Report is detailed and sent on time as promised. Surveyor also pointed out could be Artex kitchen dinner ceiling and flagged it for further investigation. And I paid for drone inspection of roof that they kept the promise and came back with aerial pictures and flagged defective roof findings. I requested them bringing ladder, in case there were none in-house, to inspect the roof void and they did come back with further red flagged issues. So generally they did a pretty job.

The company I work for rents out flats to students. Now the House In Multiple Occupation (HMO) next door to one of our properties came up for sale. According to HM Land Registry the owners bought it for £300,000 in 2023. The manager gave us first refusal at £375,000. I viewed the property and I thought that was too much given the state of repair so I left it at that.

A local estate agent listed it for sale and it didn’t sell. It was then listed on auction four times and it still didn’t sell. Then the manager came back to me asking for £375,000. Again, I said given the state of repair £375,000 was too much. I said that before I put an offer in, I want a structural survey and valuation at my expense. Now we are super keen to have two properties to rent out next door to one another side by side. By this time, I had made contact with an incredible mortgage broker who happens to be the chair of the Milton Keynes Property Investors Network. She referred me to Michael of CJ Bloor. I couldn’t believe the speed with which he acted when I filled in the form on the website. He rang me very quickly. I made the payment for a valuation and a structural survey. I asked Michael to liaise with the manager to book a time and date for the work to be done which it was.

I could not believe how quickly the report came back. I couldn’t also believe the level of detail which it went into. In James Bond fashion, the surveyor had a Goldeneye for detail! The valuation came back at £295,000.

Now I can go back to the vendor armed with this structural survey and negotiate a much better price. I paid £945 plus VAT for the structural survey and £695 plus VAT for the valuation. That works out at £1932. In James Bond fashion they had knocked the living daylights out of the asking price.

On top of that I went to the family builder armed with the survey. To be polite he said that with the incredible level of detail he could price up the work to bring the property up to standard for the property to be rented out without even seeing the property.

However, if you think about it, I can justify an offer of some £300,000 whereas previously I would have had to pay £375,000 for the property. So, I put some £2000 but have saved some £75,000. That’s a pretty good return on investment!
In true James Bond fashion they have left me shaken but not stirred.

So, the usual questions.
1. Was it worth the money? Absolutely.
2. Would I use them again? Absolutely. The James Bond property empire is being built and I am going to ensure that CJ Bloor will be my first port of call when it comes to structural surveys.
3. Would I recommend them to someone else? All day every day.
4. What would I recommend the public to do? If you are a property developer or a private buyer if you are serious about a property then before you put in an offer get CJ Bloor to do a structural survey and valuation. It will save you a lot of money in the long run.

The report was very comprehensive and highlighted a number of areas that the Sellers had not maintained over the last few years.
The valuation for rebuilding the property will be very useful for insurance purposes.
One particular focus item I had asked for was the proximity of the Ash tree to the rear of the property and whether this contravened building regulations at the time and therefore should have been removed. The report refers to regular tree maintenance but not to how dangerous the tree could become over time, particularly since it has contracted ash die back in recent years. I do realise that the tree is subject to a TPO and moving it at the time of build would have been a challenge.

We used CJ Bloor for a level 3 survey leading up to our first home purchase, and it was the best decision we made. The report by Michael Thompson was incredibly detailed, clear and thorough. The report flagged up several issues that we'd not expected, but talking through the report with Michael over the phone helped us realize that while it was a bit of a project to get everything safe and comfortable to live, the fabric of the house was sound. Michael answered every question we had clearly and thoroughly. As long as we were comfortable with the time, effort, and money for a project, this could still work for us.

Using the survey report, we were able to negotiate a good reduction on the purchase price (about 5% of the total price), and followed through to purchasing our home.

Now that we are in and have made a start on the project, we uncovered a few surprises that were beyond the scope of a survey to pick up (e.g. scary-looking cracks in walls hidden behind heavy furniture or clutter). We got in touch with CJ Bloor again and spoke through the issues with Michael Turnbull who was very kind and reassured us based on the description and pictures of the type of wall from the survey that it was likely thermal movement and nothing to be overly concerned by, but asked us to send over some pictures by email. We did this, and he reviewed these with our original surveyor and sent a very detailed response outlining the likely causes and a few remedial actions we could take in the near future.

Consistently above and beyond the level of service I expected, I would thoroughly recommend if you are considering a survey for your first home purchase.
