Significant Delay (more than a year) in the Tapu Transfer for ÖZAK DRAGOS ÖZAK DRAGOS
Based on my experience, I would not buy another Özak off-plan property if early title deed transfer were important to me.
My main lesson from this investment is not to rely on general “Customer First” promises or expected title deed timelines when buying an Özak off-plan property.
In my case, timely Kat İrtifakı title deed transfer was essential for my Turkish CBI planning and was discussed repeatedly before purchase (April 2025). I was initially advised that the title deed transfer should take place approximately two months after full payment. Later, the expected timing changed, and eventually Özak informed me (September 2025) that the title deed process would only start in connection with physical handover. This means the tapu transfer will take place about 2 years(!) later than originally promised.
The problem is that the handover date itself has also moved (August -> December 2026). This creates a moving target and makes reliable planning impossible for buyers who depend on timely title deed registration.
Based on my experience, buyers who require a predictable and prompt title deed transfer — particularly CBI buyers — should be very cautious about purchasing Özak projects off-plan. Personally, I would only consider buying once the project is completed and the legal title deed structure, İskan and Kat Mülkiyeti are already in place.
Update:
On 9 September 2026, however, Customer Services stated for the first time that the standard procedure across all of Özak’s projects was to carry out the transfer of title only after the establishment of the Kat Mülkiyeti.
Consequently, the process has progressively moved to the next stage as follows:
Kat İrtifakı → physical handover → Kat Mülkiyeti
In a time-critical investment such as CBI, the fundamental question for me is which of Özak’s statements the customer should rely on when making their plans.
