Trapped capital, zero transparency, and a shrinking portfolio
UPDATE (July 27, 2026):
Following my initial review, management reached out via Instagram promising a personal call from the CEO to resolve my trapped funds, but they completely ghosted me. I have since escalated this to a formal written complaint regarding blocked withdrawals and withheld capital—specifically including property sale funds finalized back on May 22, 2026. After giving them a final notice and a strict deadline to liquidate my portfolio and manually wire my funds, they have failed to provide a concrete resolution. I am now preparing to take this matter directly to the Financial Ombudsman Service (FOS) and the Financial Conduct Authority (FCA). Complete lack of communication and accountability.

No call, no email, and no response to follow-ups. They are actively avoiding resolving these issues. Proceed with extreme caution.
Yielders makes it incredibly easy to register and deposit your money, but pulling it back out is a completely different story.
After investing, I faced an exhausting, email-heavy battle just to get my KYC completed and basic withdrawal methods set up. The financial performance has been dismal: my first investment exited at a capital loss that wiped out my rental earnings, and for the last two years, I have received zero rental income from stagnant properties that aren't generating a penny.
Worse, for one property where a sale was officially finalized back on May 22, 2026, the funds still haven't been distributed to my account as of late June.
Because I relocated to Pakistan in 2020—a country they do not support for withdrawals—I have never been able to take a single penny out of the platform. I’ve been forced to reinvest while my total portfolio value has shrunk below the amount I originally put in. The company lacks basic transparency, their customer service is the absolute worst, and international investors risk having their capital completely locked away.

I am very disappointed with the level of customer services from the company. when you ring the number they have provided it goes to answer machine. I have sent email and messages on their portal. made numerous phone calls, I have received no response, it is unacceptable , The lack of communication and support has been extremely frustrating and unprofessional. this is causing me unnecessary stress and inconvenience.
Scam company
This company is a scam.
1. They won’t return my money at the end of my investment period, despite their promise.
2. The return on investments is very low (~2%), much lower than advertised.
3. Customer support is non-existent - they haven’t responded to my queries in weeks.

Their communication is appalling. I have unanswered emails from over 5 months ago. I invested in a property in January 2025 and not received a single penny in rent. A complaint is now being lodged with the FCA because they have not invested the funds that they were provided with and will not provide me with any updates.

V.Disappointing
Yielders started quite well with regular communication and customer service. Rental payments have been fairly consistent with the odd expense that is expected with buy-to-let investment. However what is quite disappointing is basic customer service and communication which has dropped off a cliff in the past couple of years. My first property went through the 5-year cycle in Nov 2024 and there has been no comms in the last six months so I have no idea if i will get my capital back. Sales on the relisting platform don't seem to be allocated back to sellers either. I still have a number of properties to go through the 5-year cycle process..and frankly I don't know what to expect or if I will ever receive any capital back

I invested in properties with this company about 5 years ago, initially I was getting the monthly rent payments, few months after the payments stopped, then they decided it was time to sell the property. 5 years after, I have not gotten my money back. Initially they were giving updates, always one problem or another, now they have stopped giving updates completely. I was really surprised because this is the kind of behaviour you get from ponzi schemes and scammers, I really thought yielders were reputable. Anyways, my money remains stuck 5 years after. I have given enough time for them to fix whatever problem it is, now I have to escalate to the authorities.

I invested in more than five properties through Yielders.co.uk. Unfortunately, almost all of them experienced significant delays, often extending liquidation dates by several months. While some properties provided monthly dividends as expected, others faced issues such as tenants leaving unexpectedly and additional costs for renovations and maintenance. Overall, the advertised numbers are not reliable, so be cautious with your expectations.
Halal Capital Appreciation and Rental Yields that work
I had invested in the Leamington Spa property for about 4 years. I wanted to invest and forget until it was mature. Dividends were paid regularly at around 6.5% and I have just received my capital back with a decent 18% return.
The experience initially was excellent. I really felt that as a new start up at that point the people running Yielders were extremely professional and cared about your investment. Dividends were paid regularly and communications was good.
This did suffer in 2020 and 2021 however as there was an overhaul of management activities. However recently the new CEO has made a real difference and the management team were able to deal with my queries effectively. I was informed about the state of my investment and given a realistic timetable of when my investment would be returned, which it was.
It's a great halal business model to park your money without having to fork out substantial investment for a property. I do hope this model continues with added improvements.
A Promising Investment Opportunity with Room for Improvement
For the past 4 years, I have invested with Yielders and found their property market opportunity to be distinctive and a great way to protect my funds against market inflation. However, there is room for customer service improvement, though I cannot confirm if they have made progress within the last three months. Yielders has managed to remain resilient during the pandemic, which is impressive. There have been rumours of the platform being fraudulent, but it is FCA regulated and my experience with returns has been positive, especially after the pandemic. Some properties had low rental dividends or were held for expenses, but I received my principal amount with a return on investment and rental dividends. Yielders' investment model is risk-sharing, which aligns with ethical and Islamic principles, anyone looking for guaranteed returns is actually not looking for halal returns. Moreover, diversifying in a variety of properties prevents losses. Although there were similar risks faced with tenants and properties, you get a glimpse into possible scenarios when owning and renting your own property. Yielders' current focus on buying properties in London is expected to yield better appreciation of assets. Overall Yielders has some room for improvement, but it seems like they are taking measures to address the issues. Specifically, their returns could be higher and their customer service more efficient.
Tried to sell one of my investments but…
Update: They've gotten back to me now, apologised for the delay and then got into extensive explanation about the issues they were facing past couple of years and how they planned to upgrade their future products and make it easier to re-sell investments.
Though it is still a risky investment so it's not for beginners.
Sharia-compliant property investment
Yielders gives me sharia-compliant exposure to the property market without having to purchase a property. The system offers a choice of a variety of different properties and allows incremental investments of small amounts. The system pays a regular monthly rental on the investments. Property investments are not liquid and property transactions are complex and sometimes have delays due to the multiple parties involved so investors should be patient when withdrawing their funds and should not have an expectation of immediate withdrawals. I've been amazed at the customer service and always get a call back when I email the support team. Very happy to recommend Yielders.

My recent experience with the new CEO of the company was amazing. He reassured me Yielders is now going through a transformation and I have been assured that they will focus on improving their service and product to ensure they are able to help, support and provide a service to their new and existing customers in any matters of concern. I have very recently received an update regarding my investment and general state of affairs from the Yielders team. They have over the last year faced a number of challenges with staffing and properties. They have provided good reassurance that our investments are safe and that regular communication that was there in the early days will resume, this should provide confidence to other investors also.

I have been invested in this company for a while now and when I try and contact their customer service is abysmal. I have tried every method of contact and still not response and it's been a month. I encourage everyone reading this to contact trading standards to get this scam of a company shut down. Don't waste your time and money on this.

I'm a big fan of ethical investing and always keen to support new entrants to the market and I have been supporting Yielders since Day 1. Unfortunately things are much worse since the their original team left and I believe that staff turnover is an issue. I had a lot of confidence in the early days and got a decent amount of rental income. The rental is now absolutely disgraceful and I've lost count of the number of excuses they have shared in their justification for not paying rent to the investors. The decline started in early 2020 and things have only gotten worse. Your money is locked in and you can't liquidate your investments as you could on the stock market. Like I said, I've always tried to support small startups, but this is the last straw. This company needs to change it's name as my hard earned savings (as a modest invester) is yielding nothing. Stay away and put your money somewhere safer. Once you've invested here, you're committed for a very long time. Be warned.

Just a shocking level of customer service. Luckily I invested a relatively small amount to test the company but I have no idea when I’ll get my capital back. Kept 9 months of customer rent to deal with ‘selling fees’. Ridiculous. Use other newer and better halal rental income companies that are operating now. You should be shut down, fined and your clients compensated.

If you have an SPV here then you wont be told anything and even when it comes to the asset being disposed, you will be kept in the dark ie you wont be told the asset sale price and whatever funds are left wont be returned. Stay away!!!
