My experience with Lovell Homes has been extremely frustrating.
We are dealing with a badly deteriorating shared access and questions concerning drainage, a foul sewer/manhole, road ownership and maintenance responsibilities. What has made matters worse is how difficult it has been to obtain clear, timely and consistent answers from Lovell.
Responses can take a long time, enquiries are passed between departments or other organisations, and answers often seem to create more questions rather than resolving the original issue. As a homeowner, I should not have to spend this much time investigating basic questions about infrastructure surrounding my property.
My advice to anyone buying a new-build is: do your homework before you exchange contracts. Ask your solicitor and developer, in writing, who owns and maintains the roads, shared drives, footpaths, sewers, drainage and manholes; what is actually adopted; what is still awaiting adoption; what your management charge covers; and what you could personally be expected to pay for in the future.
Ask for the actual plans and agreements — don't rely on assumptions or verbal assurances.
I currently have a formal complaint outstanding with Lovell and will update this review fairly if they provide clear answers and resolve the issues.
A new home isn't just the house. Know exactly what you're buying, what you're responsible for, and who pays when the infrastructure fails.

We absolutely love the Lovell Kinsted home at Pipit Mews in Southwick we have recently moved into. It is of a high quality, beautifully finished, well designed and deceptively spacious. Building homes in a small close rather than a massive development like some we have seen is a plus.
The whole purchasing process was easy and Sam has been brilliant as our contact, responding to and quickly resolving quickly any issues we have had.
We would recommend Lovell Kinsted to those interested in purchasing a new build.

Chloe was incredibly helpful, professional and easy to deal with throughout the whole process. She kept us updated and made sure to get back to us whenever she said she would. Her polite and friendly approach made the whole process much easier and less stressful. We really appreciated her communication and would happily recommend Chloe to anyone.

Lovell Homes - Park View, Holt. A good friend recently purchased a new build on this development. The excellent customer service from Bonnie, the sales executive, whose professionalism, patience, knowledge, guidance and hard work is truly appreciated. Additionally, post-sale the site manager and his team have been extremely helpful and on-hand at all times.
My dear friend is now settled into her lovely new home with sincere appreciation to all concerned at Lovell’s Park View.

We viewed a few properties in early June, fell in love with one and moved in early August. We felt completely looked after by Chloe in sales and still do after our move in. Lovell's use of WhatsApp has been incredibly helpful as we can message a request or query and receive support within minutes during business hours. Having the security of customer care for 2 years after purchase is very reassuring and their desire to help in emergencies has been very appreciated. There's a real feeling of the team having your back, shoutout to Amber in Customer Care who has also been wonderful in pushing for contractors to attend to fix snags promptly. Also thanks to Will on the Site Team who works hard to make sure snags are recorded to make our house a home and, where possible, will come and help with queries on the spot! We are so happy we chose to move into a Lovell Home and would recommend it to anyone!

We decided we were interested in one of the new houses at Astley Park, from the get go Clare was amazing, very personally and immediately understood our requirements. From start through to final decision to purchase our new home Clare supported us with honesty and great humour

From the first enquiry Simone from the marketing and sales helped us in every way she kept us informed regularly with updates and recommendations
She was so kind and thoughtful to us throughout the process. We felt completely confident and reassured .
We did the part exchange and a solicitor from their panel and it was so easy and helpful
The llovel transaction policy made the process so easy and stress free would highly recommend

We have just bought a house at farriers fold in Rugeley, and it has honestly been the best experience we've had.
Chloe was the advisor taking care of everything for us she has been fantastic throughout, she fought our corner when things got a bit difficult.
The after sales has been fantastic too. Had our checks completed, by Chloe and will.
I would give more than 5 stars if I could. Thank you so much to Chloe and will for our beautiful new home ❤️

Great experience, incredibly patient. Went back a few times to check the development and nothing was too much trouble - great thing was no hard sell and no pressure couldn't have been more genuine and sincere, it was about what was best for me and not about the sale. Huge thank you to Irene for her kindness and enduring patience and for Chris today for his time completing the paperwork. Nothing has been too much trouble even my ask to change the flooring package. Highly recommend and so looking forward to get to completion after making my reservation.

Vicki and Rebecca are both wonderful and helpful. As first time buyers, the home buying process can be really stressful as everything is unknown. Truthfully, we weren’t 100% for getting a new build but after discussing the property with both Vicki and Rebecca it was a no-brainer! They have explained everything, offering such amazing help. They have even responded to my silly questions on their days off, booking us in for appointments for those days as well. They have been nothing short of fantastic and I could not recommend more. For the property side of Lovell, I would argue that they provide some of the best incentives and really think about their property placements which was a massive thing for us. You can really tell the layout of the house has been thought about with the whole team taking great passion in what they do. I would 1000% recommend. Thank you Vicki and Rebecca!
