job from start to finish. Support will give the job to an initial contractor, who will do the first stage and then that's it. You basically have to co-ordinate the work yourself or it just won't get done. I would get emails from Cavanna asking me what needs to be done next as they basically couldn't get reliable information from their contractor. Why am I doing your job for you??
Dealing with them just becomes utterly intolerable. The worst thing is, they can get away with it. There isn't really anyone who is going to hold them accountable. They already have your money.

Property developer where profits matter
Like many other property developers in the UK, profits seem to be the most important part, this company receives many requests from the giant housing associations who are naturally always trying to meet the UK's home shortage needs,so demand has never been more demanding, houses are often built in less than Ideal locations, for me it was a former farmers field, where many trees and natural plantation was uprooted and destroyed, for over 40 private and social housing new homes. Whilst I'm grateful to be housed, I feel somewhat resentful in the knowledge that, there are no trees, meaning no shading from the very hot annual sunny weather, meaning inside temperature is average 25°c, even with the windows open, which, also invites all insects for us rural village people, we are not privileged to have mains gas so have what the government wanted us to have in the form of heat pump heating, meaning high electricity costs, and no solar panels to ease the financial blow. No air conditioning, no central ventilation system like most homes in the USA, no cooker hood to takeaway cooking odour and moisture, walls that are paper thin, still saving on costs by building terraced houses, causing agro with neighbours, IE noise travel complaints, I estimated that each house would cost approximately £1500-£2000 for air conditioning to be installed in the rooms that matter the most, and, an easy install when the building was a skeleton building! No they along with the housing association decided to save on the cost even though they knew spring summer in the UK is getting hotter and hotter every year! I cannot comment on the privately owned dwellings but if they are also built to the same specification, I can only imagine the discomfort of the house being too hot. Garden drainage is also questionable, with surface water not draining away easily, they really failed miserably with the ventilation/extractor side of things, under powered fans in the ceiling that constantly get clogged up with dust and of course moisture. Standard bath fitted to accommodate a power shower, with a standard travel lodge style shower curtain that you also find at Butlins, no weed barriers to prevent weeds from growing both in the garden and neighbouring gardens, heavily insulated loft, that means an oven effect with no reflective material to prevent sunshine rays from penetrating the property. A larger than needed kitchen that compromises the living room space, inadequate ventilation for bathrooms with no access to windows (joys of terraced houses) bad planning on parking arrangements where a gate entrance imposes on the neighbours parking space, the list goes on.

Dreadful customer service at end of warranty.
Disappointed with the most recent service we have received.
We noticed a very small hair line crack in our bathroom tiles within our warranty period. We only noticed it due to mould started to build up and it didn't look right.
It's in a position where nothing would strike it or fall on it. I initially believed potentially a nail might of popped behind the tile due to movement.
I informed Cavanna Homes within my warranty period. Contractors came round and they couldn't really say how the crack would of occured. They passed this onto another set of contractors.
The new set of contractors said they would refer to have 4 tiles replaced. I didn't hear anything for ages. It was agreed with the contractors the damage was likely done when a previous contractor came to refit our shower screen.
I've been in contact with customer service and initially they had no notes of these contractors... I sent them proof that I had contact with contractors all of the sudden they remember sending them.
They have refused to honour what their contractors have said. The person I've been dealing with is absolutely shocking I've not even received an apology.
We were actually initially very with Cavanna but this experience has been dreadful and in future put us off potentially moving to another Cavanna home.

This company sell Fleecehold homes…Avoid!
This company will embed into your deeds an unregulated, uncapped land management company who will charge disproportionate fees for their services. They will tell you your house is Freehold, but in actual fact what they have sold you is a fake freehold property. A land management company will have a hold on your property and If you want to sell it you will need to obtain a certificate of conformity from the land management company. Freehold means permanent and absolute tenure of land or property with freedom to dispose of it at will. Clearly not the case with the arrangement Cavanna Homes has implemented. Their customer services are very poor in dealing with any concerns you might have. So far my experience with Cavanna homes has been of a sub-standard level. I for one would never buy a home from them again, as long as they incorporate unscrupulous land management companies who clearly are just out to exploit homeowners of their hard earned cash. We can only hope the Leasehold and Freehold reform act will put an end to this unfair and scandalous arrangement.

Elm Park, Exeter
We recently moved in to our new home at Cavanna’s Elm Park and have been hugely impressed by Cavanna as a company and builder overall. We moved from a Persimmon home and the difference in quality and customer service is very noticeable, and it is evident that they really care about customer satisfaction.
Sales Advisor, Jazz, is incredibly warm and helpful, and has been fantastic from our first viewing through until completion and (minor) snagging, always checking in and giving timely updates and responses. The buying process with Jazz was incredibly smooth, and the negotiation was not a fight like it can be with some new home builders.
Ian, Assistant Site Manager, is very knowledgeable and has been very helpful during our Home Demo and our 7 day snagging visit.
We are two weeks in to living in our new Cavanna home, and so far we are incredibly happy with our decision and would recommend both Elm Park as a development and Cavanna as a builder to anyone looking to buy a new build.

Exceeded our expectations
The customer service has exceeded our expectations. We were very anxious and heard many horror stories about buying new build homes. Also we had an added complexity of needing to sell our existing home and our buyer pulled out after we reserved our plot with Cavanna. The developer was laid back and flexible about our exchange of contracts and allowed us time to secure another buyer. The build quality is very good. Snagging was minor and the site manager is very responsive. We would highly recommend Cavanna Homes to family and friends.

Cavanna Homes @ Elm Park
We would particularly like to say how fantastic Jazz, the Sales Advisor has been throughout the whole process. She has been extremely efficient, always replying to any questions without delay, and in such a warm and friendly manner. Nothing has been too much trouble. In fact she has done her utmost to help, to which we are very grateful.
We have also met some of the site staff who were also extremely helpful. Not long before we move into our new home and we cannot wait. Thank you!
