Garrett provided the Level three Survey on behalf of myself as the buyer.
The Survey highlighted clear and concise and easy to understand format including photographs of areas which needed further action or investigation.
Garrett also followed up with phone calls and answered my call re a particular concern I had.
Garrett provided expert opinion for my consideration.
I would recommend Urban Surveyors and in particular the level 3 Survey which is offered at a reasonable price.

Garret has been incredibly helpful from beginning to end. The survey was booked in and completed swiftly. He did a through explanation of our survey results and also guided me through any recommendations he had. Even after the survey was completed, Garret continued to support with any queries from our surveyor. I would use him again if I ever needed to.

Great customer service and excellent homebuyers survey

Garret has become obstructive regarding the provision of information about the second survey we commissioned. Since we paid for the highest level of survey, we did not expect to move into a house with so many major issues, including a lack of subfloor ventilation in the extension; missing exterior trim to the bathroom window resulting in damp; the state of disrepair of the cupboard under the stairs; damage to a window frame, wall and skirting and more besides. As buyers, we have had two 15-20 minute viewings and trusted that we could rely upon the survey contents and follow up with questions regarding our concerns. Unfortunately that has not been our experience. Instead of being able to resolve the issue in a civil manner, we are now having to take the matter further. It's beyond disappointing.

Update in response to the director of Let Us Survey Ltd's public reply -

Dear Garret,

I did not provide you with permission to release any details of my personal emails or complaints, which were largely in relation to our offer conditions and therefore irrelevant to this matter. In any case, whilst trying to discover who is responsible for the state in which we have found our property, I have been pointed towards you as the surveyor by the other parties you have mentioned. I didn't appreciate you considering the matter 'closed' prior to my complaint submission. I also didn't appreciate your comment as follows: 'Please note any claim will be defended robustly. We reserve the right to sue for damages for any claims we view as being vexatious'.

As yet, you have not formally replied to my Subject Access Request for data that I've PAID for. I patiently await your response.

My full complaint will follow once you have fulfilled my Subject Access Request and the we have estimates for all remedial works necessary.

We engaged Urban Surveyors to conduct a Level 3 survey. The turnaround was quick and the initial verbal feedback on the property was very helpful indeed. The written report, which arrived a few days later, was excellent and exceeded our expectations. It was very well laid out and easy to digest, in spite of containing high levels of detail. It made great use of photographs and all technical matters were clearly explained. Highly recommended.

Probably the best single service we used during our whole house move, start to finish. Initial interactions with the office were really fast and efficient. Garret was happy to do a desk review of some materials passed on by the vendor in advance of the survey itself, and then to talk on the phone after the visit and give quick/informal feedback on the main issues. Then the written report that followed was really comprehensive and detailed. We’re still using it regularly well over a month after moving in – it’s really helpful for getting quotes the various bits of work needed, the pictures in particular. Brilliant overall service; highly recommended.
