Very professional service. I was contacted prior to the survey to check if there was anything additional to look for. Afterwards, I received a call with some of the key findings and a detailed report followed. I would definitely recommend using CJ Bloor.

House purchase
We were looking for somebody reputable to survey a house we were interested in and came across CJ Bloor. From the moment we had called to arrange the survey the service was very professional throughout.
The report was extremely detailed and thorough and confirmed all the suspicions we had about older houses on the market and helped us to rethink about pursuing these types of properties.
Would I recommend them, absolutely.

First time buyer
First time buyer. Level 3 survey report seems fine and the guy called afterwards to explain the major concern he found. I emailed a few days later for clarification on something in the report but never got a reply back.

Difficult to speak to surveyor after PDF emailed
We had a Level 3 survey performed in December 2025 (CJB12194). The whole process was very efficient in terms of arranging the survey and paying etc and the report was very detailed. However it was very difficult to speak to the actual surveyor to interpret the report afterwards. Having to go through an anonymised "office@" email for all communication. This is because they use freelance surveyor contractors. It was as if CJ Bloor believe the service ends with the blunt delivery of a PDF. Additionally it is not possible to specify the experience level of the surveyor. Who you get to do the survey is out of your control. We are now using an independent RICS surveyor firm with their own MRICS employees for all future work who we can check on the RICS website, speak to before and importantly - afterwards.
Following response from CJ Bloor.
The request to speak with the surveyor was made 4/12/2025 and following no reply had to be chased up on 8/12/2025.
We were then promised a call with the surveyor on 9/12/2025 at lunchtime which did not happen and I emailed your office (below) to chase this for the 2nd time on the afternoon of 9/12/2025. Well outside of the Christmas holiday period.
Readers can make their own mind up about my actual experience.

I am sorry to say we have not received a call "at lunchtime" as promised. This is the 2nd time we have been let down now and it is not acceptable to us.
I understand you use 3rd party surveyors to perform the work but we chose CJ Bloor due to the many good Google and Trust Pilot reviews citing excellent customer service. I am afraid to say our experience of the aftercare has been pretty poor for the reasons I will outline below.
On Page 5 of our terms and conditions it is clear that we can expect "an estimate of costs and likely timescale for identified repairs and necessary work" and the website states "You can review the findings at your own pace and contact us if you need clarification"*.
We have received neither an estimate of costs nor have been able to receive clarification.
All we wish for is to speak to someone knowledgeable to discuss our report in context so we have the information necessary to make an informed decision on the property purchase.
By this email we will provide one last opportunity for CJ Bloor to deliver to us what we can rightfully expect before raising a formal complaint in line with your complaints procedure.

Our aim is always to ensure clients receive appropriate clarification following delivery of their report. Post survey queries are managed through our central office to ensure consistency, continuity, and a clear audit trail, with the reporting surveyor consulted directly where further explanation is required.
All surveys are undertaken by qualified RICS-regulated surveyors, and each report is subject to internal quality assurance. Surveyor allocation is based on qualifications, experience, and local market knowledge.
We regret that on this occasion the service did not meet your expectations and appreciate the feedback, which helps us continue to refine how we communicate our processes and post report support.

Avoid for probate valuations
I was very disappointed with the probate valuation by this company. They undervalued the property by over £100,000 leaving us a risk of a very large capital gain tax bill if I hadn’t been able to get a sensible valuation elsewhere. When I challenged the valuation I was dismissed and given ridiculous excuses. I cannot recommend using them.

We can confirm that we acted on this instruction and that we responded to queries raised in January 2025, at which time our valuation methodology and supporting comparable evidence were explained.
The probate valuation was prepared in accordance with RICS requirements and represents our professional opinion of the open market value of the property at the date of death, based on market evidence available at that time.
While probate values can have tax implications, including for capital gains tax, those implications do not determine the valuation itself, which must reflect market value at the relevant valuation date.
As a regulated firm, we are unable to comment on advice provided by others.
We remain satisfied that the valuation provided was reasonable, properly supported and prepared in accordance with our professional obligations.
