I could write an essay on this hotel but I'll keep it simple. Arrived early, didn't get our upgraded room til 1900. We loved our hotel upgraded room, thank you. Clean & comfortable , lovely view and comfy bed. Meals are expensive and the wait times are just ridiculous. Staff are busy but friendly. Breakfast was continental for us as we had bought the 4 night voucher. All 3 mornings when we went down for breakfast the tables where full of dirty used plates and food. Evening Meal on first night arrived cold/warm was ok when heated up but for 2 Sunday lunches and 2 drinks it was under £60. If this had been in a restaurant setting this price would be fine but as we had to wait over an hour for it, I was not impressed. The meal on the second night eventually arrive over 1.5 hours after we sat down. No one paid us any attention for almost an hour when we sat at the table I had to ask for menu's and get my own drinks from the bar. Again food ok. Decided not to eat evening meal in the Hotel again. Spent the next day in Oban but asked reception if we could have more toilet rolls before leaving at 9.30am. Arrived back at 17.30. Had to go down to reception and ask for toilet rolls. My fault I guess as I did note somewhere that there was "no house keeping" in the building. After the final breakfast on day 3 the weather had turned miserable so we decided to leave a day early and find another hotel with good food for our final night away. What I wasn't expecting was the 3rd degree from the owner when we said we where leaving early.
Avoid this place at all costs
Avoid this place at all costs, I have only just been able to write reviews as I was in hospital! I booked my stay for valentines weekend was to arrive on the Saturday, I called the hotel and spoke to a lovely girl Sammi who had me laughing the whole time I was on the phone I explained I'm due to arrive but read trip advisor reviews and as I was just out of hospital I was concerned about the reviews and my health, Sammi said she would transfer my call to LIZ the owner and she would speak to me about my concerns, This snooty person came on the phone and assured me that they had a trip advisor troll and that none of it was true, assured me of hot water and heating and clean room, I gave her the benefit of doubt,
We arrived and our room was not ready we had to sit in the bar for an hour! When we eventually got to our room it was horrendous, Dirty, bedding was filthy, no hot water at all, my partner went to reception and the guy who apparently was running the place who had no clue what he was doing said he would locate us heaters he went and got sammi that's when I met the face behind the voice I'd spoke to on the phone, she was all over the hotel finding us heaters, We left the following morning cut our trip short because of concerns over my health, explained to sammi and the boy josh why we had to leave they were Really upset! The food was undercooked and overpriced was not fresh at all! The front of house staff seemed to be doing alot more than their job title! We have still had no refund Liz has been avoiding my numerous calls and emails! They blame staff for everything when infact she is one of the most obnoxious snooty arrogant people I've ever met alot of the positive reviews are friends and family I can assure you this hotel is a disgrace, scenery beautiful, staff are amazing but treated terrible, I was told Liz and her arrogant husband have had the hotel for 30 years how these 2 people managed this long in hospitality I will never know they have not got a customer care bone in their bodys
I've since spoken to sammi and she has gave me permission to let everyone know that has booked to stay at this hotel
Liz & David do not care about customers aslong as they get paid they are well aware of the problems in the rooms and lodges but once customers arrive if they choose to leave early which they know they will because of the state of the place no customer gets a refund its their choice to leave early, they will ignore emails and calls and tell reception staff to take a number, these people have been doing this for a long time and sammi told us when we were leaving not to leave reception untill the refund was in our accounts as we would never see it! Unfortunately the idiot guy who was on reception said he could not authorise that as he was only looking after the hotel for the owners! The information we received was correct as we have been trying to get a refund from 16th of February they wont even answer us
Also for anyone who takes a chance to stay at faulty towers strip the beds before you sleep on them as the mattresses are horrendous and they cover them with protectors these mattresses have certainly not been changed in over 10 years disgusting

There was a great atmosphere at the hotel with plenty of space for people to chat and make new friends. I was surprised to stay in a small 2-storey lodge with access to sit out and enjoy the peaceful Loch Awe. It was very private & we walked a short way to the hotel for meals. Friendly staff and lovely quiet walks. We stayed before and after our trip to Isle of Mull before driving home to Wales. We would certainly go back.

Hello Hannah, I am sorry your grandmother did not like Portsonachan. However the pictures you have posted are not of the room she stayed in. The ceiling is of a back hall which is under repair and out of use for guests, the room is also out of use. Your Grandmother told me she had been ill for a year and found stairs very difficult I am very sorry she did not inform the hotel of her requirements when making her reservation

Mould in both bathrooms , missing blinds but fittings there , misinformation given on accessibility for older parents .
Hotel , for what I seen very dated and not the cleanest in areas I was in .
Staff at bar area helpful but that's as far as it goes . When checking out there was a couple who had found alternative accommodation because the never had heating or hot water for two days , person on reception male could not even offer an apology or even look them in the eye when they checked out .
We met another couple in later on who where looking for alternative accommodation to due to heating and hot water issues and no clean towels even though they asked . To sum up ,
avoid .
Looking at other reviews you would think they would of got heating and hot water situation sorted by now as there is loads of complaints about it .

Having stayed in the Loch Awe area previosuly, we bought a 4 night voucher and 'upgraded' to a 6 night stay in a loch side apartment. Prior to our trip I was concerned to see the reviews on trip advisor - but we were unable to get a refund - so went ahead with an open mind. Bad move, we stayed one night and then left. Kitchen filthy, microwave had food debris, oven glove soiled with food. The place is very tired, and we expected that - but you expect a place to be clean & warm. One pillow did not have a pillow case and foam stuffing was coming out, towelks poor quality with stains. We ventured to the bar and it all felt 'akkky' barmaid was friendly but that was it. Litter everywhere outside, no care. Having looked at other reviews where there are serious Health & safety issues I am glad we left. Appalling and an embarassment to the Scottish tourist trade. We booked into Ben Cruician pub - lovely, cheaper and food lovely.
Really enjoyed our stay
We purchased a 4-day holiday voucher for the Portsonachan Hotel at a Christmas Market in Derby in 2023 for a fantastic price of £296, which included a free continental breakfast and gave us 18 months to use it.
We chose to visit in early December 2024 when the Scottish Highlands were at their finest. The hotel is situated in a stunning location on South Loch Awe in Dalmally – truly a beautiful place.
While the hotel rooms were undergoing redecorations, we were offered a charming self-catering lochside apartment. The apartment was clean, tidy, and welcoming. Initially, there was an issue with the radiators, but the host promptly resolved it, and the space warmed up quickly. All the appliances worked perfectly, and my wife especially enjoyed a hot bath each evening.
Each morning, we relished the continental breakfast, complete with a delightful pot of fresh coffee and a hearty bowl of porridge. One morning, I also treated myself to a hot vegetarian breakfast at a very reasonable price.
Given the winter chill, the conservatory restaurant was understandably too cold to dine in, but the hotel staff accommodated all guests in the cosy bar area with its inviting open fireplace.
Special thanks go to Will, a standout member of staff who served us breakfast and evening drinks at the bar (I won’t mention helping him start the fire – hehe!). Liz, the co-owner, was another highlight of our stay. Her warm hospitality and extensive local knowledge helped us plan some wonderful day trips.
Overall, while the hotel could benefit from some refurbishment in places, this did not affect our holiday in the slightest. It’s all about making the most of your experience, and we certainly did.
We had a wonderful holiday and highly recommend the Portsonachan Hotel for its charm, friendly staff, and breathtaking location.

They travelled the 10 hour journey and were greeted with what I can only describe as a hideous room. I appreciate they got a good deal but they still paid money for this and were charged £81 each for New Year’s Eve on top. My Nan rang in tears and I said it can’t be that bad? Then the pictures followed and I was in shock. I don’t understand how the owners can think this is acceptable at all for anyone to stay in? And to charge the rooms out looking like this is even worse!
My Nan was so upset we had to race round and find a hotel for them to go to the following day so they could head back home after a good night sleep. I mean look at the bed they were given!? Never in a million years could I expect an elderly woman to sleep on that not in a million years!
I wish we had read some of the reviews first but looking at the brochure my Nan was given it didn’t feel like we needed to as it looked lovely! So gutted for my grandparents and would hate for anyone to get the same type of room 😞
Please, do not go there!
The serving/bar staff were hardworking, efficient and friendly. Food was OK in terms of quality and preparation - but oh so heavy-handed with the 'sauces'...e.g. we had to use scuba gear to get down through the 'marie rose' lake to find the prawns in our prawn cocktails! We both agreed that our shower mat was lovely and fluffy (only used on two occasions when we were able have a shower, of course: see below)!!
Well, that sadly is just about it for the good* stuff, (*subjective use here of word 'good').
We're mightily relieved to have just got home after a three-day inclusive Christmas break there; at £750 for two of us. During our stay at Portsonachan Hotel not having running tap water, hot and cold, for one day out of three was pretty inconvenient; and sharing our lochside 'lodge' with mice, their droppings and the baited traps, in our kitchen cupboards was, to say the least, somewhat off-putting, but, what really, really incensed us was being asked/expected to pay 'extra' for a cooked breakfast each morning!!!! What an outrageous money-grubbing liberty!!
The whole place is in utter and desperate need of new and imaginative ownership... closing it down for a year+, or so, to enable some £2-3 million spending to bring it kicking and screaming into shape; i.e. something resembling the clean, hygienic and comfortable 21st century facility it ought, and deserves, to be in that wonderfully idyllic temperate rainforest location! Alternatively, demolish it entirely and start again! Once either is done then one can, with some justification, perhaps, charge extra for bacon and eggs!
The current reality is that it proffers worryingly misleading information leading to disingenuous management excuses and rationale for failure to deliver to customers' paid-for requirements and expectations, ("...the water pump has just been stolen..", "...I know what it's like without running water, I was brought up on a hill farm in the Lake District..." ). Fielding this sort of inane drivel to one's unwashed, cold, cheated and irate guests is, some might allege to be, a poorly-judged, highly dishonourable and insulting 'customer focused' attitude and approach.
In essence it's like this .... If you've already booked and paid for one of their 'packages' please, please cut your losses and do not go! Instead, spend an hour, or two, slamming your hand in a car door; much less painful, much more relaxing and certainly much less frustrating. Honestly, honestly!!
AVOID - false advertisement & rude management staff
After a previous stay at Portsnachan Hotel in December 2023 – even with a power cut we had a lovely stay and (apart from the breakfast service which I can see from recent feedback has not changed) we were looking forward to returning this year
We purchased a voucher with the 4 night deal – we asked to use this over NYE and agreed to pay the additional cost for upgrade to lodge & the evening meal/entertainment.
On the day purchased the salesperson rang the hotel directly to check availability for both lodge upgrade and for the NYE special – 3 times we asked if this was included in the final price and we were informed it was – total cost was nearly £600 per couple – we paid there and then and was looking forward to ringing up to confirm
Ongoing problems then followed…. Not just for myself, a few other couples I am aware of had the same issues!
Calling to book in we was advised the price did not include the NYE upgrade, even though we we had been promised this, there was a constant lack of communication and ownership between the hotel and the salesperson. After being falsely sold the voucher I was advised to email in – I did and after 6 emails received confirmation that I was entitled to a full refund and this will take 2 weeks to receive back.
2 weeks arrived and no refund – on emailing and calling hotel all I kept getting told was ‘its been processed’ but they would not give me a date this was processed and another 2 weeks passed.
From this it was clear that the hotel did not care about us being mis-sold or the large amount off £600 awaiting to be refunded.
To Make it worse every time I called to request an update I was always very rudely spoken to by ‘Liz’ who I am now aware is the manager but lacked communication and empathy skills! She Claimed did not know anything about the refund and I then had to re-send all emails again and was promised a call back within the hour (4 months in and still awaiting that call)
Every time I called for the next 6 weeks after emailed again ignored, Liz refused to take my call or I was constantly informed ‘was on the other line’ – at one point Liz was ‘on a call’ for 7 hours…. No wonder business does not ruin smoothly!!
The ongoing emails with no response, the calls for update lasted 4 months – from this I had no choice but to go through my bank for a chargeback. Luckily I had the email to confirm refund but again the hotel refused to co-operate with my bank and awaited until the decision lapsed on 2 occasions before we finally got a refund in December 2024
This has been 6 months of hell trying to get our money back – this should not happen within a business and we should not have received the rudeness, unpolite and disrespectful communication from the staff including the ‘Manager Liz’
Of course the Manger will defend the hotel and call this all ‘untrue’ but I do have all the emails and phonecall recordings available to prove this was a disaster from start to end!
OMG - Just don't - please!
It has a private water supply which is contaminated and not fit for consumption - health warnings displayed by Argyll & Bute Council. No hot water! No running water for 98% of our stay! No heating! Couldn't flush the toilet. Couldn't shower! Had to boil a kettle to get hot wash for a hand basin wash / shave. Bottle water handed out daily. Dinner was extremely poor and over priced. Service was so laid back it was horizontal and couldn't care! Continental Breakfast was really good until the Apple juice started to ferment as it had expired!
The Room itself was nice and bed was comfy and a good sleep. Kept getting told it would get fixed but after three days??? We left early (4 night stay was booked) as it was a joke and asked for a partial refund and that's when it got interesting.
Owner just flatly refused to listen to any logic or reason, witnessed by other guests who were also leaving early!
Quirky hotel in a stunning location
I read some adverse reviews before I came here and was a bit concerned!
But really there is so much good. There are glitches but the whole place has a lovely friendly ambience. The staff are great and do their absolute best.
The location is outstanding. What views.
I loved the cosy lounge, chatting to other guests, the roaring log fire.
They have an amazing selection of whiskies!
The continental breakfast was good.
It is remote but that is part of the attraction.
The autumn colours when I was there were just beautiful.
It was a pain with the sporadic showers, lack of hot water and could be a bit shambolic at mealtimes.
The evening meals were mainly good. I particularly liked the Cullen Skink and the steak and ale pie. They did a good Sunday roast too.
I won't forget this place because of the very quirkiness.
Just accept it for what it is . Not 4 star .

#### REVOLTING!!! ###### This has to be the filthiest hotel in the world!! We stayed in a 'chalet'. On arrival we had to scrub the toilet. The only toilet paper available was a used(!) piece on the toilet floor. The bedding was covered in stains (looked like blood, other bodily fluids, and a big boot print). One of the towels was covered in damp black stains. The inside of the bin lid was covered in old food. The cups and glasses had not been washed. We were warned that the water would be brown but we didn't expect mud in the bath! The food in the restaurant was certainly not Michelin starred. Soggy greens beans and broccoli were disgusting! The staff couldn't care less. We aired our grievance and their customer service was non-existent. They gave us the option of another room but when we looked at it, the bedding was all ripped!!! Do yourself a favour - stay some where else!
No hot water
No hot water, at all throughout our stay, no water at all from hot tap,,! Food expensive and just bad. Nothing served as was described on menu, staff were mostly friendly hardworking and lovely, but had to cut our stay short in search of civilization
Ruined my parents 35th wedding…
Ruined my parents 35th wedding anniversary and haven’t bothered to reply to their complaint in 3 weeks.
My parents drove up from Newcastle for a what was supposed to be a 4 night stay but they returned home after just 1 night. The hotel is grotty, run down and dirty. The room was dusty and bathroom covered in black mould. They waited over an hour for their breakfast and, when it came, the full Scottish breakfast was cremated and had clearly sat under a heat lamp for that full time, whilst the scrambled eggs were undercooked and watery and were pooling on the plate. Not once did any member of staff acknowledge them or apologise. At this point, my parents were so upset with the poor service and poor quality of the venue that they decided just to leave and drive home. They are both in their 60s and do not like confrontation so returned their card to reception and informed that they were leaving. When the receptionist enquired, my parents just said the place was disgusting and left upset to drive for 4.5 hours back home.
Upon their return, they sent a formal complaint by email outlining the problems and asking for a refund. They received 1 reply from ‘reception’ which was shocking in itself. Not anywhere in that email did they apologise for the poor quality and service but instead took the opportunity to blame my 60+ year-old parents for all of the issues, ‘shouting’ disgusting at the receptionist and excused the breakfast by saying they ‘had a trainee chef on’ - again, no apology for this and insinuating that it should be brushed under the carpet rather than addressed? From the state of the breakfast the trainee chef shouldn’t have made it past day one if he can’t even make scrambled eggs properly!
In said email they also accused my Dad of asking for a free room upgrade to a lake view which they ‘tried to accommodate’ - no he didn’t and no they didn’t. My dad merely mentioned not having a view and that was all there was to it. A single sentence which they then tried to use in their email to almost attempt to paint my parents in a poor light from the moment they arrived.
Their solution to the complaint was to offer my parents to go back up for another stay in that same dirty, mouldy, dusty hotel which cant cook a simple breakfast - and is also a nine hour round-trip from their home…
we have since emailed to the hotel twice more to request a refund and they have completely ignored them since. we are now having to get in touch with the bank and clean back the money that way. don’t even bother with this place, there are much nicer and cleaner venues for less money!

There’s something special about the Portsonachan Hotel
I have stayed at Portsonachan three times. We have laughed buckets, walked, swam, met some great people and made memories. Thank you to all the staff who have made our stay comfortable and welcoming. A special thank you from our dog who was made so welcome as a guest. You can’t beat a good gravy bone! 🐾🐾 A great hotel in a beautiful location. Back soon.

Do yourself a favour: give this place a wide berth
This was a dreadful experience. The facilities were poor with no drinking water, dirty and neglected toilet facilities, a very poor standard of basic hygiene; the public areas were coated with dust and dog-hairs. The reception was non existent, there were far too few members of staff. The dining area was replete with thick dust, chipped paintwork and was very tired.
The food service was laughable, on three occasions we had to find cloths to wipe the tables before we sat down. The average wait was around 45 minutes even where there were few diners. Even the basics like napkins and cutlery were overlooked. The chap at reception seemed far more intent on his publication to help. There were only two members of staff in evidence; clearly not trained in hospitality. We felt sorry for them.
We were not sure whether we were watching the precursor to an insolvency event; the place looks as if it is being run-down, or that we were experiencing the gross incompetence of the well-meaning amateur.
The Hotel owner took three unauthorised payments from our bank card and despite a number of emails and telephone calls, it has not been refunded. This overpayment was flagged up before we arrived, and we were promised by Liz Parker that this would be rectified immediately. Indeed, since this Thursday , whether out of hubris, ignorance or plain malfeasance ,they no longer speak to my wife or myself on the telephone, except to say that the conversation is over before hanging up on me. Such is their grasp and expert practice where customer service is concerned.
They have not responded to recent emails, offered any apology or acknowledgement. In the beginning they deflected blame toward their finance dept. (if such a thing exists) .
We have alerted the bank, written to the ombudsmen and are in conversation with Police to ascertain whether fraud has indeed occurred.
Given that this was almost a month ago, and given that they have not honoured their pledges, we have decided that these people can not be trusted and seem unable to refund us.
This is a genuine review. we are able to defend these assertions competently.

Beautiful setting
Beautiful setting. Stunning scenery. Absolutely unkempt and dirty. Management were rude and unhelpful. Was told because we were on a voucher it didn't cover housekeeping. No water one day and then no hot water for the rest of our stay. Mentioned it to the owner who said no-one else had mentioned it. Food was excellent but decided they didn't deserve our money so went up the road to eat and drink. Absolutely great. They called us more portsonachan refuges. That says it all. One member of staff was getting cutlery and serviettes ready, stopped halfway through to brush his hair and tie it up. Then carried on and finished the job. They keep sending me emails and ringing. Really you couldn't pay me to stay

Arrived at 4pm to book in, we then found out we weren't staying in the hotel, but in the courtyard. It looked unkempt and uninviting, but we went up an outside stair, and the room was damp and smelling fusty, layers of dust everywhere, lights not working, stained bedsheets. So back down to hotel reception and they were going to sort it, room cleaned etc. After an hour and half we were allowed back in the room. No refreshments were offered. Booked in for dinner at 7pm, but the wedding meal was running over, no extra staff, so we weren't served till 8.30pm. Next morning ,no hot water, so complained again, they were going to move us in another room, but the plumber had been in. The bathroom was kind of newish, but shoddy silicone made it look horrible, ceiling hadn't been changed, so old fittings of a pull cord from a previous shower still there. We had booked in for 4 night, in that time no bed was made, or towels changed, so house keeping was non existent. All we got was an excuse that they were under staffed. Not the most pleasant experience for just a break from it all..

We bought a voucher for 4 nights at the Scottish Gamefair as all sounded wonderful. (Their Website looks so good too) How wrong we were. On arrival the place looked a tip, however we said we wouldn’t judge a book by its cover, but we were right.
We were put in the “Coach House” and immediately on entry to our room the smell of damp was overwhelming along with the number of flies around. We spent the first 20 minutes swatting them, the most exciting thing about the Portsonachan Hotel apart from the stunning scenery.
On further inspection the shower soap bottles were empty and filthy, the bathmat was dirty, broken bathroom floor tiles and dust!
My wife went to reception to point all of these things out and was told they would be rectified by the time we had had our dinner. They were not. Staff had been in and left some extra towels and that was it.
I had “Roast Chicken” for dinner which was barely lukewarm although the roast potatoes were hot. The chicken had either been microwaved or boiled certainly not roasted.
We had breakfast at the same table as we had dinner and the table had never been wiped. My wife’s cereal bowl was dirty, my cup was badly chipped as well as the teapot and the coffee pot was dirty on the outside.
We had already made up our mind that we were leaving after the first night. We have never had to leave a hotel before!
We spoke to two other couples after breakfast and they both had had various problems too.
We pointed out everything to reception and were offered a room in the main hotel, but no, our mind was made up. We requested a refund but were told that it couldn’t be done at the hotel, we had to email the director “David Parker”.
We emailed him with the problems and request for a refund, he replied quickly saying that they had carried out a “Moisture Meter” test on our room and all was well and that Housekeeping had rectified the problems. They were the only things he addressed in his reply.
We replied saying that Housekeeping had not told him the truth as we have photographic and Video evidence from the next morning to prove otherwise. We asked again for a refund and we didn’t get a reply, we emailed again and were told no refund.

We booked it when it was being offered for stays at this so called marvellous hotel at the Newby Hall flower show. It was for my friends 70th birthday celebration and she took posh clothes as we planned on a lovely evening meal for her birthday. As I have a problem with stairs I asked for a groundfloor room when we booked. When we arrived and saw the state of the rundown hotel, our hearts sank but the receptionist said we would not be in the hotel but in a coach house called Leven. This was a smelly damp room with three extremely steep stairs up to a platform with two beds on it! The radiator didnt work, the door to the outside had a big gap, A mtce man sorted the draughty door but was unable to mend the radiator so we had two portable electric heaters. The steep steps started off the pain in my knees which was excruciating. The water was unsafe to drink so we had to use bottled water even to clean our teeth! When we went over to the hotel to book an evening meal the menu was mainly burgers. It was in an uninspiring conservatory, and nobody dressed up. I didnt blame them as this was not the place for a special meal! Then the next morning it was the breakfast experience. Continental breakfast only as cooked breakfasts were to be paid extra for. The cereals were set out on a table but there were no dishes! you had to ask a "waiter" for a dish! He then took your order for a cup of tea or coffee and after waiting 25 mins and asking two waiters for tea I was told I was in a queue and had to wait! There were only about two dozen guests and three waiters and the service was apalling. The waste bins in the "coachhouse" had not been emptied from the previous guests and the towels were torn and dirty. We paid for four nights and left after two nights and I had to pay out more money to find a decent bed and breakfast, which was in Inverary and excellent. DO NOT touch the Portsonachan Hotel with a bargepole! We left two pages of complaints with the key!!!!
