MPS conducted a level 3 survey for me on a listed property. The service, responsiveness and quality of the report were all outstanding. Warren in particular spent 45 minutes talking me through the report and even went back to the property when it was raining to take a video to show me one aspect of the report. I would recommend without hesitation and I will use again for any future survey needs.

We’ve used Midland Property Surveys for our first home in 2019 and again for our second home in 2025. Warren and Zoe have been absolutely brilliant and cannot falter the service, hence we return again and recommend them to everyone!

When we came to selling our first home, our buyers surveyor was really impressed and informed us no significant issues needed to be highlighted to the buyers (we rectified mostly everything Warren picked up in his very thorough survey in 2019).

During both occasions, Warren has been very detailed oriented and explains everything clearly in the report and follow-up call. In fact, all communication throughout the process has been super speedy and reassuring.

We highly recommend MPS. Really worth spending on the level 3 survey as in our experience it helped us unravel issues and renegotiate on the house price! Worth every penny.

Excellent communication from the start. As soon as Warren had completed the survey he rang and proceeded to give a detailed summary of his findings answering questions clearly along the way. Also providing a detailed written report. We feel the service he and Zoe have provided has been exemplary and we are now fully confident to go ahead with our purchase knowing clearly what needs addressing.

I would highly recommend Warren at Midland Property Surveys. Warren carried out a Level 3 Building Survey on a 100 years old house that we wanted to buy in Moor Pool, Harborne. Our initial enquiry was almost instantly picked up and all further communications were smooth and quick. Following the survey, Warren called us to go through his findings, which was great as the report takes two weeks and as a buyer you want to know if there are any major issues asap. We spend over 3 hours (!) on the phone with Warren and he did his absolute best to explain the issues to us in plain language and patiently addressed our questions. The report was issued in timely manner, even a couple of days earlier. It contained over 100 pages with detailed description of the checks and findings with numerous photos to evidence his conclusions. Warren followed up a few times after issuing the report to make sure we don’t have any further questions. We ended up withdrawing our offer on this house due to a number of serious issues flagged (and evidenced) by Warren in his report, which saved us from buying a house which would cost us a fortune in fixing and maintaining. The seller seemed surprised as the survey that he commissioned on this house two years ago didn’t pick any of the major issues that Warren did. While our purchase fell through, we are grateful for our experience with Warren and the knowledge that we have gained from working with him. We certainly know who we are going to instruct to do our next survey as we continue looking for our dream house.

Out of all the survey companies I've contacted to get an example report, Warren at Midland Property surveys was the only report that was actually bespoke, unique and most importantly detailed and comprehensive.

I've used Warren twice now and both times the service and the report quality has been immense, including the invaluable phone call that is taken off straight after the survey has been completed and prior to the report being written.

Warren was really useful on the phone and expalined findings from the survey from us. Zoe was also very helpful in organising paperwork for us. Brilliant service. Zoe was very efficient in answering my enquiry and providing a quote for a Level 3 survey. Warren carried out the survey and the report was very thorough. He called me immediately after the survey and took the time to explain every item, answering all my questions. They might be a bit more expensive, but the higher price is reflected in the quality of the work carried out and experience of the Surveyor doing it.

This company was recommended to me by a family member. I did not know what to expect, but have to say the ppl who I was involved with were great in particular Zoe and Warren. They both gave me a clear description of what was expected throughout the whole process and kept me up to date. I was given a earlier appointment from the original one which had been booked. Whilst I would say their cost for the report is high you get what you pay for. I did have an issue regarding collection of the keys, but Warren went out of his way to sort this for me and after the survey he contacted me to explain the main findings of his report. He was so nice and explained everything clearly. I just want to thank everyone at Midlands PropertySurveyors in making my experience worthwhile in the long run. I do not regret spending this money on the survey.

Thorough and exhaustive survey. Very accommodating of the communication between parties involved. A brilliant service, worth every penny!

I had already received a level 2 survey from another company but I was not entirely happy with it, given the amount of money I was about to part with on the property. I therefore opted for a level 3 survey and chose MPS for that. The difference was huge! Far more detail, including photographs and a lengthy phone call to walk me through everything. It included lots of items that the first surveyor had not picked up on! Warren was also patient with me when I called with a query, and though he was happy with the property, he could tell that I was still hesitant and he offered to return to the property for an extra check. He did that at no extra cost and without delay. A very impressive service!

From the initial contact with Zoe to receiving the report from Warren, the whole experience was seamless. Zoe was very helpful in answering my questions and after Warren conducted the inspection of the property, he called the same day to go through what he found and explained everything really well. The report is very detailed but clear to understand with plenty of photos. As a first-time buyer, I couldn't have asked for anything more, so would totally recommend!
