Regarding the price, each tenant selects a room from our available offers. We understand that everyone’s situation is different, but the choice of rent level ultimately belongs to each resident, and we provide transparent prices, room descriptions, and details throughout the booking process.

As for the services, we always do our best to provide a good living experience and to respond as quickly as possible when issues arise. That said, it’s also important to highlight that the overall condition of the house depends on shared responsibility, tenants play a key role in maintaining a clean, respectful, and pleasant environment for everyone.
In your case, this part of the tenancy was unfortunately not respected, and we had to take measures to maintain good living conditions for the other residents.

However, we’re glad to hear that you had great housemates, as community is a central part of the experience.

Super séjour

Regarding the issues you mentioned about the house, I want to reiterate the actions we took as soon a message on February 4th:

- A reminder of the house rules was sent to all tenants.
- We engaged directly with the individuals concerned.
- A long‑term solution was put in place: both tenants involved already have confirmed departure dates, and their contracts were not renewed.

As for the disturbances mentioned, it’s important to clarify that the behaviour of individual housemates does not fall under the landlord’s direct responsibility unless no action is taken. In this case, we acted promptly and proportionately as soon as the situation was reported.

Your feedback is valuable, and we truly appreciate you sharing it. It helps us continue improving the experience for all current and future tenants.

Do not rent with COLIVE

I strongly advise against renting with Colive Brussels. Despite the premium pricing, the quality of amenities and maintenance and the level of professional communication are unacceptably low.

1. Security and Safety Issues
The front door of the property is frequently broken and remains unrepaired for days at a time, leaving the building accessible to anyone. While the door is designed for two locks, only one is functional because the company has failed to perform a proper repair. This is a significant security risk that has been ignored.

2. Hygiene and Maintenance

Pest Control: We have had a rat infestation in the house. The company’s response was minimal and continuously refused a proper investigation.

Kitchen Ventilation: The kitchen extractor fan has been broken for seven months. They refuse to replace it, resulting in poor air quality and persistent odors throughout the house.

Cleanliness: Upon moving in, my room was dirty, containing dust and clothing left by the previous tenant. I had to clean the space myself before it was habitable.

3. Misleading Amenities
The sauna, which is a primary feature in their marketing materials, does not function. Instead of fixing it, the company spent six months drafting new contracts to explicitly exclude the sauna from the lease agreement to avoid legal liability.

4. Communication Failures
COLIVE insists on using a digital ticket system for maintenance requests, but these tickets are routinely ignored. Furthermore, they do not respond to WhatsApp messages or direct inquiries, leaving tenants without any recourse when emergencies occur.

The pricing for these units is extremely high, often for incredibly small rooms, yet the maintenance is substandard and the management is non-responsive. Do not expect the premium experience advertised on their website.

At Colive, safety and maintenance are priorities.
When technical issues such as door mechanisms or ventilation systems arise, interventions are scheduled with certified contractors, and in some cases replacement parts must be ordered from manufacturers or approved by property owners, which can unfortunately extend timelines.

Regarding pest control, a certified company intervened following your report.
No further infestation was reported afterward.

Cleanliness at move-in is something we take seriously.
Our model includes a self check-out process, but when issues are reported promptly, we always assess and act accordingly.

We understand that expectations around shared amenities can differ, and we are continuously working to improve transparency and service quality across our houses.

Go for it if you’re an international !

I made an internship in Brussels during 2 months and Colive was my life saver.
I was struggling finding a place to stay, especially because I didn’t know any French or Dutch.

My experince with Colive was very good from the beginning. They manage to find me a room in a very nice neighborhood, in a good building. My room was nice, maybe a bit small for the rent I payed but I know compared to prices I saw it’s quite alright.

I recommend 100% !

Autant vivre dans la rue lol

Rien à dire de positif, très honnêtement. Les loyers sont démesurés, les logements de piètre qualité, et le service est comme la cerise sur le gateau. Leurs employés changent tous les mois (surement parce qu'iels sont incompétent.es), donc impossible de tenir une conversation à propos d'un potentiel problème. Iels m'ont loué une chambre "meublé" qui n'avait pas de lit jusqu'à 2 mois après. La porte ne fermait pas et je n'ai pas eu de wifi jusqu'à 4 mois après. En essayant de résoudre la situation, je fais face à leur mauvaise fois et leur incompétence. Je suis en procédure pour porter plainte car iels me doivent énormément d'argent.

Cependant, laissez nous ajouter quelques éléments complémentaires, car votre commentaire ne correspond toutefois pas aux constats effectués, ni au suivi des interventions réalisées.

Nous allons reprendre les sujets points par points :
• Lit : Sujet discuté ensemble pour lequel nous avons trouvé une solution qui vous convenait. Nous rappelons que vous avez emménagé physiquement dans la chambre fin août et que le lit était bien présent et neuf.
• Serrure : La serrure de votre chambre était grippée et se fermait difficilement, mais le sujet signalé en septembre a été réglé en quelques jours ouvré par la suite.
• Wifi : Le wifi fonctionnait dans l’ensemble des espaces communs et dans les autres chambres. Votre chambre étant isolée, nous avons testé plusieurs solutions tout en vous tenant informer proactivement. Ainsi, des installations complémentaires ont été nécessaires et nous étions dépendants de certains délais de fournisseurs.
• Le point récemment signalé concernant le mur (photos reçu le 31/01/2026) est en cours de traitement. De plus, des traces similaires avaient été solutionnées en quelques jours ouvrées avec un simple coup de chiffon. L'habitabilité de la chambre n'étant pas remise en question.

L’ensemble de vos demandes ont fait l’objet d’un suivi, les dossiers étant tracés et gérés de manière continue. Nos équipes sont compétentes en témoignent les avis sur nos plateformes et elles ne changent pas tous les mois. Vous avez simplement eu différents interlocuteurs selon les demandes (maintenance, facturation).

Nous restons à votre disposition en cas de besoin.

Colive c’est vraiment top

Colive c’est vraiment top! Les maisons sont situés dans les beaux quartiers de Bruxelles avec une déco super cosy.
L’équipe Colive est à très l’écoute et réactif en cas de problème. En plus de ça, ils organisent des chouettes événements pour rencontrer des personnes.

Unfortunately

Unfortunately, the process was not what was agreed upon. I sent an initial email, which they replied to, offering several room options and informing me that they were opening a new house. I chose a room, and they told me they would send me a link to sign the contract.
Several days passed with no response. When I contacted them again, they said their platform had experienced a technical issue. About 15 days later, they finally sent the contract link, but after that there was no further communication. I sent multiple emails and received no response at all.
After almost a month of waiting with no updates, I sent a new initial inquiry, and only then was I told that there were no rooms available anymore. I left a negative review here, and they responded referring only to my last email. However, they did not acknowledge that I had already selected a room and was simply waiting for the contract.
That is why I am posting this clarification. The issue was not availability at the beginning, but a lack of follow up and communication during the process.

mold issues over 3 months

I lived in one of their accommodations for 4 months. The accommodation itself was really nice, well decorated and more or less good equipped. Nevertheless the communication between me and Colive was absolutely terrible. I arrived in a room with several mold issues, including a moldy wardrobe and moldy cushions. They haven’t informed my about any of these issues before. After I met my housemates, they’ve told me that it rained inside of the room a few months ago — which was also not communicated. In summary, I’ve complained over 3 months about several issues and there was no long term solution provided. I even asked *only* for a contact regarding the rent (which was enormous for the actual quality of the room), and they’ve never given me even one contact. They are absolutely unreliable and irresponsible and the rent prices are also not reasonable. I wouldn’t come back to them again.

FUYEZ !!!! RUN AWAY!

MAUVAISE EXPERIENCE avec cette entreprise (COLIVE PORTUGAL).

Leurs contrats sont abusifs car ils prévoient que le locataire qui quitte les lieux en respectant les délais de préavis est tenu de rechercher un nouveau locataire pour le remplacer !

En cas de non respect du préavis de départ c'est une indemnité de 200 euros à la charge du locataire.

De même si le locataire reste moins de 6 mois il y a une indemnité de 100 euros.

Nous nous sommes aussi rendu compte avec d'autres colocataires, que l'entreprise n'avait pas respecté la législation du pays( le portugal) concernant :

1. la demande du NIF des locataires (numéro fiscal) avant la signature du contrat de bail

2. La déclaration du NIF à l'administration fiscale portugaise, ce qui entraine une perte financière pour les locataires qui ont normalement droit à un retour d'impôt pour les loyers payés au Portugal.

J'ai dû faire appel à un avocat pour faire valoir mes droits et les obliger à transmettre les informations du bail à l'administration fiscale. C'est une obligation légale qu'ils n'ont pas rempli pendant des mois.

Il y a un manager, qui est censé répondre aux questions/ besoins des locataires. Il n'a pas cessé de mentir face à nos questions concernant la régularisation de notre situation auprès de l'administration fiscale.

J'ajoute, que cette entreprise continue de m'envoyer des mails alors que j'ai quitté les lieux depuis plusieurs semaines à ce jour !

Dernièrement, j'ai reçu un avis d'indexation sur le loyer pour m'informer du nouveau montant du loyer.

C'est tout à fait à l'image de leur organisation.

JE NE RECOMMANDE PAS CETTE ENTREPRISE.

We are, of course, saddened to see that you are leaving Colive with a strong sense of resentment toward us.

First of all, we hope that, beyond this administrative/financial aspect, you had a pleasant stay in your Colive, which seems to be the case given the very long duration of your stay.

Retention of 300 euros from the deposit: I have just checked with the person who handled your departure and realize that this is completely irrelevant in your case. We do indeed have a clause of 300 euros in Belgium and 150 euros in Portugal for tenants who wish to terminate their contract before the end of their three-month notice period. This clause is absolutely not abusive and is very clearly outlined in the contract. In principle, a three-month notice period already offers considerable flexibility to our tenants. Unfortunately, some tenants must leave even sooner (new job abroad or other reasons). In such cases, we are happy to assist when possible, but it involves work, so it is logical for this to be done in exchange for a fee. However, I am very surprised to see that this clause does not even apply to you since, you received the full refund of your deposit on 28/11.

Declaration of tenants’ NIFs: Indeed, we have already had lengthy discussions with you on this matter. We took the time to retrieve all the information and shared with you the timeline of events. It is true that we are required to declare the NIFs of our tenants, which we do. However, if tenants do not provide this information during their registration (as requested in the form), as was the case when you arrived, it is unfortunately not possible for us to proceed with this registration. The day you realized this (more than six months after your arrival), we completed the registration, but we were unfortunately unable to backdate it to the previous fiscal year. We understand your frustration regarding this and can only regret that you did not provide your NIF from the outset.

Once again, we hope that despite this NIF issue, you had a good stay in Lisbon and that you leave with many good memories of moments spent with your housemates.

DON'T BOOK A ROOM VIA COLIVE. Don't sign any contract with them as they will breach their side of the contract and if you want to end the contract prematurely because of THEIR breach you will still have to pay for the rent AND an additional cancellation fee of 300 Euros. DO NOT TRUST THEM

We are very sorry to read you are still unhappy with the situation. You arrived at the house for the first time on a Saturday evening. At this time, one of the housemates was throwing a little party for his birthday. Actually, we know very well the situation given that one of our interns at Colive was by chance invited to this party and therefore present. As she confirmed, there were max 20 persons at the house including the Colivers that were living there. Indeed, as you mentioned in your email, there is internal rules at Colive and it is forbidden to organize inopportune parties in our houses in order to respect all inhabitants as well as the neighbors. However, inviting a couple of external friends to celebrate a birthday on a Saturday night is actually not as inopportune for us as you would apparently consider. Following this event you mentioned that you have found another place to live in and decided to quit the house immediately. No worries, we are quite good at being flexible and in less than 1 week we found someone to take over your room, giving you the opportunity to break the contract without having to pay for 3 months of rent as you normally should. Sorry that it comes with a fee of 300€ but as you can imagine, it requires some extra work on our side to manage such unexpected situations. I hope you can understand that and will finally appreciate the flexibility we offered, even if it came at a cost.
