Xpatations Avaliações

Finding housing remotely and from abroad can be terrifying. Rupert and team did an amazing job in helping us land happily and comfortably. Should we need to move again in the Netherlands before we are comfortably fluent, we'll call again, for Xpatations was attentive, organized, patient, and supportive. We are happy to recommend them.

Rupert was a godsend after having to scramble to find a new leasing agent quickly as my family prepared for our move from the US to The Netherlands. He was very knowledgeable about the entire rental process, and put us at ease in a very challenging and competitive rental market. I would definitely recommend him to other expats searching for their first rental home. We are very grateful for his willingness to go above and beyond for his clients and his ability to respond with urgency and experience.

Thanks to Rupert, I was able to find a place to live for my studies, despite the highly difficult housing market.

I contacted Rupert while relocating from Bulgaria to the Netherlands for a new job, with a tight timeline, two large dogs, and zero local knowledge of the housing market. From the very first contact, Rupert was professional, proactive, and genuinely invested in finding the right solution for my family.
He handled everything - viewings by video, liaising with agencies on our behalf, preparing our rental bid with all supporting documents, and navigating a tricky situation where a landlord initially had second thoughts about our dogs. Beyond just finding the apartment, he also connected us with the right people for insurance and utilities, making the whole setup process seamless.
Within a short period of time we secured a wonderful apartment in Heemstede - a place we're genuinely excited about. The whole process, from first contact to signed contract, was as stress-free as a relocation can possibly be.
If you're an expat moving to the Netherlands and need someone who actually knows what they're doing - look no further. Highly recommended!

We had an outstanding experience working with Rupert at Xpatations. I first reached out to him on January 22nd, and from the very beginning he was responsive, knowledgeable, and incredibly proactive.

Rupert guided us through the entire home-buying process with patience and clear communication. He always made time to answer our questions and gave honest advice that helped us feel confident in every decision.

His negotiation skills were also fantastic. The house was listed at €350,000 and with his strategy and guidance we were able to secure it for €335,000, which we were thrilled about.

We were also navigating this process while expecting our first baby, which added some extra pressure to find the right home quickly. Rupert was very understanding and supportive throughout the process and made what could have been a stressful experience feel smooth and manageable.

We have now officially taken ownership of our new home and could not be happier. We highly recommend Rupert and the team at Xpatations to anyone looking to buy a home in the Netherlands.

Xpatations supported my relocation to the Netherlands by securing a rental quickly in a competitive market, with fast and reliable communication at every step.

My family and I are moving to the Netherlands. We were referred to Rupert Agnes at Xpatations real estate to help us find a home. We had very specific requirements. We are expats, we have pets, and I am over 70, so we were looking for a rental near a larger city with a bedroom and bathroom on the main floor. The housing market there is very tight currently but Rupert worked very hard to find us a good match with a wonderful apartment in The Hague. Rupert traveled to several potential locations to view for us, taking videos of each and sending them along so that we could assess each one ourselves. The services provided by Rupert and Xpatations were excellent and I highly recommend them to anyone moving to the Netherlands.

I started working as a real estate agent in The Hague about 8 years ago for 7 years, and I had the pleasure to meet Rupert from the start. Rupert did not only have lovely and reliable tenants he represented, but he also is one of the kindest, honest and warmhearted person I ever met. Especially in real estate, this is not always the case. During those years, we’ve made a lot of landlords ánd tenants happy! He always has the best interest for everyone he works for, and with. I also find it remarkable, which it shouldn’t be, that Rupert is always ‘the same’. You just know right away that he’s sincere and reliable and that has never changed up to this day.

I have now recently started my own company and had the luck to work with him again. I can’t say anything else than to be happy that our pads crossed again and reaches out to find the best homes for his clients. I can recommend everyone to work with Rupert, without a doubt, and if you’re looking for a home and an agent to represent you, he’s the one!

It's been an absolute pleasure working with Rupert. A consummate professional, he took time to understand our requirements, our likes and dislikes, and went to task. Renting a property from 6300 km away, and with a 6-hour difference is not an easy task. Yet, Rupert made if feel like business as usual, stayed on top of it, kept us in the loop every step of the way, and secured a contract! His referral network is vast, and has been extremely helpful in getting utilities set-up, and even moving globally. Definitely going to call on Rupert when we’re ready to purchase a house. We’re very Grateful. Thank You Rupert. Cheers!

After some prior negative experiences with Maakelars, Rupert helped give us a positive experience with excellent, professional and quick communication, helpful points on apartment hunting and great insights on the moving process. We were very impressed and would highly recommend Rupert and Xpatations to others who are looking for living quarters.

We cannot recommend Rupert Agnes of Xpatations highly enough! Finding a home in the Netherlands can be challenging, but Rupert made the entire process smooth, reassuring, and even enjoyable. He was incredibly responsive and confident that he would find us the right place—and he did! We got our first choice.

Rupert’s excellent reputation helped us secure a viewing we requested, and in a very short time, we had a home we are overjoyed about. He helped with every aspect of the process, from ensuring the property was a good match for us to carefully inspecting each home and providing detailed videos so we could feel confident in our choice. His support didn’t stop there; Rupert also assisted us in setting up utilities and shared his connections to help us settle in quickly.

He was present at the key transfer, making sure everything went smoothly and stress-free. Rupert made finding a home in the Netherlands a wonderful experience, and we are so grateful for his dedication and care.

If you are looking for someone who is professional, proactive, and genuinely invested in helping you find the perfect home, Rupert is the person to call. We give him our highest recommendation!

Rupert helped us search with some real constraints, as we were hiking and not easy to reach. He worked immediately to guide us toward a great option for us, but patiently showed us other options. His communication was quick and complete. He followed up even though he was on vacation to be sure we got in to our new place and that it was everything we expected. Highest ratings! Rupert was a referral for us and we are so glad to have been able to use his services. We engaged Rupert 3 months before we needed his services to ensure we would be able to secure his time. When we started looking in March he was able to find us a rental in a matter of weeks. We sent him to 2 showings and were able to secure our apartment. He’s gone above and beyond helping us to secure our place, get everything setup, and make sure we settled in nicely. He even sent us a message the day we landed which was completely unexpected. He connected us with another referral to ensure we were able to get from the airport to our home. We had some issues upon receiving the house and he helped us to make sure those concerns were heard. Needless to say he’s worth your investment. He does so much more than just go to listings and look at the places for you. His kindness will not be forgotten.

Rupert was recommended to us by our lawyer, and we couldn’t be happier with his services or the beautiful apartment he helped us find. He was very patient with two first-time and unexpected expats, easily communicating every step of the process and explaining carefully when we needed some extra help. We’ll be certain to use him again when our lease ends and we’re looking once more!

Xpatations was incredibly helpful for us to find a beautiful townhouse in the historic center of Haarlem. There is NO WAY we would have even been considered for this rental as the Netherlands is one of the most brutal real estate markets in the world. Rupert helped us with negotiations, signing the contract, he took videos of the townhouse, and then he arranged fur us to get utilities.

We could not have done any of this with out him. I highly recommend you hire him. We would have been lost without him. He is also really fun to hang out with, we can't wait to take him and his wife to dinner when we move there in early April.

Rupert provided exceptional service as our buying agent. His deep knowledge of the Dutch housing market and constant availability for questions made the process smooth. He took time to explain everything clearly and guide us through each step. A true professional who goes above and beyond.
In short - Xpatations is highly recommend for anyone looking to buy a property in the Netherlands!

We had a great experience.

Rupert is such a great person. Not only is he very knowledgeable and will really help you to find the perfect house or apartment, but he is patient and he's very responsive. We really had a great experience working with Rupert and we would absolutely use him again. He is a decent and honorable person, and that is one thing that is sometimes missing in the world. We recommend him without hesitation.

Rupert was such an incredible help in finding an apartment during my move to Amsterdam. In an incredibly difficult market, he was able to secure my apartment in less than a week. I can't thank him enough.

Rupert has been of wonderful help for us in finding a home. He was very patient, he listened to our wants and needs, he visited houses and sent us lots of photos so we can make a well informed decision about moving into a new house. He is very reliable and friendly and a very good professional. His attention to details is remarkable and that was very useful considering we were aboard when we chose the house we currently live in. We will definitely rely on his services again when it comes to moving again.
