Avoid using Kent Loft Conversions
Avoid using this loft conversion company. Rouge. Poor quality standards all round, even on basics, failure to adhere to plans, plus they are prepared to 'cover up' things that would otherwise fail building control. Essentially Mark, the proprietor, takes whatever shortcuts he thinks he can get away with. Examples include, 1. Floor of the new bedroom initially sloped by 35mm from the centre of the loft space to the outside of the house (a distance of 2m). It was only after I checked this with a spirit level after the joists were first laid and insisted on it being corrected that they put this right. Fortunately I saw it in time. This is a fundamental and for this company to get it so badly wrong tells you all you need to know about their questionable approach to standards. 2) They and their sub-contractor totally miss measured the new stairs going up to the loft space, but Mark still attempted to 'smash' in the too wide at the top, too narrow at the bottom, yet 'short' of one riser, stair case, misleading me that buildings regs required it to be like that. Nonsense! Again, I had to insist the stairs had been wrongly measured before it got put right with new stairs. Fortunately the sub-contractor owned up to his part in the error, contradicting Mark in the process and exposing Mark as someone with questionable integrity. 3) The new shower room floor slopes down with a drop of 25mm to the outside edge of the building (unfortunately I missed this during construction, but it should not be my job to be their quality assurance inspector). They then tiled off this sloping floor height, which resulted in the tile line not matching when it went around the room! 4) I specified step lead flashing for the new roof at the front, but all Mark did was cut some shapes on vertical strips of lead that looked like 'teeth' (in fact many of these ‘teeth’ sections were not angled back). He then put these upright sections alongside the tiles and attempted to seal the gap with sealant ie there was no lead overlap, or underlap with the roof tiles. The sealant is now cracked and the roof leaks at the join. Unbelievable. If Mark did not know how to do lead ‘step’ flashing he should have said so and not attempted to bodge it. There were also too greater gap between the vertical 'cut' lead sections and the brickwork, again leading to leaks 4) The 'flat' roof at the back does not overhang enough over the guttering, so when it rains, the water rolls around the edge of the roof felt and drops to the ground missing the guttering completely! They came back to 'fix' this but bodged it up even further. There is still rain missing the guttering completely causing damp issues at the rear and side of my house. 5) Mark started to depart from the design plan of the shower room, without any consultation with me, to lay it out in a way that suited his short cuts. Had I believed his excuses he would have put my toilet directly in front of the side of the shower with minimal space to stand at, or sit on the toilet, making the toilet unusable! 6) One of the reasons Mark was trying to do this was his plan to drop the soil pipe in a direct vertical line into an old kitchen sink drain outside in order to avoid any digging and proper connection to the sewage pipe. This old kitchen drain has a 'u' bend in it. When I pointed out his intended plan was a 'no, no' Mark stated that the force of the water would keep the drain clear, which any builder knows it would not. Had I allowed him to get away with this, or not seen what he was doing, it would have resulted in a blocked soil pipe caused by the 'u' bend). When I pointed out his ‘connection’ would not pass a building control inspection, Mark's response was 'what the building control inspector can't see, won't hurt him'. Unbelievable that he can say something like that to a customer, as if it does not matter to him what the customer can see, or knows about! In the end I did the soil pipe connection myself direct to the old clay pipe using some additional new soil pipe and the correct rubber coupling seal. 6) Mark fitted a door at the bottom of the loft stairs that opens inwards towards the stairs thereby being too close to the bottom of the stairs to pass building control. He has failed to respond to several requests to put this right. I could provide many more examples of dreadful workmanship and poor quality service from this cowboy / ‘bodge it’ company. Essentially Mark walked off the job when I pointed out all the outstanding issues of poor workmanship and unfinished work, saying I could keep the last £2k payment. It is now costing me much more than £2k to put Kent Loft Conversions poor workmanship right and failure to complete the contract to spec, standard and with apparently no warranty ! Save your money and time and go with a better local company that has some genuine good reviews.
