RIPPED OFF. Build was hampered by lockdow BUT communication awful. Build team ( subcontractors ) were OK but there is still a few fix problems and all emails and calls being ignored. Would not recommend anyone use them. UPDATE MAY 2022, Faulty roof construction now revealed , after only 2 years needs a complete replacement.

I cannot rate the builders who did the work highly enough, but their hands are tied by the company. I agree at the outset they can’t do enough for you, but once we went ahead that changed.
I found the experience hard work and the owner ignorant. We never had a foreman on site which was promised and issues after completion are ignored. They also used photos of another build to get our sign off. Promised to check insulation in the roof but do not respond to us at all now.

Like the other bad reviews here, I would also rate as a zero if I could.
My extension was built 10 years ago by them (Garden Lodges & Granny Annexe). Started to have many issues in the following years, e.g. render cracking, leaking roof. Structural engineer report shows they took many shortcuts. No response from company. I have paid a fortune in legal fees to get them to fix problems but because they change ltd company regularly they can't be touched. I now have to pay for roof to be redone, outside skin to be removed and re-rendered, etc, and this on top of the legal fees, not to mention the stress and aggravation.

I'm sure some of their builds are fine, but if you decide to risk going with them I strongly recommend assuming that their build is going to cost you 15-20% more over the coming years.

My recommendation is to not risk it. They take shortcuts, it's just how they work.

As a potential new customer this company is excellent, cannot do enough for you. However as soon as certain points of the build were completed Granny Annexe were on us straight away to pay for the work completed, which was done without hesitation. Now it comes to needing after service due to poor quality render being used on the Annexe and I am getting either no response to chase e-mails or the occasional e-mail letting me know that they will be back asap. Which is never the case as I just receive further delay tactic e-mails. I have been trying to get an idea of when they can commence with the repair work for nearly 1 year.
AVOID THIS COMPANY!!!

Too many issues to list but render, flooring and plumbing all need follow up work which I have been chasing for 9 months
Quick to take your money and sell you the dream but please avoid this company as you will be disappointed.
They have promised to come and take a look after lockdown - something they have been saying for 9 months so I won't be holding my breath
If anyone is thinking of using them you are welcome to come and view the mess we have been left with.
Tired of waiting so will be taking further action soon

I just took a look on here as we are having issues with an annexe that is 3 years old and have found out that the company has been liquidated; although it has apparently been bought out by the same director under a different company name! Nice!

Anyway, render is falling off of annexe, so we're hoping the warranty will cover this now. The company refuses to deal with any issues from previous builds, even though they are all the same staff at the same address... Unbelievable.

Steer clear.

I had an excellent experience with Granny Annexe from start to finish. The sales surveyor was helpful, friendly and listened to all of my requirements. I kept up to date all through the planning stages and when the annexe would be built.
The workman turned up on site when they said they were going to and worked efficiently and always very polite.
I'm really happy with the standard my annexe has been finished to.
