After complaint to management I was told

“ Nikita took a call today and yes, she is our mortgage consultant, she was helping answering the phone as we are busy and couldn’t take the offer because she isn’t EA staff. This was passed to Kayleigh who is dealing with multiple offers today and will be calling Mr, as Nikita, took his number, earlier.”

The reason behind us taking our property of with this agent after just a couple weeks they where too busy to take an offer

What a Joke !!!!!

Just a shame that the girls in the letting department at Beresford Adams in Prestayn do not deal with the Sales they are very efficient and knowledgeable.

I had a house valuation on the 18th September 2024 in Chester. Kevin who came out to view our property was absolutely lovely throughout. He was informative and provided imparcial advice regarding our home as we are unsure whether we want to move or not. I did not feel any pressure from Kevin to sell our home, nor to go with Beresford Adams.

I will however in the future, I will definitely contact Beresford Adams, and Kevin specifically if we ever decide to move or need any further advice.

My last correspondence with this so called agency, as respond for the appeal:

Thank you for investigating my appeal. I appreciate your efforts. However, I must clarify two points. First, the brochure was from Beresford Adams, received at their Llandudno office. Second, the facts in your investigation seem skewed in favor of the agency. This issue should be addressed by the relevant authorities.

Additionally, your explanation contains logical inconsistencies. You state that the property was not shown by Beresford Adams, yet the seller instructed me to contact your agency regarding the sale. This raises questions about the transparency and integrity of the transaction. I believe this situation is a professional scam benefiting unscrupulous individuals within the agency. I will escalate this issue to the highest levels, including regulatory bodies and consumer protection agencies, to ensure this "white-collar" scam is thoroughly investigated and appropriate actions are taken.

I am deeply disappointed and frustrated with the entire process. The time, effort, and trust I invested in expecting a professional service have been utterly wasted. The emotional and practical toll this ordeal has taken on me is significant and deeply regrettable. Consequently, I will leave the lowest possible ratings for the agency and highlight the lack of transparency in high-value transactions at every opportunity. I am committed to preventing such unethical practices in our region and hope no other customers will experience a similar situation. I will escalate my appeal against your decision and will not rest until this matter is resolved fairly and justly.

We had an appointment booked with Llandudno branch today and an hour before they call to say is there any point in attending. It had been on the market 2 years ago but I explained we’d had new floors and wardrobes. The manager said it would help her agents time if she didn’t have to attend. I was flabbergasted. She told me I was rude and shouting but I didn’t raise my voice at all. The woman was rude patronising and couldn’t be bothered coming out. Outrageous! I’m not received this company is poorly reviewed.

Selling a 15 year old property that was empty ready to go and in excellent condition, found a first time buyer within three weeks who already had their mortgage agreed in principle and quickly had survey done and mortgage offered.
Beresford had persuaded the buyer to use a solicitor that they had recommended.
From that point It took the recommended solicitors nearly a whole year to complete the purchase, due to complete apathy and incompetence shown not just by the law firm, but also Beresford costing myself and the purchaser extra thousands of pounds in costs, with the same questions being asked repeatedly, and the conveyance paperwork finding itself at the bottom of the pile which prolonged the process by months and the poor purchaser having to apply and pay for another survey and their mortgage again because the offer from the lender expired over the six month deadline.
There were no awkward questions, no difficult points about the property and no delays in the searches, just incompetence from the buyers solicitor.
What ever you do, my advice is DON’T use Beresfords recommended solicitors, they are part of the Countrywide group which Beresford is connected with.
Find yourself a local solicitor that is recommend to you by a friend, no matter what Beresford say, I implore you, don’t be persuaded to use their recommended solicitor, it could cost you, not just a lot of money but like me a whole year of sleepless nights, just because Beresford want to make a few extra quid on the side.

Avoid like the plague. Reliably incompetent, devious and money grabbing.

I used the Bangor Branch of Beresford Adams to fully manage my property for 9 months.

Here is a list of things that went wrong:

- I had to return the tenancy agreement 3 times before it was accurate.
- Payment to my account was an average of 2 weeks late every month (despite my tenant consistently paying on time)
- Funds were allocated to my property but not released without me chasing them
- The agreed inspections did not take place because the estate agent “didn’t want to disturb the tenants”
- When I insisted on an inspection, no report or photos were provided (I attribute this to the thousands of pounds worth of damage that were made to my property but not discovered until the end of the tenancy)
- Beresford Adams informing the council that the tenants had moved out when they hadn’t and not rectifying this for months, while I was getting final demand letters.
- The monthly statements were consistently incorrect
- I’ve been charged for two months worth of management fees when Beresford Adams was not managing the property, they have acknowledged this and 6 months later will still not refund me
- The tenants were sent a threat of debt collectors, when they were up to date with payments.
- A member of the team left when she was dealing with my check out report. As a result and without warning me all work on my check out report stopped.
- Estate agents would not respond to emails and even hung up on me
- I left it 5 weeks for Bereford Adams to organise any repairs on my house before I gave up.
- Be aware that Beresford Adams charge an additional 25% of any invoice for work as well as receiving 10% to manage the same properties, which is meant to include arranging maintenance and repairs.
- I had to claim the full deposit from the tenant, which didn’t come anywhere near the cost of repairs. I wanted to claim this all for dilapidations and ignore the £39 which could be claimed as arrears. Beresford Adams said that I must claim the full amount for arrears unless I was going to take the tenant to court. I believe this was untrue and designed in order to claim their percentage of the arrears and charge me for another month of managing the property.

Well what can I say - if I could rate the Porthmadog 11 out of ten I would. My Mum sold her house in August last year but due to problems which had nothing to do with the estate agents, didn’t move until March this year. It was an extremely stressful time for us all but Claire, Steve, Helen and Hannah went above and beyond with their service. Such kind and thoughtful people throughout the whole period and I cannot thank them enough and would highly recommend them to anyone selling or buying a house. If only more businesses provided such a wonderful service!

They let me have a survey done but my chain broke. They left the house on right move and didn’t let me know it was sold so I could look for another. Wouldn’t have a discussion on the phone . Absolutely horrible experience with Llandudno staff!!

Very surprised at previous reviews. Martin and his team were great in the purchase of our house and the sale of our house. Vanessa and Stacey worked hard on our behalf in a very professional manner to a successful outcome. Seeing how they were when we bought a house gave us confidence to use them to sell our house. Shocking company with no idea about the basics of customer service. They forgot about appointments, never called us back. We had to chase everything to be organised which made the final details before the move very last minute and very stressful. It was almost impossible to give them money!
Today was the final straw when I was told we were lying about a piece of furniture they said they would have removed. Such a random incredibly weird thing to do and say. It is very difficult to deal with people who are terrible at their job, are rude, inefficient and liars. Being an estate agents is hardly rocket science so to get it this wrong really takes some work!
If I was the landlord, I would be horrified at the way they deal with their tenants.

Council Tax Band is "TBC"

What is the point of Rightmove having a slot for the Council Tax if Beresford Adams are incapable of detailing it? This isn't on one or two properties that might be up for review, it's them all!

Awful. I have been in the rental market for a good while but haven't come across a letting agent quite as unprofessional as this company. I have been without hot water for nearly 7 weeks at the time of writing this and they don't seem to care at all. As well as this it was lucky I found a note from the previous tenant explaining where the water valves and fuses were etc because the letting agent didn't have a clue. Very, very disappointed.

When viewing a cottage the agent told us that the log burner was working! and that there was a parking space for one vehicle at the rear of the cottage. We went ahead and purchased the house. I went to pick up the keys from the Colwyn Bay office as agreed to be told the house was still occupied,and I’d have to go back the next day, I found the agent very abrupt and rather rude! When we finally got into the house the vendors had left a huge wardrobe in a bedroom, the log burner was in disrepair and obviously not been used for years! The car space at the rear of the house was only suitable for a very small vehicle. I contacted the office regarding the wardrobe the vendor had kindly left us with, the advisor wasn’t interest at all.. told me to take the matter up with a solicitor, although I hadn’t signed any agreements to have the wardrobe. I feel that Beresford Adams are only look after the vendors interests and needs,the customers service is extremely poor I won’t be recommending this estate agent and I wouldn’t view/sell a house through them again.

shame I can't leave one star. rented a property from them Anglesey Branch, property management team are rude and hopeless, roof has leaked since October last year and I mean properly leaked, place is damp and rotten throughout. extensive damp and mould issues, we have been ignored and left to suffer. moving out soon thank god. Landlord who lives out the country is besides himself with how bad the property has been allowed to become under beresfords care, it needs thousands to be repaired. we've lost huge amounts of personal belongings from the leak and damp. grateful to be leaving, but leaving out of pocket and without a lot of personal items due to them being damaged.

Chester Brach are the worst Estate Agents I've dealt with.

Unprofessional, incompetent and often rude.

The complaints department was great though, very reasonable and provided advice that negated the damage of the Chester branch
