Very Professional and Helpful Team

They were a very professional and helpful team from the first call to get a quote to the end getting the final report.
They explained clearly what they were looking at and there limitations. The report was produced quickly and was very easy to read and understand. The walk around with the surveyor was a bonus and gave us the chance to ask questions that we may not have thought about. Very happy with there work,

From our experience we feel their expert advice was spurious and cost us dearly.

In hindsight, we should have waited a few more weeks for our previous respected and reliable surveyor firm to become available (unfortunately they were fully booked, unlike this firm).

We feel we had an appalling 'RICS' Building Survey carried out in which they missed/overlooked key issues, provided shoddy repair solutions (confirmed by 2 reputable building firms) and also their omnipotent attitude towards our concerns was alarming.

Without doubt, the worst experience of surveyors we have ever encountered.
It makes a shambles of RICS guidelines in our opinion.

The surveyor admitted the carpet had been pulled up in the lounge, exposing the floor beneath, but merely shrugged his shoulders when we asked why he hadn't scrutinised the uneven quarry tiles dark patches beneath.

The excuse that he doesn't lift carpets didn't feel appropriate as we had previously exposed the floor under the carpet in many areas when we originally viewed the property.

The comment was further compounded as the carpeted area was already rolled back in several areas and we requested the surveyor should examine all floor areas beneath the carpet, fully.

Just baffling why our request was not noted.

We also mentioned involving solicitors as we were so aggrieved. It was as though this wasn't the first time the surveyor encountered disappointed customers, as this was met with a shrug of the shoulders.

Really disappointing service.

No doubt they'll respond below with a very pleasant reply to make themselves feel better. It seems in their eyes, they never make mistakes, or accept responsibility.

In our opinion the whole survey experience was an utter waste of money.

We have no choice. We will be taking this further. AVOID.

Hello Mr Henderson, thank you for raising these points. I can see quite a lot of correspondence between us since your Building Survey last October so I'd like to review these before posting a more detailed reply.

Follow up;

Having reviewed the various emails & documents between us since your survey last October, there appears to be an expectation gap surrounding the floor you highlight. We don’t lift home owner’s carpets without approval as refitting them correctly requires a professional fitter & associated costs. In this case however there was a small corner section of carpet already lifted when we carried out the survey, so we were able to take a preliminary look & reported no evidence of defects to the small, exposed section of floor. However damp was measured & reported along the party wall in the same room & as such we recommended a specialist inspection of the property to confirm the full extent of any works required. We also recommended further investigations into an area of unevenness to this floor and highlighted this would require removal of the carpets.

As requested, we re-visited the property free of charge in February after you purchased it & had the entire floor exposed for inspection. Given what we could now see, we outlined two accepted methods for solving a damp floor issue at either end of the cost scale & again suggested obtaining professional quotes to gauge accurate repair costs & noted you had already carried out similar repairs in the hall.

In essence this is exactly why we recommend a Building Survey for older properties so potential issues can be highlighted prior to purchase & serious issues considered for further investigation. Of course any repair estimates in our reports are based on what we can inspect at the time and are a guide only.

Not a trustworthy company

Chawton Hill's surveyor gave me a report of subsidence at the property. This was then found to be erroneous information according to a Structural Engineer's report straight after the visit. Chawton Hill then demanded £430.00 for the surveyor's visit and when I refused they referred me to County Court and I ended up having to pay about £580 for the surveyor's erroneous report. The surveyor came to the property and gave misleading information and I was asked for £430 for the privilege. Then when I refused, they bullied me out of £580. I am really quite horrified this is legal.

Hello Ferhan, back in March 2018 when our surveyor met you for our agreed walk-around of the property at the end of the building survey, you mentioned for the first time that your lender required a structural engineers report. As you had booked a RICS Building Survey with us, we agreed not to send you the Building Survey report you had booked and only charge a reduced fee for our surveyors time on site.

I'm sorry we had to issue a CCJ but this was a result of you refusing to pay for our surveyors time on site as agreed, even after we extended the payment deadline. The difference between our agree fee & your final payment would be the CCJ fees.

Surveyor was great, so were supporting team.

Surveyor was great - Berkshire area, walk around is super helpful and gave us a lot of insights. My only criticism was that they said they would estimate for the work that needed doing, then had multiple recommendations throughout the report that they didn't estimate for (they had quoted for the urgent, requires doing immediately work). I sent one email and this was fixed the next day.

There are limitations on what they can do - for example, they aren't getting up on the roof so there's some parts of the property that were unknown, but I think that's a limitation on the service offered, rather than this team specifically. Will definitely recommend them to friends and family going forward. If only my solicitors were this easy to deal with!

As regards roof access, we are testing an Airocam in Surrey (basically a Go Pro on a long carbon pole!) that we've had some very positive feedback on & all being well, we will start to add this option to our other areas.

Excellent Service

Mark did a survey on a property for us and spent considerable time onsite and writing the report. The outcome from the report identified some issues which needed attention. As a result of the report, the sellers discounted the price for the cost.

We liked the fact we could meet mark at the property and discuss his findings when he had finished doing the survey in advance of the report. He was very professional and friendly.

The whole process was efficient and value for money

The whole process was efficient and painless. We were kept informed throughout as to the dates available to us, who would be carrying out the survey and everything else. Our surveyor Mark was very helpful and gave us a walk round of the property and explained everything in detail and the options available to use which was then followed up with a very thorough report and the price was very reasonable.
Certainly great value for money and I would highly recommend Chawton Hill.

Exceptional

Communication was brilliant from quote stage right through to invoicing. The report itself was thorough but easy to understand. Being able to attend the survey at no extra cost was an amazing plus for us and our surveyor was professional, clear and friendly.

Very pleased with my full buildings report…

Very pleased with my full buildings report. Andrew did a thorough job and the 30 minute personal walk around was invaluable.
The report has +40 pages and includes approx cost to repair with pictures of problem areas.
Price wise the company wee very competitive.
Would definitely recommend, thanks again.

Survey Report content initially confirmed was not what I received do not use !!
On two occasions by different staff I did not find information provided to be accurate/correct which led me to believe different as to what the report entailed also despite specifically advising this company what I required from the outset all they were interested in was getting the survey booked and in their diary!!
Now in a battle to gain reimbursement for fee which I only paid under duress as they initiated a CCJ which I advised was very unfair and would not have against my name.
Big Lesson learnt !!
Re their response Despite having it in WRITING they still choose to overlook the fact their initial quote sent from two members of their staff clearly state that their report is also known as a STRUCTURAL REPORT which is grossly misunderstanding it also states inspection of walls is included !!
From initial enquiry to Chawton Hill their complete lack of transparency, communication and clear concise wording to the customer resulted in a report which DID NOT fulfil my requirements in fact what they supplied I could have done myself and saved money.
Clarification and complete understanding of a customers requirements is key in this industry to avoid ambiguity however in my experience with this company at NO time did they come back and clarify all they were interested in was their bank balance and NOT customer satisfaction hence my advice AVOID !
Sept 2019 The only reason it was dismissed from court was the judge who should have been taking the case did not show therefore a stand in judge was allocated at the last minute who proceeded to go off on a totally wrong tangent and did not keep to the point instead of the case which was allowed 2 hours it was given 15 mins as the court was closing at 4pm you DID NOT OFFER any arbitration at all and as far as my review I was asked by Trust pilot to reword it to comply with their guidelines so like I say AVOID this company !!

Hello Sammy, we genuinely have no intention of misleading or misrepresenting our RICS Building Survey service. Our various emails over the last few months have explained what’s covered within a RICS Building Survey. Indeed, we share an example Building Survey report on our website and send one out with every quote prior to accepting a booking that makes it clear in the Survey Introduction that ‘no part of the structure was opened up for a detailed examination’. However as we did with your report, we will always provide our assumptions of structural type from a visual inspection & give advice based on our experience.

Update September 2019 - We are sorry you felt the need to take your case to court after our offers of independent arbitration in an attempt to find an amicable solution. Following the County Court's 12/7 order to dismiss your claim, thank you for removing the various defamatory statements in your original review relating to us providing any misleading information.

Full Building Survey

Our surveyor, Steve, was prompt at replying to any communication prior to the survey taking place. He was very helpful during the 'walk around' report following his survey and followed it up with a full written report when he said he would.

A Damp Squib

There was a lot of very useful stuff in the survey, especially about rotten wood in the roof and defective tiles, but a lot that seemed superfluous and alarmist. Clearly it all needed going through with a builder, which begged the question of whether I shouldn't simply have got a competent builder to look at the house instead. Probably many of the recommendations could be safely ignored, but what annoyed me was that I had specifically raised the matter with the surveyor beforehand about the carpets that had been fitted and which I didn't want. He said they couldn't lift the carpets, but it shouldn't be a problem. However, he should have advised me to get the vendor to lift the carpets before the survey, instead of saying in the survey "we recommend that the floor coverings are lifted and the underlying boards and structure inspected." That really annoyed me. Then there was a lot in the report about damp, and a recommendation that "further investigation of the source of damp is required." If the surveyor can't sort it out, who can? Does this come back to your friendly builder, if you can find one? Then there was the matter of the central chimney stack. Quite honestly, the survey should have recommended removing the stack altogether, which served no useful purpose, rather than discussing its proper ventilation and repair. It was a fact that the property had been flooded in 1953, but the Surveyor didn't seem to understand the salt and damp problems which were probably inevitable, but could be lived with. The house didn't smell damp. It smelt overwhelmingly of new carpet. (The other half liked he carpets. I didn't.) Someone with more local knowledge might have understood when to stop worrying about damp. There was a lot about the render too. Should he have recommended removing it altogether? When it got on to wall ties I was lost. As my sale fell through, so I no longer have to worry about the survey. (I never quite believed my buyers could get the mortgage finance, but I made the mistake of equating the mortgage broker's enthusiasm with probability.)

Very happy with the original survey, but...

Very happy with the original survey undertaken by Steve Holmes, but disappointed with the speed of follow up from the development side of the firm when we indicated that we wanted to progress with further work. As a result we've explored other options and have appointed a firm of very impressive architects at less than 50% of the cost of the work quoted for by Chawton Hill.

Chawton Hill were a very good choice

Chawton Hill were a very good choice. Easy to deal with and helpful throughout the process. Full survey was extremely detailed and useful photographs showing us areas which need attention. Steve walked us through the house at the end of the survey giving us pertinent information and answering all questions. Thanks for your time.
