[Note I posted this previously but propertyhub had my review deleted for some reason, I am a genuine customer and this is a real honest review. To prove that I have used their services here are a list of some of their past launches, modello newcastle and SETL birmingham]

Ok im so glad I didnt invest in the modello development. I was so close to investing last year when they were pitching this, so so close to paying. But after reading the recent reviews here about the modello development you can see Mark and Yairs reviews where they bought into the development and they've clearly been let down by PropertyHub.

The thing is I love the content these guys produce, love the books etc. But there investment side of the business that bit isn't as good. They push so hard for you to buy their developments and pitch you on everything and you feel FOMO if you don't invest through them. Im so glad I didnt cave in otherwise I would be in the same position as the other reviewers here.

Also whenever you go to any property meetups, I've never met a single person who said buy into a new development, they all say new builds are overpriced even with the discounts propertyhub is offering. The idea with propertyhub is to invest into a new build, save for another 2-3 years, remortgage extract some value from the previous new build, use that for the next property along with savings, rinse and repeat until you have 3 or more properties but are the already overpriced properties really going to up in value by much in 2-3 years ?? I dont think so. When I explain to other investors that propertyhub gets discounts they always say the catch is the sourcing fee (6k with phub) you should really factor that into the price because then it might not be a 16% discount like they were promising recently with their birmingham development.

They had quite a few for birmingham as well last year. One where they were boasting that they got a 16% discount "never seen before blah blah blah". They then later had another one for birmingham with a 16.8% discount so not sure why they were so excited the first time but less so the second time they got such a large discount.

I want this to be constructive for propertyhub so that they take action, maybe im wrong and their strategy has worked for some people buying new builds and rinse and repeating. PropertyHub why not give us actual real life case studies of people who have invested through yourselvs and the properties have done well for them, they've appreciated in value, they've remortgaged and have bought more properties ?

Keep up the good work with the podcast, books, YouTube channel.

Hello all. I have been listening to the educational materials for some time and they are good. Made my first purchase at the Modello development in Newcastle back in October 2025 and it has been a DISASTER. The property has been empty since possession, that is almost 6 months. The Property Hub marketed this off rents of £1400-£1500 for the property that I purchased, I am now advertising at £1050 and there is NO INTEREST whatsoever. Talking to Property Hub, they washed they hands off the whole thing. No responsibility, no apology, nothing. There is a £1,000 cash out of my pocket now every month for mortgage, bills, council tax, and Property Hub is laughing all the way to the bank with my £6000 fee and whatever fee they collected from Bellway (the developer).

I’ve had a great experience working with Property Hub throughout my purchase. The process was well structured, communication was consistent, and I always felt supported at each stage.
As a first-time buyer through a limited company, there were a number of moving parts: mortgage, solicitors, developer timelines but the team helped keep everything aligned and moving forward.
What stood out most was their responsiveness and willingness to answer questions, especially as timelines shifted closer to completion.
Overall, a very positive experience and I’d be happy to work with them again on future investments.

PH education arm is terrific. The investment arm is hit and miss. I had one experience which was ok. The second one, in Modello development (October 2025, Gateshead Newcastle) is bad. Truly bad. PH represented certain cashflow projections and rental yields. 6 months after completion, most properties in the development are empty, advertised rents are 15-20% lower than what PH represented, and still no interest from tenants. I completed 6 months ago and the property is empty. Costing me c. £1,000 in cash every month. PH won't take responsibility at all and says the estate agent got it wrong. I am an experienced investor with a very large BTL portfolio, have never seen anything like this. PH representations are VERY FAR from reality.

This is my 2nd purchase via Property Hub, and my 3rd purchase, The Old Granary with PH, is hopefully to be completed in May or even April, fingers crossed. She’s a real asset to your team. My experience this time around was definitely better than the 1st.

And I must mention that Ms Zoe was very helpful during my purchase at Burleyfields. She has been outstanding — always calm, clear, and incredibly supportive. And thank you to David as well.

Even when completion became stressful, the funds hadn’t cleared, and the solicitor kept chasing nonstop, I had my exam. Zoe kept me calm and handled everything with total composure.

I’ve listen to these two guys for years now and they are both amazing providing valuable information and knowledge relating to all things property. So give them a go you never know what you can learn even at my age 58 yrs .

I've watched/attended many online property seminars and they all tend to follow the same playbook. They're going to tell you about the strategy that helped them become multi-millionaires, then there's the obligatory "let me tell you a little about myself", this tends to involve a very personal story ie "the room was lit by a candle and my dad was on the bed. He told me he loved me and that I should get into property and help people. And then he died" cue the wiping away of non-existent tears. I promise you I've heard that story. They'd make more money being scriptwriters in Hollywood than in property. Then with about 10mins to go you're told that for x amount of £££s (normally about £10,000 but reduced to £250 because they like you lol) you can attend one of their seminars in person where they'll give you all the information you need. Yes, the very same information they promised you at the beginning.
But Property Hub were different. The first thing they did was let you know who would gain from their seminar and who wouldn't. What to expect from a 5,10,15 & 25yr period and that property was a long term investment. The whole seminar was a series of slides emphasising what Rob & Rob were explaining. The information was incisive and really helpful. They covered where to buy and why, what to buy and why, the financial trends of property and how they could help you start your journey.
I highly recommend their seminars or Youtube channel. Whether you end up working with them or not you'll come away with a lot more helpful information than you arrived with.

Hi value tips and honest information sharing and actionable steps to get started. They are experienced property investors and definitely land on top of my list for advice.

An excellent source of information, education in a simple, well laid out way with weekly podcasts, Q & As and webinars. All free of charge. They say it how it is and without hype. They do have a property sourcing service which they promote, but never hard sell. Excellent!

Great support and guidance

I completed my second property purchase through Property Hub this year, and once again the experience was genuinely excellent.

From start to finish, the team were fantastic to deal with. They made the whole process easy and stress-free, and I was almost completely hands-off, which was hugely appreciated.
The second purchase had a tight completion time and the team followed through every outstanding tasks across everyone ( solicitors , mortgage broker , builder etc) involved to get purchase across the line on time !

Even after completion, the support doesn't stop. For the property I purchased earlier during the year, The team took care of post-completion formalities, arranged snagging, coordinated blind fittings, and even provided photos of appliances so registrations could be completed without any hassle. It really felt like they had everything covered.
