We engaged Bellcourt as our property manager because we were impressed with Shaun Pratt in his professional sales manner, though as we were not ready to sell our home, we decided to rent it out. Wayne Helt, a director, personally vetted our tenant and after the 1st home open presented us with his recommendation of an applicant. By email he stated: “One application stands out and would be a strong application even amongst a greater number of applicants”. This recommended tenant was accepted by us, and she began her lease on 18th August 2023. The lease agreement stated she was the only tenant permitted to occupy the premises on an ongoing basis. After some time, we noticed between 4 and 6 cars parked at the premises late at night. We raised our concerns with Wayne, but he assured us all was well. We checked with three neighbours living close by and they all confirmed multiple men were staying there. Meanwhile, our daughter did a Court Data Australia search, and she found our tenant had 66 listings in the system related to drug related offences. Twice our rental’s neighbours informed us of police attendance, including an apparent arrest of a man. We requested her tenant ledger and application so we could see the application for ourselves to check if it was as good as Wayne had said. WOW!!! In her application she stated, “I have never been late paying rent”. The tenant ledger showed she was late often. The rent to income ratio was 44%. This is considered extreme rent stress. We decided to contact her referees. (Wayne didn’t contact any of her previous landlords). The most recent was exceptional, but as we discovered it was fake. The provided phone number and email address were fake. We did a property ownership search and found her previous landlord’s details. We called on them and got a horror story of her tenancy. We also contacted the landlord prior to them, and she revealed to us, this tenant had several police visits to her property, including sniffer dogs. As we pushed Wayne to breach her for various things, she pushed back with 3 court actions against us. Wayne sent us a copy of a summons she had sent him. This included the request for a document she thought would help her case, and to appear as her witness in the action against us. This summons was never filed with the court and we and Wayne checked with the court. They confirmed it was fake. Wayne still attended the court and gave the document to the tenant even after the magistrate informed Wayne he was not compelled to do anything. He could simply leave or stay, provide the document or not provide the document. He provided her with the document. We won the 3 court actions despite Wayne’s disloyal action. Wayne also accused us of trying to get him to withhold compelled evidence and subsequently quit as our agent. The evidence was not compelled, and he knew it. (A blessing, as we engaged Beaucott Property and were well looked after).
Avoid this agent if you want loyalty and the competent vetting of your tenant!
