Taylor and Brian

My review is concerning Taylor and Brian from the Eastlake apartment community in Columbus, Ohio.

I have lived here since 2019, but Taylor and Brian are new maintenance guys. They always do outstanding work whenever I have an issue, Professional, respectful, and full of knowledge and experience when it comes to taking care of tenant's concerns.

My latest issue was with the stove hood. For some reason the fan, and the light did not work. As it turns out, the hood was drawing electricity from a plug in the hallway, and unbeknownst to me the plug had short circuited and ruined the connection between it and the stove hood. I would have never figured it out. However, within ten minutes Taylor and Brian figured it out, replaced the plug, and now everything is back to normal. Rock Stars is what I like to call them!

RISK TO YOUR CREDIT AND ACCOUNTS - Morgan Properties requires everyone, regardless of credit history, to provide access to your finances and monthly expenses and tries to force you to use "the convenient, only take 2 minutes" permission for their credit company to digitally access your bank accounts. This is not safe and risks your own credit.
It took me calling back and forth to get an alternative method to do so. After this I decided not to go with them from all of these deceptively 'convenient' and invasive rules. The fine print to apply - they don't provide this info up front - says they get to not only keep the $50 application fee (I was ok with that), but also the $200 earnest money.
This is not a good company to sign a lease with. I have excellent credit and have never had this type of invasive demands with rent. Really not a pleasant experience. I am not applying for a mortgage, just need a year lease.

Michelle White

I have been living at the Timbertop apartments since 2019 and if it wasn’t for Michelle White, being absolutely amazing, I probably would’ve moved a long time ago. Now that Morgan Properties has taken over I said I would give them one year to see what changes come about. Knowing that Michelle is still here, I believe I will be treated fairly and have a voice in the office. THANK YOU, Michelle, you are absolutely Heaven sent. Looking forward to being here many more years to come.

Do not rent from this company

Do not rent from this company! Nothing is ever fixed in the apartments and there is no one to reach out to. I got roaches from a neighbor moving out and it took them 2 months to send pest control. This is the absolute worst place I’ve ever lived.

The Preserve at Grand Oaks Fayetteville NC – Tenant Warning They are in the business of retaliating!

If you are considering moving here, proceed with extreme caution. Many tenants—especially Soldiers and Veterans—have had serious problems with both The Preserve at Grand Oaks and Twin State Towing.
Vehicles are being towed at a cost of $340 to get them back, often under questionable circumstances. Twin State Towing refuses to provide before-towing photos and makes it very difficult to review their policies. We had a scheduled meeting on Wednesday as of course the Towing company is closed ( now this is a 24 hour operation).
Twinstate Drivers constantly patrol the complex looking for cars to tow, even if the vehicle has been parked for days without issue.
Although this is advertised as a gated community, the gate has reportedly been broken for years. Maintenance issues take months to be addressed. Visitor parking is restricted, and guests are forced to pay $0.50 per hour to park, even though there is open space.
There are also serious accessibility issues. Handicap parking is limited, poorly marked, and not located near building entrances, raising concerns about ADA compliance.
Overall, this property feels more focused on towing and fees than on tenant safety, fair treatment, or basic upkeep. Many residents are frustrated and feel targeted. Please document everything if you live here.

Less than one star. We rented an apartment for a year from this company. Our unit had cockroaches. It took months to see the first pest control guy who told me there was "nothing he could really do" about the problem. They shut our water off for days at a time to do repairs with no compensation. We gave them notice prior to moving but they claimed we did not give them notice and had to let the unit sit empty for a month while charging us, what a scam. The maintenance guy would change every month or so and work orders would go months before they were addressed. We had two dryers provided by the complex that didn't dry our clothes/work properly. The grass everywhere was FULL of dog poop and often the poop bag dispenser was empty and the cannister full. The dog park was muddy and full of dog poop with no enrichment obstacles whatsoever.

Units are infested by cockroaches

Units are infested by cockroaches. Management says it's going to be weeks to over a month for anything to be done, even after previous reports and complaints. This is after pipes are bursting and we're woken up in the middle of the night by maintenance about emergencies. They allowed the building to get so bad it has water damage, mold, construction throughout the day for weeks. And the bugs are so bad from living on the rot in the walls at this point I have not been able to use my kitchen for weeks either.

What do they offer? Platitudes, "oh we're at the mercy of the exterminator," and not even a simple apology. Doesn't matter how long you've lived here, pay your bills on time, live quietly, they don't care about tenants.

Save yourself a whole lot of trouble and never get an apartment here, unless you like scrubbing your unit three times per day just to keep up with the cockroach poo.

UPDATE: Things have only gotten worse. Management continues to delay, refuses to communicate, and refuses to cooperate. In my experience, they are not meeting their legal obligations under FL Statute 83.51, which requires them to maintain a habitable living space and address pest infestations. Again: I still cannot use my kitchen.

To make matters worse, the office manager has been consistently rude — smirking, staring, and spending more time telling me to “calm down” than actually fixing anything. At this point, it feels like they care more about avoiding responsibility than resolving real, ongoing health and safety issues.

Bottom line: I cannot recommend this place to anyone. This has been the most frustrating, unlivable, and disrespectful rental experience I’ve ever had.

DO NOT RENT FROM THIS PROPERTY MANAGEMENT COMPANY look at ALL of the bad reviews that they have and you will understand. Not only do they neglect their homes they neglect their tenants. Angele is THE WORST. She is horrible to work for and this comes from her employees word of mouth. She ignores her tenants calls on purpose she does not answer request does not comp her tenants for neglect of the property. She will laugh in your face. She refuses to comply. She does not follow the laws in Florida. My property has had AC problems for 4 years. The unit has continued to have problems with leaking ruined the floors there is mold due to the issues it’s had. NOTHING has been fixed. She allows my minor child to sit in 90 degree heat and doesn’t offer to comp or credit my account. This is a constant issue. She is rude disrespectful and a disgusting human being.

What once felt like a nice place to call home has turned into a blatant money grab operation that takes advantage of its residents.

I have never had any complaints with the community or the staff. Up until now, my experience here has been positive. But the new parking rules are absolutely WACKY and show that Morgan Properties values squeezing every dollar out of residents more than creating a place that feels like home.

I am a paying resident here — rent, utilities, and fees already cost enough — and now Morgan Properties has decided to double-dip by charging my family, friends, and guests simply to park in spaces that have historically been free — a spot that will most likely sit empty if they don’t. This is not only predatory, it directly undermines what a home is supposed to be: welcoming, safe, and inviting. Instead, you’ve turned hospitality into a billable offense.

Let me be clear: this policy unfairly restricts residents’ ability to host guests, essentially imposing a financial penalty on social interaction. That is a direct quality-of-life issue that borders on immoral conduct in housing. When I raised my concerns to the leasing office, they claimed there are “limited spots,” but taking a quick stroll around the community will show you that there are at least 30–100+ open spaces at all times. Their excuse doesn’t hold water. And when I pressed for a solution, I was told, “It’s a corporate rule, nothing we can do.” That’s unacceptable. If corporate is going to roll out blanket rules that punish residents, then corporate needs to hear directly how broken this policy is.

And let’s talk about the math. As someone in accounting, I couldn’t help but notice how sloppy and nonsensical it is. You’re charging $0.50/hour OR $13/day. Do the math: $0.50 x 24 hours = $12. Not $13. Why is there a random $1 markup? It’s almost comical that a billion-dollar property management company can’t even make their own numbers add up. It’s predatory pricing, plain and simple.

I’ve lived in other apartment communities in Greenville County, and not a single one charges guests to park on-site. Many have designated guest parking areas — but they are FREE and accessible without residents having to pay ransom money for their own visitors. This is a Morgan Properties decision, not an industry standard, and it highlights just how out of touch this company is with what it means to build a community people actually want to live in.

This policy is anti-resident, anti-community, and anti-home. It will ultimately fall back on residents, who will either stop inviting guests (isolating themselves in what is supposed to be their home) or eat the cost themselves just to host loved ones. Either way, it’s a lose-lose that damages the quality of life here.

Morgan Properties: your residents are not ATMs. We are human beings who pay you thousands of dollars annually to live here. To then charge us extra to welcome loved ones into our own homes is not only exploitative, it’s immoral. I demand that this policy be immediately reconsidered. Residents deserve fair treatment, transparency, and a place to call home — not a corporate scheme designed to siphon more money from the very people keeping you in business.

My name is Ivory Hugee, My experience applying for an apartment at traditions was one of the most frustrating experiences I have ever had in my life. I have been trying to fill out an application for a month or longer. The assistant manager Jenni keep telling me she was trying to My help me. I was locked out of the rent café portal an was not allowed to finish my application. I went to the office at least 3 times a week for a month or longer. I want to thank the leasing professional Mrs,Sharonda for encouraging me not to give up. I wanted to look at another complex. Mrs.Sharonda did everything she could to help me but it seems to me that she did not have any support from the management staff.
The assistant Manager told me to get a cashiers check for 75.00 twice so she could help me with my application. She gave me the checks back twice after she told me to purchase them. This was not acceptable. During this time Mrs.Sharonda was sending tickets to IT trying to help me. l also had a situation when I was asked to bring in 3 months of bank statements by the assistant manager. she had the statements for two days an did not scan them. She told me I had to go to rent cafe. I tried to explain to her that I was locked out of the system.
I finally got a chance to complete my application on July 25 ,2025 after a month trying. On that day the assistant manager was not at work and a manager from a another complex was at tradition that day. She was able to help me complete my application in 10 min. She was very nice and professional. The following Monday the assistant manager was back. She told me again to purchase another cashiers check for 75.00. After I gave her the check she told me she needed to get the lease together. I ask could I see the apartment. Mrs.Sharonda showed me apt 156. I had signed up for 157 but Mrs.Sharonda said that she check 157 and the air was not working and the bathtub needed to be refinished so I agreed to move to 156.Mrs Sharonda informed the management team that 157 was not ready.
On TuesdayJuly 29 2025 I return to sign my lease but it was not ready. I came back Wednesday July 30th 2025 I was told that I was going to Apt 156 and I needed to have the lights and gas turned on before I could move in or sign my lease. I had that done the same day. I had inform the assistant manager that I needed to move in on July 30 2025. I came back on July 31 2025 and the assistant manager told me I was moving into apt 157. She told me that the apartment was ready. I requested a walk thru but I was told they all look the same. I had to call and get the gas and lights switch to 157. This cost me $30.00 After I paid my rental insurance I was able to sign my lease on July 31 2025. I still did not receive a key. The assistant manager told me she would leave it under the mat in front of the leasing office. I told her that my work hours are from 12:30 pm tp 9:30 pm. I did not understand why I could not get my keys. I had paid all my fee's and signed the lease.
I returned around 9:55 pm to begin moving into 157. When I entered the apartment it was 93 degree's. I moved in. It was extremely hot. Mrs,Sharonda told the manager Vaughn about my situation Friday Morning August 1, 2025. She was able to get me a portable air conditioner that afternoon. The apartment was still 90 that Friday night. The maintenance crew checked the air but left it running blowing out hot air. The manager Vaughn said he was going to call me Friday but he never did. I saw him on Friday in the office but he did not seem interested in talking to me.
I did everything I was asked to do and to be treated like this is unacceptable. I spent time and money back and forth trying to complete the process but I was given an apartment that was not ready. I have a portable unit and fans running 24? 7 trying to stay cool. My power bill will be more because of this inconvenience. I do not wish anything bad happen to anyone but i just need some answers and my apartment repaired. Thank you for listen and I look forward to you response.

We moved into a property owned by…

We moved into a property owned by Morgan Properties on June 7. As soon as we finished moving all of our stuff in, the apartment flooded due to a leak in the bedroom. The complex helped us and moved us to another apartment. When we moved in, I noticed both bathtub faucets were leaking and I notified maintenance right away. On June 19th, there was a leak that flooded the carpet in our 2nd bedroom closet. It ruined many of our daughter's books. Maintenance came and turned off the water to stop the leak. Now it is July 17th, the leak has yet to be fixed and the water is still turned off in our guest bathroom. The closet is unusable, as is our guest bathroom. We just want out of our lease. We did not cause the leak. We reported the everything right away, and still we are waiting on it to be fixed. Morgan properties has denied our appeal to be let out of our lease twice now! These problems are not our fault! We have two young daughters who are being exposed to mold (we have found mold under our kitchen sink, and we believe there is mold in our bathroom as well as in their closet). Mold exposure is NOT healthy. Especially for young kids. I have posted pictures and videos on Yelp of the leak and mold. WE WANT OUT OF OUR LEASE!

Refuse to communicate, Unsafe, Unfair, and Financially Abusive – BE WARNED if you plan to move in Timberlake Apartment Homes.

I have lived here over 3 years now I like my neighbors, the gym and my apartment setup. However, I can not tell you how many written and verbal correspondence I have made to Morgan Properties management, Morgan Properties compliance and Morgan Properties legal and Morgan Properties Executive team with no responses. I am exacerbated with Morgan Properties locked me out of my rent portal with no policy support — forcing bank check payments traveling I travel most of the time and depend on making online payments. They have took me to court almost monthly for 2.5 years, charging $180+ fees each time on top of the late fees due to them unlawfully and illegally locked out of the online portal preventing me of making payments. I’ve paid over $13,000 in fees while: Elevators broke constantly (I’ve been stuck inside!),Call box never worked (zero building security),Mice in my unit and toilet running for weeks increasing my sewer bill.

Now they’ve forced me into a $70 internet plan from my $25 a month plan and service is worst. Moreover, I can not receive any refund for lack of service due to bulk services. This is systemic, not personal.

Frank the Maintenace man came in to fix some blinds that needed to be replaced at a timely fashion and was also able to tell me what color my walls were so I could get some paint to touch up a few things! I lived here years ago in 2018-2019 and was happy to see a familiar face that i could trust to come do work inside my home:)

Over priced!

Over priced!! And why are we paying for the entire building for their boiler???? That is an extra $200 we pay with our rent and this company allows the complex to keep the pool closed for THREE days out of the week for the summer. Poor kids can't swim mon-wed! WHY??? ARE YOU THAT CHEAP?? Make us pay so much money but won't pay for 3 days to have life guard. The amount of money we pay. Everyone should be at the pool everyday at Chesapeake Glen apts in Glen Burnie Maryland!!! Is the staff trying to pocket that money for themselves? Also this company allows the complex to charge for guests at the pool?? Don't we pay enough? Why are you charging for guests but won't let us in mom thru wed??? We were told no one utilizes the pool those day?? WHO DOESNT??? Because so many amy children and parents I have heard complained! Also, what about new incoming tenants ?? They probably will utilize the pool!!? Almost $1600/mo everything should be included like the water, sewer, and gas! And why is that even on thag separate bill?? That's part of the G in BG&E bill!! Are we paying that twice?? And why is the boiler not part of the electric or gas bill...how the heck is that whole separate bill??? This is porr business for apts! You want people to make THREE TIMES the rent but then charge them for even more than what they can afford for two separate bills that have to be paid when the rent is due but let allow THREE DAYS for the pool to be closed!!! DO. BETTER!!!

Not just one experience

Not just one experience, but overall experience. My maintenance and office people are VERY nice. I trust and like them. But Morgan Properties huge increase in rents and then adding on fees (!!!!) show little care for the people who live there. It's way over the rental % of our area and of the US in general. I have lived in apartments for probably over 40 years. I have never had to pay water, sewage, trash as separate items.

the snow removal recently was not acceptable. the streets were not plowed in a timely manner for people to get out of the apartment complex to go to work. The sidewalks were not cleared nor salted. this should be done before the morning commute hour. AND there is a snowplow sitting in front of the apartment office!!! It sets up a dangerous walking situation both to get to your car and to try and take out your trash. The snow was above our ankles and you couldn't see curbs and medians.
I have enjoyed living here and think Rachael and Melissa do a great job. But I am losing trust in Morgan Properties as a whole...do you really care about the people to whom you are renting?
I prefer this feedback to be anonymous!!! so I hesitate to share some of these things. I don't want to cause trouble but I think you should know how low the trust factor is.

Discrimination and Unprofessional Behavior from Assistant Property Manager

My experience with Natasha Chamberlain, the Assistant Property Manager at Park Towers Apartments in Richton Park, has been extremely troubling. After I experienced a medical emergency in August 2024 related to my autism, she issued an eviction notice while I was still hospitalized, despite being informed of my condition by emergency personnel.

Since then, my rent payments have been refused, my portal access revoked, and my September rent was refunded without explanation, leaving me unable to pay that month. Maintenance staff, under her management, have given conflicting statements about having a copy of my apartment key, raising serious security concerns.

Attempts to resolve these issues have been met with communication barriers and retaliatory demands, such as upfront rent payments and restricted services. The treatment I’ve received reflects clear discrimination against me as a person with autism and has made me feel unsafe in my own home.

I urge Morgan Properties to address this unprofessional and discriminatory behavior immediately to ensure fair treatment for all tenants.

Avoid this property if you’re looking for a supportive and respectful management team.

Shootings, drugs, car break-ins, neighbor entering apartment without my knowledge or approval, installed listening device without my knowledge or permission, took a lot of extra money out of my bank account without knowledge or permission, maintenance manager nasty and clueless. Office entered without knowledge or permission while I was sleeping, scared the **** out of me. Treat residents like rats. Forcing residents to move so they can rrenovate their apartment and rent it at a higher price, even the disabled.
