Months of delays, unfinished work, multiple trade names:
We started a dormer window and roof project with Dakrijk (also trading as Dakkapellenrijk Nederland, Kozijnrijk, Rijk Dienstverlening B.V - kvk 97466980.) in March 2026. We paid the deposit for the dormer window (dakkapel) on 3 April 2026.
After many months of delays we submitted a formal notice of default (ingebrekestelling) on 24 June with 14 days (deadline was 8 July) to complete the work. We received a response on 8 July committing to a definitive date of completion on 5 August, noting that the environmental/zoning permit for the dormer has been approved and should be available on Mijn Overheid/Mijn Loket via our DigiD. With an understanding of their delay they offered a discount of € 1,000. They stated that they commit finishing by 5 August 2026 and if not that they will fully refund the deposit plus statutory interest. The company continued to delay and arrived on 14 August. When the company arrived we were made aware of existing deterioration in the roof and Dakappellenrijk agreed to take on the work to replace/repaid the roof. On 20 August they installed the back dormer.
Today, 21 September, this is the current situation:
- the rear dakkapel has been constructed but remains incomplete, including missing windows;
- the front dakkapel has not been installed and the required permit with Gemeente Haarlem remains unresolved;
- substantial roof and finishing work remains outstanding;
- we have experienced water ingress/leaks during the works;
- staffing on the project has been inconsistent and progress extremely slow;
- we have already issued Dakkapellenrijk with a formal notice relating to earlier delays;
- we have paid the substantial majority of the contracted amount;
- Dakkapellenrijk has told us that it is allocating its workforce to other projects that are generating new upfront payments;
- last week, at Dakkapellenrijk's request, I made a further payment specifically on the understanding that this would enable them to accelerate and complete the outstanding work by Monday, 21 September. No meaningful progress was subsequently made.
