I don't trust them..

Unbelievable: We requested a viewing on a property via the online process, we didn't hear back so we called. We were told there was nothing available for 3/4 days. We visited on the Friday evening, and decided we wanted to make an offer. The vendors knew this. Nobody, again, contacted us, so mid-Monday we called them to discuss putting in an offer sometime that week. They, the estate agents, said they'd let us know if a new bid comes in so we can poke the IFA for documents and put in a competing bid. We called approx. 11am Thursday to be to make the formal offer only to be met with the accepted an offer. However, they stated that they'll put the offer to the vendors. They knew our offer was substantially higher than the one accepted. Today we received a call to say the vendors want to continue with the lower offer. The estate agent said they cannot control which offer the vendor chooses. However, they conveniently miss that their role is to influence and they separately failed to represent their promise to us and their client.

Edited in response to the company:

Regardless of the vendor selecting a bid, the company is not accepting responsibility for their failures. In effect they are blame shifting when the choice of the vendor was a symptom of the companies failures.

I did not mention influence the choice of bid, the company is in charge of and influences the process.

We are extremely sorry to hear you were not satisfied with the service you recently received from our Chorley branch in respect of the offer you made on a property not being successful. Although we can appreciate your frustration at missing out on this property, unfortunately as the vendor had already accepted another offer that had enabled them to secure the purchase of a property themselves, they did not wish to pursue your offer further. We can assure you that we always strive to get our vendors the best price for their property, but in situations such as this, we are not able to influence which offer a vendor chooses to accept, as ultimately it is a decision that is solely made by them.

This agency typify all that is wrong with estate agencies

This agency typify all that is wrong with estate agencies who deal with rental properties, they hold the view there are more people looking to rent than there are rental properties so they are free to treat people looking to rent with a lack of manners and professionalism because there is a surplus of potential renters out there . I enquired about a rental property over the weekend, Monday morning I receive an email from them asking if I am available to view the property the following day Tuesday between 4 30 - 5.30 along with confirmation of my employment status, I reply to advise I am employed and can view tomorrow at 5. 00pm. I hear nothing back from them during the day so email Tuesday morning to ask for confirmation of the viewing for this evening and receive an email back from them to say sorry the property has gone. Bad manners and lack of professionalism, and although there would appear to be a surplus of people looking to rent at the moment, there are also an increased number of estate agencies out there who I would imagine run their business better than this organisation and treat potential renters with just a little bit more respect than this. If you are looking to rent, you will just be one of many out there to this organisation so they are free to pull these kind of stunts without any real consequence to them, and they trade on the belief this is acceptable practise in 2023.

24.05.23 TO ADD, after reading their reply it appears it was my fault in not being able to view the property as the slots had all gone by the time I confirmed by availability.
Let me provide the facts. I received an email from them Monday 15.05.23 at 08.14am asking me for my availability to view between 4.30pm - 5.30pm on the Tuesday 16.05.23
I replied by email 15.05.23 at 08.51am to say I was available at 05.00pm to view on the Tuesday. So their suggestion that in the 37minutes between their email and my reply the slots had all gone is clearly so unbelievable it's insulting. Added to which, if this was true, where was my email reply 15.05.23 from your business shortly after 08.51am to apologise and advise me the slots had gone? Seriously, please have the good grace and decency to admit you were wrong and mistakes were made instead of attempting to blame people who took 37 minutes from point of your email to reply with confirmation they could attend a viewing. We all make mistakes.

We are sorry you missed out on the rental property you recently enquired about and were not happy with the service you received from our Lettings team.

Due to the rental market being extremely busy, upon marketing a rental property the Lettings team always receive as large influx of enquires for viewings and work hard to respond to each enquiry as quickly as possible. They also always try to co-ordinate as many viewings as they can by allocating the viewing slots on a “first come, first served” basis. Therefore, we apologise that you were unable to view the property you enquired about due to all the viewing slots being confirmed prior to you to confirming your availability. However, had you not made contact with the Letting team, as with all enquiries they would have contacted you to let you know this was the case or that the property had been taken.

I hope this provides you with some context to the concerns you raised. However, should you wish to discuss this matter further, please do not hesitate to contact our Letting Manager directly either at dean@ben-rose.co.uk or on 01257 228202.

APPALLING CUSTOMER SERVICE!
We dealt with Ben rose, in late 2022, after putting an offer in on a house, we were laughed at and heard sniggering down the phone. We were utterly disgusted by this, so much so we withdrew our offer because we didn’t want to deal with this kind of service. Hoping things were different, We tried to book a viewing for a property on Cliffe Drive today and we explained that we could do any day after a certain date (which they were doing block bookings on) and even though we gave them a date which we asked for them to ask the vendor if this was okay, the lady we spoke to refused to book the viewing in for us and explained that if they booked the viewing in and they received an offer on the Saturday l, even though the date we asked for was only 3 days later, they would cancel our viewing! I stated that I do not understand why they would cancel a viewing and loose the vendor an opportunity for a sale and they just stated that “their policy” no other estate agents we have ever dealt with have ever done anything like this and always accommodate any viewings no matter what and regardless of other offer that are put in, even if there is viewing booked in after. If it was around 3 weeks after then okay, but it was 3 days. The rudeness and lack of professionalism from the staff at Ben Rose Chorley is disgusting. As first time buyers, this does not give any hope what so ever if they turn down potential buyers without going to the sellers first.

Regarding your comments in respect of the call you made to our Chorley branch back in 2022, unfortunately as this is an historical call, we are unable to review it. However, we can assure you that any offers made to our sales team are always taken seriously and should an offer be significantly below the asking price, our Sales Negotiators will offer advice on such an offer using their professional knowledge and experience before putting the offer to the vendor. In addition to this, as we are sure you can appreciate the branch is extremely busy given our sales team are dealing with a large amount of house sales each day and as this creates a large amount of background noise during calls, we assume this may be why you thought you heard laughing.

Regarding the other concerns you raised in relation to your attempt to view a property, our marketing strategy is to conduct block book viewing appointments, which we find works extremely well for creating demand and selling properties quickly. This viewing process is also successful because a significant amount of time and effort is dedicated to the initial marketing of the property, which usually generates between 10 to 20 viewing requests. Having all these viewings conducted at the same time creates demand between potential buyers knowing there is a large amount of interest in the property and generally speeds us the selling process, resulting in the vendors property being sold both for the best price and quickly. In our experience having ad-hoc viewings can impact on vendors getting the highest price for their property and cause them to lose potential buyers due to the market being so fast paced and them finding another property whilst waiting for a viewing. This is reflected in us currently agreeing a ¼ of all sales in Chorley and outselling 2nd, 3rd and 4th of the other highest estate agents in the area combined.

We apologise if you do feel like our marketing strategy surrounding how we conduct our viewings was not explained to you properly when you recently called to book a viewing. However, we are looking into this further and will address this going forward. We are also aware that following this review you have since spoken to our Chorley Branch Manager, who again explained the matters detailed above and with which you now understood were and were satisfied with.

The best…

I cannot thank Tammy and the team at Ben Rose enough for everything they did during the purchase of my property.

They kept me up to date throughout, liaised with my seller, communicated quickly, made me feel settled and calm throughout and always went above and beyond with everything they did.

If I was to move house again, I wouldn't use any other company.

I decided to sell my house late August

I decided to sell my house late August, Era Davidson and the team were amazing from the first communication to the day of completion. The house went online on a Thursday, by Saturday I had 25 viewings. On Sunday I’d received 12 offers. Monday SSTC! Over to the solicitors who were also on the ball. A bit of backwards and forwards with the buyers solicitor. Era was also there during this time trying to push them and keeping me and the buyer informed along the way.

Totally professional service from Ben Rose Chorley

My wife and I chose Chorley Ben Rose estate agency for its local knowledge of markets, the location of its Chorley branch and the warmth of their greeting to us. Our immediate contact was with the very professional Kerry Parker who took all our details, visited the property and gave us sound advice as to realistic pricing rather than pie in the sky valuations. This was to be good advice as the process developed during the down turn in the market during 2022.

We obtained several viewings and a firm negotiated offer just below our published price. At this point, we received excellent involvement of several members of the team, led by the branch manager, Tammy Daly. All good we thought and settled back to let things happen in the legal world. Until.... our buyer lost their buyer and the chain was in danger of collapsing. Throughout all this turmoil, Leanne Derbyshire was our contact and was brilliant. Constantly updating us and gaining information along the chain.

Because of deteriorating market conditions, we did indeed lose our buyer and we thought of letting the property instead. So we came into contact with the rental manager, Dean Heywood. Another charming, helpful and up-beat member of the crew and we very nearly opted for rental instead of sale. But literally at the last minute and on simultaneous but separate phone calls in the retail and the rental departments, Ben Rose heard of our buyers finding another buyer for their property and we were back into the selling of our property. Everything was cranked back up again by Leanne and others with constant help from Tammy who always made herself available for advice.

Despite changes in governments, recessions, 14 day holiday shutdowns and the generally slow legal processes, we managed to complete the sale over Christmas and New Year to achieve a time-limited mortgage offer for our buyers.

Never a dull moment but we can not thank the Chorley Ben Rose team enough for their care and attention plus the pleasant and calming manner of handling our somewhat agitated questions.

A great team doing a great job!

ABYSMAL LETTING AGENTS.
We had the great misfortune to engage Ben Rose to fully manage the letting of a family home. In short, they were extremely poor in practically every respect, their continued failings being too many to list and expand upon here. They were so bad that I complained and escalated it to the property ombudsman for adjudication.

The ombudsman found in our favour in respect of 5 specific complaints and awarded £500 in compensation part being used to offset management fees.

I cannot recommend them as letting agents and rue the day we engaged them.

This unfortunate experience dragged on for some considerable time and the experience date shown below is the date we received payment of the compensation from Ben Rose in full and final settlement.

Update. I will briefly comment on the points raised in Ben Rose's reply below in the order they were made.

The first comment referring to the 12 months is irrelevant and used as a distraction. Common sense dictates that a full and fair review can only be made once all matters have been finally dealt with. I only posted the review once Ben Rose's complaints procedure, referral to the ombudsman and the subsequent adjudication were completed, and upon Ben Rose having paid the compensation awarded against them.

Staff movement is a natural occurrence and does not excuse the unprofessionalism and incompetence apparently rife in this business.

Ben Rose claim that they are genuinely unable to think what else they could have done to support us further. The ombudsman is very clear in his deliberations and fully explains where they went wrong, what they should have done and what they did - but shouldn't have done. If they were to read those comments again it will become perfectly clear and will satisfy this inability they have expressed.

Comments regarding the current lettings manager are totally irrelevant as it is a review of our experience of the service provided by this company as a whole. Any reviews and/or achievement claims in respect of him in other circumstances or situations are another distraction/smoke screen introduced in an attempt to place their 'favourable spin' on this review in the final stages of commenting.

I purposely chose not to single out or name individuals in the review as I thought it unfair to do so. In a business of this size the owner has full overview and ultimate control over employees' actions and responses. However, in light of Ben Rose having identified an individual it is reasonable to reveal that following a catalogue of prolonged inefficiencies and failings my complaint was focused on both letting managers (including the one named by Ben Rose), the HR manager, the accounts/finance department and the owner himself.

To reiterate (should it be necessary), this review is a review our experience with Ben Rose who were engaged as letting agent to fully manage that letting. It was posted once all matters were finalised the ombudsman having upheld 5 complaints.

As a footnote, following this debacle with Ben Rose we sold the property entrusting the sale to a rival Chorley Estate Agent just around the corner from Ben Rose. That agent, in every respect, proved to be efficient, professional and transparent and received a well-deserved positive review from me on completion of the sale.

We were disappointed to read your recent review, especially as it is now 12 months since we were responsible for managing your son’s property. Unfortunately, we were all placed in a difficult situation when your son’s tenants choose to end their tenancy early and vacate the property at the end of December 2021 combined with our Lettings Manager at the same time leaving the business. Although these circumstances were beyond our control and as a result your son decided he no longer wanted his property managed, we still invested a significant amount of time and resources to support and assist with bringing this matter to a conclusion and to ensure he received the remaining rental payments owed until the tenancy agreement was due to end mid May 2022. We can only apologise if you believe this not to be the case and are genuinely unable to think what else we could have done to support you further in achieving this favourable outcome.

As this situation arose with your son’s property 12 months ago, I think it is important to note that our Lettings Manager, Dean Heywood, only started managing the lettings department after this time and subsequently we do not feel this review should deflect from all the hard work and efforts he has dedicated to working with our current landlords and tenants and to developing the lettings side of the business. His efforts are also reflected in the positive reviews Dean has received during the last 11 months of him working for the business.

APPALLING CUSTOMER SERVICE

My son was offered a rental property by Ben-Rose at 12:30 on 20-Jan-2023 with myself acting as a Guarantor. I completed the unnecessarily detailed and invasive paperwork on the Canopy system by 14:00. However, my son was informed at 16:00 that the property had been rented to someone else.

THIS IS APPALLING CUSTOMER SERVICE. HOW CAN ANY TRUST YOUR COMPANY TO ACT IN GOOD FAITH?

Hi Mick,

We are sorry your son missed out on the rental property he applied for, but unfortunately on this occasion the Landlord chose to go rent their property to the another interested applicant. We can confirm that your son was advised via email that only after he had completed and submitted the necessary paperwork in respect of renting the property would the Landlord be able to properly consider his application. It was also explained in this email, that it was the Landlord who would make the final decision as to who they wished to rent their property, which as I am sure you can appreciate is not in our control.

With regard to the extensive paperwork you were required to complete as a guarantor via Canopy, legally it is imperative that we do extensive checks on anyone who is interested in renting a property prior to proceeding with their application. I can also assure you that the lettings team do not get sight of any confidential documents that are submitted in support of this search and that all other letting agents are required to carry out the same checks.

What changed in 6 months since the latest reviews?

Really disappointed with our recent experience with Ben Rose Chorley and struggling to understand what happened in the period since August when the reviews were stunning. Poor response to many queries, little to no proactive targeted sales initiatives. This was not what we thought we had bought and we have had to pay £300 to move to another agent.

In respect of the £300 fee you refer to, this is the standard fee we charge to cover our administration costs surrounding the marketing of a property. Therefore. should a vendor’s circumstances change, whereby they are either unable to provide the necessary notice to end their sales contract or wish to terminate their sales contract early, this £300 fee would apply. We can confirm that provided the agreed terms of the sales contract are adhered to this £300 fee would never be charged.

Excellent service

Not having moved house for 30 years we were somewhat anxious about the whole process of buying and selling a property. We decided to approach Ben Rose as they had sold several properties nearby. From start to finish we were impressed by the professionalism of the team and the service we received. Catherine was very knowledgeable about the current property market and extremely helpful at all stages of our sale. She was a very useful source of advice when we were navigating the horrors of sealed bids and best and final offers on properties that we were wanting to purchase. We always found the office staff polite and helpful and easy to contact. We would definitely recommend Ben Rose Estate Agents.

Amazing service

“We chose Ben Rose to deal with the probate sale of our family home. They were recommended to us and it’s one of the best recommendations I have ever followed. The staff were thoughtful and mindful of us at all times, communicated effectively and sensitively and promptly too. They went that extra mile couldn’t answer enough questions or provide enough help. They made a very stressful and emotional transaction as easy as it could have been. The staff in the office were amazing. With regards to the property the valuation was fair and Ben Rose had multiple viewings lined up and conducted within days of us marketing the property. I would highly recommend Ben Rose Estate Agents to anyone looking to sell their house they are fair and easy to deal with. Great service only too happy to sing their praises”

Excellent Service From Start to Finish

From the Valuation right through to the sale of our property the whole team at Ben Rose have been Excellent. We were Always kept well informed by Tammy and the team and they were very helpful when it came to filling out form’s etc. We would Highly Recommend that Anybody should choose Ben Rose if they want a Highly Professional Service

Ben Rose are one of the most professional estate agents I have dealt with. They are proactive and their customer service is excellent. They always answer any questions/queries in a timely manner and whether it’s buying or selling they make the process as stress free as possible.

Home was for rent 26.04.22

Home was for rent 26.04.22, Dean and Madison were managing the property on our behalf, on the 9th May a tenant had ben successfully found. The service was second to none. In the past we have had several agents
but they were very poor. I would like to thanks Dean & Madison for there great service.

As a landlord we rent out a property in Chorley Lancs

As a landlord we rent out a property in Chorley. After a 6 month let with a letting service that had a Landlord agreement of 16 pages, we moved to Ben Rose that has 3 pages. At each stage Dean Heywood (Lettings) kept us fully informed. We went from a "generic" OFFICE number to Deans DIRECT dial number. As an experienced LL I cannot recommend enough the value of a DD. We went from a "generic" EMAIL to a direct email for Dean. When I first initiated my letting enquiry with Ben Rose, Dean took up the call. I told him who I was and why I was considering moving agencies. His first reply was "We are very transparent". No contradiction here, does what he says. In a nutshell, GREAT advice, GREAT company, FANTASTIC customer service.”

“We decided to use Ben-Rose for the recent sale of our house, as we are based abroad and not on site to discuss the process face to face, it was important that we felt our sale was being conducted by a competent agency who could get us the best possible price for our sale. Catherine, at the Leyland office and all her team kept us informed on interest in the property and any viewings they conducted on our behalf. Regular telephone calls ensured we felt in safe expert hands. They actually secured a buyer after 21 days led by Catherine. Any queries or issues that occurred over the next few weeks were dealt with professionally and easily without any fuss resulting in a 12 week period to completion. I wouldn't hesitate in recommending Ben-Rose Leyland office to handle your sale in a professional and expert manner.”
