Disgraceful, be prepared to consult the Ombudsman to resolve issues with this pathetic organisation
1. BJB appointed to let my house
2. Full management fees 13% paid
3. BJB took £180 per month to take care.
4. BJB failed to vet the tenants
5. BJB assured me there were 2 tenants
6. Transpires 5 tenants were on site.
7. Border Control arrest illegal immigrants.
8. Tenant 1 given custodial sentence
9. Tenant 2 failed to pay rent 8+ months.
10. BJB failed to reimburse me all non- payments despite investing in BJB rent and legal protection.
11. BJB failed to carry out TDS procedures to recoup damages to my property.
12. BJB failed to return keys to me.
13. BJB still owe me outstanding non-payments.
14. BJB have a high staff turn over due to dissatisfaction in working conditions.
15. BJB staff fail incessantly to respond to any form of communications.
16. I have extensive evidence, both documentary and video, to reinforce these comments.

We had the worst experience renting with butters!
We rented for three years, with no missed or late payments, there was significant work that needed to be done on the property that they were informed about and aware of a large leak on the driveway, huge cracks in plaster, no working taps upstairs and rising Damp downstairs, after being aware of this for four months and no work carried out they rang us to increase the rent! we disagreed with this and again informed them of the jobs that needed doing, jobs which they had been out and taken photos of, so we’re fully aware! Again informed they would sort the outstanding jobs, we continued to pay the same in rent, heard nothing for the jobs, but were then sent an eviction notice after just one month! In short a revenge eviction because we’d asked for the work to be done!
It took six months for these jobs to be done from us first asking, and not all of them were done by the time of our eviction. The downstairs was still full of damp, we had given absolutely no reason to evict us at the time, other than missing one month of the increased section of the rent, which we had agreed to as long as the jobs were done.
We had loads of phone calls asking why we were in arrears which we explained every time we were not paying the extra until the property was at a decent standard, not one bit of maintenance done on the property in the three years! There was no communication between any of the staff at all, not one person knew what the last person had said! Just to add to all this I’d just given birth via c section just before our eviction, it completely ruined my whole pregnancy the stress and trying to find somewhere else to live! As well as just trying to get them to do the maintenance.
Please do not put yourselves in the same situation we did, they are not to be trusted.

As a landlord BJB managed two properties for twenty years. Since the takeover by Spencer Hart they have become worse than useless.
If you are considering using this company be aware, your telephone calls and emails will go unanswered. No one will ring you back. Service is non existant.

Property in high street, halmerend came up for rent , rang them seven times over 2 days to get a viewing spoke to seven different people, rang yestersay 3 times each time spoke to different person gave them my details each one said someone would call me back to arrange a viewing my today at 0930 told they would send a message to the crewe office as they were not answering the phone said i could pay the deposit there and then without seeing the prowprty as its right by my daughter in law and exactly wjat we wanted was told someone would ne in touch for a viewing , 1130 same another message sent had to explain to the idiot who answered 3 times the address of the property even spelling it put as he could t get it right 1430 said they would send a message as the crewe office didnt answer the phone i asked if soneone could ring me back to arrange a viewing , 1720 rang spoke to someone who after exhaling everything eventually found the property and told it that it had been let , so angry and dissapointed to be lied to treated like a fool , this company os run by idiots who have no clue what's going on , I urge any landlords out there to not use these to let your properties, we have been so let down, we just wanted to move near our daughter and this was perfect, we had the deposit what prepared to pay straight away and never got a call back .
After we had been told that it was rented we got a call back saying we were interested in a property in Abbey Hulton?????? Someone seriously wasn't listening.
Total rubbish this company they should seriously look at the staff they have at crewe as they dont know how to return a call , terrible

Terrible in every way
If it were possible to rate this company lower than one star, I absolutely would. The level of service I received was extremely disappointing. The manager made a number of bold promises about what their business would achieve for me, yet none of these claims materialised. Communicating with them is incredibly frustrating — you’re routed through what appears to be a call centre that has no knowledge of your situation and no interest in connecting you with the local branch.
The office felt disorganised, and the staff seemed inexperienced and indifferent. At no point did I feel that they cared about me as a customer or about the quality of their work. Even after I terminated my contract, they continued to market my property for more than a week past the agreed end date.
I could list many more issues, but the pattern is clear. I expect they’ll reply here with an apology, but that won’t change the experience I had. I strongly advise choosing a different estate agent — there are many in the area who are far more competent and professional.
This company is a joke
This company is a joke! I don't know how it keeps going. Once my 12 month rental contract for an apartment was coming to its end BJB emailed me asking if I wanted to stay on, and I agreed, even though the rent increased slightly. I told them I needed a letter off them addressed to both myself and my wife showing the new rent. Still no letter despite at least 8 emails, plus a couple of phone calls requesting a letter. I managed to contact the landlady and even she couldn't get any sensible response from them. And don't get me started on the lack of repairs. BJB are incredibly incompetent, don't trust them.

A house sale was lost recently because bjb did not inform the tenant of contract termination in time resulting in completion delay and buyer withdrawal.
I cant wait to offload the last of our rental properties under their management and would not recommend any landlords to use them.

VERY POOR AT ALL LEVELS I don't think there are enough words to say how appallingly they treat landlords and tenants alike. I have complained many times over the last 4 years and each time I have been assured of improvements at all levels, but basically I am paying a lot of money to BJB every month and I do not receive the service from them. I have to check when gas certs, EICR and EPC are due and when I send information to them it is not updated on their system. DO NOT USE THEM IF YOU WANT A MANAGEMENT TEAM it's non existent. I have put a date in for experience, but that is when I decided to get rid of them and stop paying for doing the job I'm doing myself. Having read all the other reviews it would appear we are not the only ones with this dreadful experience 1 star is 1 too many

A friend of mine said “an estate agents is only as good as their sales progression team”. That friend said to me “They are the ones that hold the chain together, do all the hard work and make the sale and purchase actually happen. This is really what you are paying all that money for. Get the best progression team you can”.
My goodness was that friend right. Claire at BJB is the absolute best money can buy and is worth her weight in gold. She was outstanding from day one and made the fee BJB charged worth every single penny.
Our move was not easy or straight forward. There was obstacle after obstacle, complication after complication. It was incredibly stressful. Claire kept our sanity. Her communication skills with everyone in the chain were superb. She ensured information was communicated effectively and she kept everything together. We truly believe if it was not for Claire, we would not be sat in our dream home now. She made the magic happen. We couldn’t have asked for better. Thank you Claire.

I put my house on the market 1 week ago with another agent. Since then I have received at least 30 calls from BJB telling me they have customers on their books looking for houses like mine. An absolute scam! I have told them to stop calling but still the calls keep coming!
Diabolical
Just a really awful experience. High turnover of staff. Often it took 6 + weeks to get a reply to a email after relentless chasing. We were paying a full management fee as we were living overseas, so this was a nightmare and very stressful. We finally made contact with the tenant and we were so shocked to see the state of the property. Black damp everywhere and the tenant had made a formal complaint to the council. So grateful not be working with this agent anymore. Please do your research - we have another property and the agent is amazing.
No heating, no communication
We are 11 months into our rental tenancy and we are now 1 month without heating. Can't call through to lettings because they are always busy and no response to emails, however they are happy to email us to ask for something when they need it.
A few months ago the landlord let himself in to the flat unannounced too, and left immediately when he realised I was in the flat.
We previously had windows that wouldn't close whilst it was snowing, and it took months to be fixed. We were told false information multiple times and the customer service team takes complaints personal, as though it's aimed at them, when in fact we just want our rights as a tenant to be met
Please do not rent from this company, it has been the absolute worst process of renting.

Personal and professional
It's only the personal attention and professionalism of Vicky Allen and James Davies in the Congleton branch that kept a protracted sale of ours on the tracks.
Through no fault of theirs, or our immediate purchasers, Vicky and James were misled by a different agent further down the chain on the status of a potential buyer. Despite pressure and frustration from parties in the chain Vicky maintained a professional dignity, personal and persistent approach and faith that the transaction would eventually pull together. It did.
BJB may not be the cheapest agent on the block but they they did what they told us they would do, namely sell our property (which a previous estate agent failed to do) and at the end of the day that's what you employ an agent for.
Yes, I recommend Vicky, James and the team in the Congleton Office.
Finally. Have a word with your head office branding designer - yellow and white as a banner text colour does not work online or on sales boards !

Congleton Branch - Specifically Vicky Allen - we have purchased a property advertised by BJB Congleton and our contact from the beginning has been Vicky, though some ups and downs further down the chain Vicky has always gone above and beyond to help us where she can. Communication has been excellent and always happy to help!

Very unprofessional and dubious company
Had viewing arranged today with Marcin. He was punctual and helpful at the viewing.
However, BJB is not a serious company, and I'll advise anyone to stay clear from them. After viewing and putting in an offer, they said the seller was happy to accept because it was the asking price, they then stalled on confirming my offer for weeks (5 weeks) where I had to be the one chasing them without any feedback. When they finally got in touch with me, it was to say that they have now recieved an offer they will like to move on with - after 5 weeks of stalling me without any explanation.
Overall, it feels like a scam, where they hold properties for their inner network and stall customers until one of their owns comes through.
Having spoken to some collegues, I nderstand this is a common practice with them.
Do not waste your time with these clowns

Tried to contact lettings at Crewe no response so escalated to Emma who is the next stage up who previously promised me replies within 48 hours but almost two weeks later nothing so then escalated to Andy Townsend reginal manager who in all fairness responded very quickly telling me that I would be contacted within a week which again did not happen so contacted him again to which he replied that he would place it as a formal complaint but I have no idea how that helps me get any contact from BJB regarding my property
Have today emailed Satwant Basi who is the lettings managing director for Spicerhaart and still waiting for any reply from anyone

Shocking estate agents if selling through them. Zero communication on feedback. They don't let you know when you have viewers, they do absolutely nothing! Will be listing my property elsewhere
