Always had a good experience with Wilmotts over the last 4.5 years - especially with Kim C, who responds to any issues quickly and is always understanding. We are not afraid to ask for help or for particular things to be replaced because of this, which makes our renting experience above anything we would have expected. I cannot rate Willmotts highly enough ! We have lived in our flat for 30 years now , with Willmotts as our ‘ landlords ‘and have always felt safe in our home .
Recently my husband suffered a major stroke and has been in hospital - so far - for just over 3 months . Needless to say , our home needs renovation to ensure safety for his eventual return home, and thanks to the support and care of the Willmotts team and their contractors,he will have a safe home to return to .

Willmotts have been managing a block of commercial and residential property owned by my family for many decades. My contact with them began in 2006, when they very successfully oversaw major improvements to the five flats, producing the drawings and managing the building works. I have valued the continuity of staff over the years. Since 2014, Vitalia has been managing the residential property, keeping me up to date with any maintenance needed and any changes in legal requirements, sending photographs when relevant for my information. Gokhan has been managing the three shops and six garages for me since 2016. I have found him to be very approachable and helpful, willing to answer any of my many queries, or to direct me to the appropriate person. When my family decided recently to sell the property the whole team at Willmotts worked together to make this happen, and I particularly valued the efforts of Varol and Emily who ensured that the sale completed to our deadline. Thank you to all at Willmotts for decades of good service.

REVIEW UPDATE (Nov 11): This morning, a week after the original review, Willmotts Block Management informed our RTM that they are terminating the management arrangement, the day before we were to meet with them in person.
So from my point-of-view, they do not care to work with us to receive our custom.
Even with this termination notice in hand, we will be meeting with them in person tomorrow with our proposal to move forward, but sadly, they chose to be less than supportive.
If you are considering Willmotts for Property Management, feel free to use this experience upon evaluating your choice in block management.
And William - thank you for attempting to sound reasonable. We were not give a NEW PM, and the management software you were rolling out was promised back in Oct 2024. And instead, they chose to drop the block the DAY before the meeting.
And please be aware that Kate Group is a partner/vendor for Willmotts that we experienced and since moved on from as a service provider - and leave the reasons to your imagination.

PREVIOUSLY: In the years Willmotts has been working with our block, we have seen a rash of Property Managers in and out of the relationship, and in the past year, our RTM worked really hard to step up our relationship with Willmotts.
Sadly, the PM and staff are not responsive (tho Rosie has been wonderful), the Director is almost impossible to speak with or schedule a time (three one hour appointments offers in five months; and one cancelled after THEY pursued me to schedule the specific appointment and I shifted time to accomplish it).
Their IT systems and business processes to manage and maintain our service charges finances have been slow, inaccurate, confusing - and outright frightening.
Even letters to our Leaseholders regarding service charges are often fraught with confusion and accounting jargon and have caused stress and anger; even their invoices or explanatory letters lack sympathy for their customers who rely on their advice and service.
Whilst this is a complaint on Trustpilot Review, even NOW we are STILL trying to work with them - especially such a storied company that has been around almost 100 years.
Maybe a negative review might inspire them to engage and work to help out a proactive RTM working to make a better Property Management relationship work.
It would be a sad day if they continued to try to cause a relationship -- that they fought hard to get from London Block years ago -- to whither and die.
It makes a person wonder - do they actually care for our custom?

I have had the pleasure of dealing with two purchases with Rosie Goodall! She has been absolutely fantastic with all the post completion stages and during a sale. The service received by Willmotts has been exceptional this year! Tried to process a Licence to Alter which should be day to day stuff for a managing agent. Despite all pre work, surveys, planning approval being done this incompetent shower of unprofessionals took nearly 12 further months to issue the licence. They had no process, no solicitor in place, no consideration of the financial and personal impact their lack of care and professionalism had on us. The property manager was either overworked and or ignorant as getting any sort of response by any medium was well nigh impossible. Took too many attempts and escalations. The Director for Block Management was to be frank an arrogant and very rude man. He didn't give one care about the disgusting service. The solicitor they eventually appointed to issue the licence was equally frustrated at their tardy and unprofessional attitude. They even tried to charge again for services paid for to the previous agent they replaced. That again was another long drawn out battle to be resolved. Don't get us going on the ridiculous handling of our blocks services and accounts. There will be an encyclopedic review in future on the disaster these muppets have created.

We have had an utterly terrible experience with Wilmotts. Our service charge went up to nearly double and the bill was served to us without a sliver of prior warning, resulting in a lot of leaseholders struggling to afford even living in their flats. On top of this, our building manager Zoe has not answered any of our questions on what exactly caused this humongous increase, citing a 'deficit' and subsequently ignoring any of our request for clarification. An utter disaster and frankly a disrespectful attitude and insulting level of service. Absolutely DO NOT USE WILMOTTS.

Tom at Willmotts has been utterly brilliant, since he took over the management of our building. He is always so available to me, he is always so helpful, his property management knowledge is second to none, and best of all he is an absolute delight to deal with. I couldn't recommend Tom more.
I have nothing but praise for Rosie Goodall in Property Management, during my challenging property exchange. With her determination , experience and efficiency, this transaction was successfully achieved. I cannot thank Rosie enough for her kindness, dedication and hard work.

Gökhan Karatay of Willmotts has assisted with a number of lease renewals and rent reviews on behalf of PPP Capital. He is thorough in his market research and recommendations, and has always achieved exceptional results. I would highly recommend Gökhan and Willmotts.
Incompetent at managing large blocs. The management of Latymer court is appalling, extortionate service charges and poor maintenance of the bloc. The external walls of the building are crumbling, poor patchwork to the external walls and throughout the estate. The jobs are never carried out professionally all work carried out is substandard. The service charges are constantly raised, the cleaning of the building is extremely poor and the manager is always hiding in the office as opposed to inspecting work carried out by the maintenance contracts which results to the task being done more than once at a cost to the residents.

Willmotts managed and let us a property. Our experience with them was perfect, they were quick to manage issues and helped us move in/out.

It was a genuine pleasure to deal with Willmotts. They have always been at hand anytime wanted that's what a buyer or a seller need.
