PLEASE AVOID THIS LENDER AT ALL COSTS..... they are shoddy, inconsistent, inflexible and above all have given me the worst service I have ever received in 30 years of buying my homes. You can never speak with people over the telephone to answer any meaningful query, they only answer by email. Their complaints department are dismissive and unhelpful. They rely on surveyors who are incompetent and when you question this they close rank and protect each other - ignoring all fairness and consumer duty. Also, their rates are extortionate compared to other lenders on the market. Honestly, if you use Foundation Home Loans, you do it at your own risk. I will never, ever use them again. You have been warned.....

Awful company, so inflexible with rates that far exceed any of the other lenders. Offer no help when difficulties arise and their underwriting system is world leading when it come to how not to do things. AVOID AT ALL COSTS

An appalling lender. If you are involved in a purchase you simply have to avoid these people. They use a ridiculous 'roving underwriter' system which essentially means different people are looking at your application . One will ask a question, which you answer, another underwriter comes back with another question based on your response. And so it goes on, and on, and on. I got the impression they were all WFH and couldn't really be bothered. Looking for cherries but charging ludicrous rates. Treating Customers Fairly? Not here. Avoid

We have used foundation for many of our cases. They are excellent on communication and put out case sto offer very quickly. Shout out to waqar as he is always super pleasant. And Robert Dickenson who pushed our case through quickly and smoothly. We will be using for many more cases to come..

Having had an interest only mortgage with this company for 18years it comes to an end in 6 months time. If I don’t sell the property and pay them back they will repossess and leave me homeless. They will not extend the mortgage term at all. Almost ever other lender will extend the term providing you can prove you can still make the mortgage payments which I can. They do not care one bit that I’m losing my home. Their staff our young people in their early 20s and they read the rules and regulations out to you like puppets, there is absolutely no bending of any of their terms. The government say they’ll do everything to keep you in your home but it’s all rubbish. Do not touch this company with a barge pole…….

Crazy rates, no productvtransfer, no help, rude, delays in communication

I’ve tried to buy a property in uk living standards and i paid £2400 for valuation plus i have now to pay around £700 for them board of solicitors.
which all of them
are useless.
they undervalue the property as they are and make more money in them circle
by not lending you money.
they lock you up to use them
solicitor them valuation company and in the end they decline. i wasted 3 months lots of time and plus i blocked 35% of property value for quiet sometime and i lost opportunity to buy that property because of this company totally useless and kind of modern day scam.

Our mortgage broker recently put us forward for a product with Foundation Home Loans only for them to reject our application after taking our valuation fee and application fee. The reasoning was that the property was still arranged as a single dwelling, not as an HMO, something that was known from the outset. The valuation should never have been booked in the first place. Furthermore, Foundation Home Loans also highlighted the lack of HMO demand in the area, something that could have been easily identified before commissioning the valuation report. Having now read through similar reviews, this seems to be a common issue with Foundation Home Loans – they take the application and valuation fee with no intention of providing financing.

Our experience with Foundation Home Loans not only caused significant delays to our financing but also left us considerably out of pocket due to the various fees we have paid. I strongly advise others to proceed with caution when dealing with this company.

Total con. Charging thousands in valuation fees with no intention of lending. Should not be trusted. Total profiteering.

This company is not a mortgage lender in truest sense. It is an asset management company disguising as a legitimate lender. Only interested in their own shareholders not servicing their customers appropriately. Denied me a mortgage transfer on the slimest of excuses £900 outstanding for 18 days, only time ever in 5 years of being a customer of theirs. 18 days didn't even show on my credit file. Disgusting. Profiteering. Avoid.

These guys are completely tone deaf in dealing with customers. If you have any alternative I strongly advise avoiding them.

These lot left me in a bad situation with a mortgage, had 5 years with them and on renewal they offered £100k less than the original figure which i had to find to move on, all while charging me huge monthly payments until a new deal was made....avoid this place.

Overall it’s an asset management company. Only looking after their own finances. Interest rate rise will get slapped on at the first opportunity. If you get into difficulty, options are very limited. They never sign up to government charters for extra help. I really would bother.

They always phone with withheld number
and ask you your security question
what an irresponsible action from bank that breaks its own rules
if you settled your loan and there was a surplus they would automatically keep the surplus upto £30

Yet if you owed this amount to them they will want every penny from you.....what greed even after paying them thousands of pounds in interest over years to them

Like all finance companies this one is a greedy, thieving scumbag that is as corrupt as they all are. Where there's money and property these vermin crawl out of their cess pit. Just look at what other people say about these rats and never take anything from this company.

Customer service awful .queing answer phone, can't answer all your questions,, tried make a payment, took ages sort out on phone then eventually could pay , emails take few days answer basic questions..3

Having seen all the bad reviews i nearly didnt even bother. We were forced to rent out our home due to extreme extenuating circumstances. Of course this company jumped on the opportunity to make more money and slapped on a higher percentage without any questions. When the situation changed and the property wasnt rented out there was then numerous hoops put in the way to retract the extra percentage at a time when they are already making more than enough money. What a bunch of greedy scumballs.

This company is shambolic. If it wasn’t for the fact that we have a 9 bedroom property and can’t get a mortgage anywhere we would have ditched them years ago. We tried to get a review of our mortgage with them as we are paying nearly 3% above other lenders rates as they had a deal for existing customers. When we called and asked we were told” You’re not an existing customer” as we acquired the company you took the mortgage out with. We have credit ratings of 999 and I was earning a 6 figure salary / can’t believe that when we have over 70% equity that we are still addled with this company

Used to be called “Paratus AMC.” Had such a bad, disgusting reputation, they changed their name to “Foundation Home Loans” - equally bad, but disguised by so many fake Google reviews. They WANT TO REPOSS THE HOME OF MY DISABLED, ELDERLY FATHER (FORMER ROYAL MARINE) MAKING HIM HOMELESS. Shame on them.

Beware I spoke with Beverly the team leader. My fixed term mortgage contract ended on 31 jan 2023 my new variable rate started on 1 Feb 2023. Foundation Loans advised they did understand pro rata for the one day and charged the variable rate for the whole month,

Use another mortgage provider,
