The ground rent for one of my flats is handled by landmark collections. My ground rent was due in January and Instead of simply calling or emailing me to request it (amount is £100), they chose to add late payment fines over several months. By the time I found out, the fine had reached around £500. When I confronted them,they said you should have registered with our website where you can keep track of all correspondence. However, to register you need a tenant reference, which they never sent me, making it impossible for me to register and ever receive any correspondence in the first place! They are absolute crooks, it's far more profitable for them to fine customers without their knowledge than it is to simply collect ground rent.

As most people in this group, I’ve received shocking communication from Landmark. I hear nothing for years regarding my Ground Rent and then receive a huge bill with numerous fines and additional payments that just aren’t related to the rent. No number to call or way to contact the organisation.

After doing some digging I found that they are under the Landmark Group. The contact number on their website is 01204 599 820. For those who want to take it further (we all definitely should) contact this number and highlight their unacceptable behaviour.

No phone number.
No business address.
Every admin mistake they make is your problem. Such as not sending you an invoice.
Make up costs as they go along such as late payment fees.
Unable to sell my property or remortgage due to high ground rent and this company won’t help you. Told the terms of my lease are accepted by lenders and no deed of variation will be given. So I am a liar?
Pay your bills or else is their attitude.
Signed the government pledge to help leaseholders. They do the opposite.
Sharks and crooks.

Landmark have not sent any bills to my nominated address or email as per many of the reviewers here. Their first communication to my correct address is with an overdue letter from Landmark's debt collection agency. In my case, the ground rent should be £200 per year. By introducing the debt collection agency the bill rises to £688. According to Landmark's debt collection agency call handler; the Debt Collection Agency get £288 of this payment and Landmark get £400 thus doubling Landmark's ground rent revenue.

Terrible company, zero communication and predatory.

They provide the ground rent services for our block in Manchester. We've had a very difficult relationship with them for several years and they are closely linked to the landlord, Plantview. They appear to be the same company. No mercy is shown to people in the collection of the ground rent. If you fail to receive an invoice or pay on time, then you will find no assistance from them. They are also looking to double our ground rent in Jan '24 despite signing government pledges saying that they wouldn't do so. Good luck trying to speak to them on the phone or secure engagement with them.

One of the worse faceless company you will ever have the misfortune to deal with. Received a bit with a late payment fee attached to it. Never received the original bill. When I queried this they just showed me proof that they sent the letter prior. When I explained I never received the original letter they basically said that's not their fault and the late payment fee stands. Was going to complain to the but surprise surprise the email address to complain to is the same as the one you raise payment query with. So we all know what the answer will be ! Landmark collections are not regulated so there is Ombudsman process either. Worse company to deal with. Hide behind emails and a soul less company. Landlords should be ashamed to use Landmark Collections for ground rent collections.

If a letter is sent in the post but never actually recieved was the letter even sent at all...? Apparently yes, even multiples but I'm not convinced. This company is dirty beyond belief. No letters recieved, never a problem before in the 7 years prior I have paid ground rent to the ex company that previously held the rights. Even hiding behind the ex companys name calling for the baliffs when they had done nothing of the kind.

No phone number for obvious reasons, emails templated responses. And extortionate admin fees.

I thing Ex Wainhomes Financial Director Andrew Savage has a lot to do with masterminding behind this operation. Smart and calculated but souless I imagine. At least someones getting rich. I feel for anyone working there that isn't getting a significant slice of the pie.

Very clever company that create massive debt/bills by charging MASSIVE admin fees on invoices they never sent

Landmark Collections is a very unprofessional company. They claim to not have a phone number, in order that everything is done with an audit trail. However, no phone number or email means they are not contactable and therefore they are totally unaccountable! If I could use another company I would!

Landmark credit union sucks. Don’t care what this review is for, but how they handled their change, and how no one is available is awful. Trying to send money to my son and you have handled it poorly.

Absolute disgrace! I will not ever wish this evil of a company to anyone! Takes 14 days to reply to one single email. When they do eventually reply it’s very short with very little explanation. No phone number or contact details provided - only via email! They are quick to get your money but an absolute disgrace when you need to speak to them. Evil!!!

just a bunch of extortionists with no work skill except bullying customers. I have been charged for a 1 day late payment, while you have to be an IT expert to find their account for a simple payment. No notice, no nothing ... just "pay us cause we do absolutely nothing". I have already sued them ...

Still up to the old tricks.
If you cant get hold of them, go round to one of the directors houses, you'll find there address on the internet with a couple of checks.

Andrew the finance director, should be willing to help as he is happy to represent the company at court (again a bit more digging online, you'll find more information about this horrible company)

Stay well clear of this company. They send £60 admin charges for late payment of £5 ground rent. Absolute robbers. Reason for late payment is unforseen circumstances and the leaseholders are stuck abroad hence missing the payment. Absolutely no understanding of the situation.

Absolute nonsense of a company. Do not send correspondence to "legally compliant UK address" - then instruct PDC, to send threatening letters and demands. Cannot speak to anyone, do not answere emails - just tell you to pay.

shame on this company for not sending me e-invoices. also too quick to refer pdc collector company and rip off others. Shame on them for dirty tricks.

Waiting on a Management Pack takes forever

I received a letter from property debt collection lfd regarding outstanding fees for my ground rent.
This is the first letter that had been sent to me regarding any fees being owed!
From reading the reviews it’s clear they have a history of doing this!
