Callum Dudley is a fantastic conveyancing solicitor. He really knows his stuff and is an excellent communicator. He acted for my elderly parents who were finding it difficult to take everything in. He did a great job of communicating with both me and my parents in a very clear way to ensure everyone was fully aware if progress. I won't hesitate to go to Callum again!

I went to the penwortham branch to seek clarification of some paperwork sent to my son from a mortgage company. Jade helped me and even signed the form for me that verified my identity. She wouldn’t accept any payment from me either. The property belonging to my son is going to be sold shortly and we will be asking Jade to act for us.

Callum handled the purchase of my new flat (and sale of my previous house!). He is efficient, courteous, calm and knowledgeable. He and Rhian are always on it and there are none of the frustrating delays in communication I have experienced with previous solicitors. Would thoroughly recommend them!

We have just completed on a property today. Vincent's came recommended by the estate agents and we went with these guys. They did not disappoint, very thorough and very quick ! I would not hesitate in recommending vincents to friends and family

Quite a shocking experience really.
I could say that you get what you pay for, but that would simply be an excuse.
I decided to purchase a buy-to-let property with sitting tenants.
The tenants were happy to continue to remain in the property.
All seemed to go smoothly initially until the seller caused some delays, which I only came aware of this after a 2 month delay where I go no updates.
I started chasing the estate agents assking them to nudge the seller to get things moving, and that is the only way things started progressing.
This all started around August with my mortgage offer expiring in December.
December is not a full month and most businesses close early and pressure started building late November when I chased up the status and was told that they were still waiting for paperwork relating to their ID! - this should have been done within a few weeks of the initial startup, not 2+ months later !

Anyhow, the paperwork was all signed and exchange of contracts were ready to be signed, but the lender would not approve without a tenancy agreement - it was a wink wink agreement between the seller and tenant - the tenant then goes out and gets a 12 month agreement at his agreed rental rate.

This rate was £30 less than tha mortgage.

You'll like this - one of the conditions from the lender was that the rent must be equal or greater than the mortgage - so already broken a clause - also a deposit should be in place (no deposit was taken or registered!) - broken another clause

My insurance company would not cover me due to the fact that there was no deposit registered and to top it all - the tenant refused to communicate with me and stated that "I'm protected for 12 months now and you can't touch me and I will not give you a deposit".

I only came aware of the clauses after chasing up for help, but before I signed the contacts, I stated to the conveyancer that the rent is less than the mortgage and there is no deposit either and the response was "I'm not legally trained and you will have to get legal advice", but was then told to sign the contracts - why wouldn't I as i assumed I would be able to rectify all of this with the tenant - little did I know that she would bite back like mentioned earlier.

Also the tenancy agreement was set as to pay in advance, yet the seller absorbed the rent monies stating that the tenant paid in arrears.

I chased the converyancer for several months on this that there is a rent due to me for part month - pro-rata, but eventually I've been tolde to go find a litigator to sort this out!!

The tenant eventally absconded after not paying me rent for 3 months. I'm very glad she left as it's allowed me to get new tenants into the property.

There should have been due dilligence on the whole matter with tight timescales and I should not have had to intervene - the conveyancer should have rejected the tenancy agreement and asked for a new agreement and not have put me in a postion where I would be stuck with a tenant who refused to pay me, not be insured on the property by any means and also take a hit on the monthly rent

I can't recommend Callum and Rhian highly enough! They're the best conveyancers I've ever dealt with by far, responding promptly to any enquiries or emails and always at the end of the phone. Not only did they deal with their end of my house sale efficiently and smoothly, they actively chased outstanding information from the sellers' conveyancers too. Callum and Rhian made what could have been a stressful, drawn out process a lot easier, and their constant communication throughout was very reassuring. Plus they're lovely people to deal with too! I'll be passing on their number to everyone I know :)

Amy Whiteside did a beyond fantastic job arranging and sorting Probate out following the death of my mum aged 92, It was a tricky one but Amy got it sorted and gained communication from the Third parties. Amy is totally friendly, approachable and professional. When emailing Amy she replied virtually straight away. I can highly recommend Amy's services she did a fantastic job. Thanks so much.
