Sadly the first buyer could not proceed but Linley and Simpson quickly found another buyer who proceeded quickly.
Sales progression handled by Inez was great and made the sale happen from handshake to completion in 6 weeks and two days, it doesn't get better than that.

The people from Leeds office and also Sophie have been very kind and helpful.

Linley & Simpson have managed our flat for almost 2 years, and so far the service has been top-notch.
The intial tenants stayed one year, and we only had one week of vacancy before the new tenant came in, which is needed anyway to do the inventory, cleaning etc.
Detailed reports with pictures are provided regularly, which help confirm the tenant is taking good care of the apartment.

Karla, at the the Harrogate branch, was simply wonderful throughout the entire process, which culminated in me and my partner finding a perfect rental property. Karla managed the viewings of multiple properties for us, and we always felt welcomed during visits, with all questions answered.

The Harrogate branch as a whole seemed to have largest spread of rental properties in the area that me and my partner were interested in. They always replied to our queries in good time and locked us in for viewings quickly.

Appalling service tenants beware!
No waste bins provided at the property, they claim it’s the tenants responsibility to sort this! (Not according to the law)
failed to honour fixed term notice period despite being in this when the legislation changed!
Lost 4 days of work in 6.5 months waiting for repairs to be carried out.
Heating stuck on!
Toilet not flushing!
Damp in the bathroom!
Extractor fan not working in shower room (no external window either)
Poor fitting carpets!
Cracks in walls!
Bathroom light sometimes work sometimes don’t!

Oh and this was a new property too! Do they even check them prior to letting or leave it to the tenant to do their work for them!

Appalling to deal with constant threats of legal action!
Threatened legal action for a payment for invoice they never sent and admitted to it!

If you want to challenge any charges they also say you have to pay for the privilege!

TENANT BEWARE!

Iv used Linley and Simpson for the last 10 years most of the time they have been ok, but every now and again someone actually goes above and beyond, does that little bit extra to help you. With that Grace Smithson from there maintenance division really did go above and beyond. 🌟🌟🌟🌟🌟to her. Linley and Simpson could do with Employing more people like her

I am very happy with the work completed by Max. He was professional, reliable, and carried out the repairs to a high standard. He explained everything clearly and advised me to wait 24 hours before using the tub to allow the sealant/silicone to fully dry, which showed care and attention to detail. The work was completed neatly, and I appreciate his patience and commitment to making sure everything was done properly. I would definitely recommend Max for his excellent service.
