Extremely disappointing from beginning to end.
My mortgage application was affected by what I believe was a significantly undervalued survey. Despite their own surveyor providing evidence that comparable properties had sold for a lot for , Foundation continued to rely on the original valuation without, in my view, properly addressing the concerns I raised. They even admitted the valuation made no sense but would not challenge the Pinnacle surveyors.
Rather than objectively reviewing the evidence, I felt that Foundation simply accepted the surveyor's conclusions and referred responsibility elsewhere.
The result was months of unnecessary delays, wasted time and additional expense.
Challenging the valuation proved incredibly difficult, and I was left feeling that there was little willingness to investigate whether the valuation accurately reflected the market.
Based on my experience, I cannot recommend Foundation Home Loans.

Just a really straightforward scam! Targeting the low-income, i.e. desperate and perhaps less financially literate people. Maybe one of the most disgustingly predatory arrangements I've ever seen. Do not allow these people to take one cent of your money.

As a broker I had an unusual case involving a self-employed applicant. The team at Foundation were incredibly helpful from my initial enquiry, working closely with me to understand how much they could lend, through to underwriting and issuing the mortgage offer.

Special mention to Andrew Cooper and Shirli Henry, who went the extra mile to support me from start to finish. In particular Andrew, who late on in the process when a small change to the applicant's circumstances meant I needed a quick turnaround from Foundation, got it sorted on the same day, supported by Emma Bailey.

Overall I've had a very positive experience with Foundation, communication has been impeccable, and most importantly they could not only help my client to buy his dream home, but also minimised his stress throughout the process.

Dont waste your time and money with this company. This have worst ever underwriting procedure. They have no clue what they have agreed and what are the requirmemts. Total rubish they can say to you after wasting your time and money we are not comfertable in lending even when everything disclosed to them

So far very bad. Choosen because of there claim of very fast underwriting process. Paid extra arrangment fee and rate was higher than other lenders but still keep asking same paperwork which was already uploaded. They knew the deadline but still done nothing UR and BDM very diffcult to hold on. Lost over 5 K due to lost deal and money spent in process. If you guys dont have professional team why promise something you cant deliver.

I am a broker and was assisting another adviser with their case while they were on holiday, working with very limited information.

After several exchanges between the lender and the client to gather what was needed, Farah Munir remained patient and supportive throughout. She understood that I was trying to move the case forward and did everything she could to help.

I've had nothing but problems from this company. Claiming I have arrears yet letters are dated after my payments are made to the company. Seem fine at first and then show their true colours after time

I had one of the most frustrating experiences with Foundation Home Loans. My broker submitted a straightforward employed application with a strong deposit, clear income, and all documents provided from day one.

For six weeks, I was repeatedly told “the offer will be issued tomorrow.” Each time, they came back asking for something new or changing their own terms — first saying 6.54% for a two-year fix, then changing it to 6.29% for a five-year fix with a higher deposit. Despite meeting every new request, they eventually declined the application after all that time, citing a completely unreasonable reason related to a small gifted amount from a UK relative that had already been disclosed from the start.

It’s clear the communication between underwriting and the broker is poor, and their process is incredibly slow and inconsistent. They caused me to lose valuable time and put my purchase at serious risk.

I would strongly advise anyone considering Foundation Home Loans to be cautious — make sure you’re prepared for long delays, changing conditions, and poor communication throughout

We have been disposing of a large BTL portfolio and a number of buyers have used Foundation.

Foundation use Allied Surveyors, with whom they seem to have a very close relationship.

Foundation offers cheaper rates than the other lenders in the market, but then Allied significantly down-values the properties on every single occasion. This reduces the effective loan to value, and hence risk, making the mortgage offer more attractive to Foundation. If the buyer doesn't proceed, Foundation obviously keeps the application fee.

The conveyancing process when Foundation is concerned is utterly tortuous. They piecemeal make demands that they appear not to understand. In the end, we have said to buyers "if your lender wants that, you can pay for it. We won't".

Our buyers have found that, when drawdown is due, Foundation disappears. We have not, as far as I can remember, ever had a Foundation deal complete on time.

Yesterday, we lost two sales where the Foundation / Allied double act was involved. There will not be any more. Going forwards, if a buyer says that they are using Foundation, we simply won't sell the property to them.

I had an excellent experience working with Foundation Home Loans. Andrew Cooper, Eleanor Hope, and Alison Sant were outstanding – a true team effort from start to finish. They were highly professional, proactive, and supportive throughout the process.

Despite facing a very challenging and unreasonable deadline from the vendor, the team delivered brilliantly. Even though the lender was still well within their service level agreements, they went above and beyond to ensure everything was completed on time.

Their communication, efficiency, and customer service were second to none. As a result, I have a very happy customer – and I couldn’t be more pleased with the outcome.

I would highly recommend Foundation Home Loans to brokers, and I’ll definitely be using them again in the future.

It was straight forward. Application form was straightforward.
Later on underwriter was not happy with one of SIC codes and clients changed all done and dusted.

Another case completed. Smooth process. No issues. Happy to recommend.
